For background, I had a one year lease here and will not be renewing. I am looking for an apartment in Midtown instead.
In my opinion Paloma is not worth the higher prices compared to neighboring apartments. I originally choose here for convenience and the safer location (compared to Midtown), however, the living conditions and safety issues do not justify this.
I tried to be as fair as possible with the pros and cons. Their order reflects their importance to me.
Pros Good location, close to campus and the crc. Not as dangerous as Midtown, which had 2 (maybe more) incidents of gun violence and several muggings. Comes furnished Amenities (not including the pool) are nice and free printing. Except for opening week, maintenance was generally fast for apartment issues. Layouts of apartments are nice and have plenty of space.
Cons Garbage truck comes at 6:50am almost daily and is EXTREMELY loud. It empties huge metal containers, which sound like car crashes when they bang on truck or road. Very irritating if you stay up late studying/working. Thin walls, can hear my upstairs neighbor walking late at night, making it difficult to sleep. Thin windows, cars, trains, and people are very noisy inside the apartment. Some bars and nightlife on Marietta Street, resulting it very loud people at times.. Pipes freezing and broken pipes resulting in flooding. This flooding resulted in an over long month clean up and restoration which was understandably loud at times and inconvenient. Sometimes water would bubble up from bathroom sink, toilet, and shower, resulting in dirt residue. Elevator is frequently out of order, one time for 10+ days. First floor stair access card reader is broken, so you have to walk down to the bottom floor of the parking garage. Poor outdoor maintenance, puke (drunk people from bars) and rotting spilled food is common occurrence outside the building. Even saw human feces. WiFi would frequently go out (Paloma's provider's fault). Extra fees (all apartments do this) and less than one year lease (little over 11 months) but still pay for 12 months. While may be safer than apartments in Midtown, there are still frequently homeless people outside, asking for money, sleeping in parking garage, etc. Garbage chute is almost always overflowing, attracts flies and smells terrible. May sound benign, but the road to cross to campus can be quite dangerous. Drivers are speeding and do not typically stop for pedestrians. Read moreThe apartment its self is nice, but management has been terrible. I was recently offered a co-op after resigning my lease. Naturally, not needing my lease for that period of time anymore, I decided to look for someone to do a lease takeover. I finally found a girl, and reached out to ask what to do. My initial issues where just the response times. I Would wait minimum a week for a response, and then have to email again to get a response. The staff would give me incorrect information because they didn't bother pulling up my lease or because they didn't actually know then answer so they just told me something and I'd have to ask again to get a correct answer. I was told to send in the girl's information which i did. They did not answer my first email, thus i sent it again and was told she need to fill out the application, they wouldn't send it to her, like i was originally told. She began filling it out and had a few questions and was also called by someone, but they didn't mention the re-lease, so I emailed them, didn't get a response, so I went down to the leasing office myself. I got my answers, told them she was going to take over my lease, and then was told they marked her lease as a re-lease as to not get confused as a potential new signee. They very next day, i get a text from her saying, they CALLED her, gave her a BETTER DEAL, and she was going to sign that instead. I being upset, went downstairs and asked how I was supposed to get someone to sign my lease if the going to go behind my back and call the person I found. The response was we weren't going behind your back, we just called down a list. This is inexcusable and bad business, I gave you her information 3 separate times, it shouldn't have happened. I was then told when the deal was done running, the next person to come in wanting a 4x4 they would give my lease. Fast forward about 2 weeks , they now say they can't do that, and all I can do it advertise. I followed exactly what my lease said, and don't have a releaser now because they decided to call and offer the person I found to take my lease a better deal, even though I took all possible precautions in making sure they knew who she was.
On top of this, I have filled out customer support with peak management on 2 occasions and a third today, and although it says someone will be with me shortly, it has been weeks and no response.
I would not sign with the apartment complex unless the management downstairs make some much needed changes, because their communication is horrid and they make lease take overs...
Read moreI lived here from 2020-2022 and had friends living here from the moment it was constructed--the amenities are nice and the maintenance people were nice as well. I would say my biggest issue with this property was lack of communication between staff and residences and lazy management.
I moved out of a two bedroom into a studio apartment in 2021 and when I moved I didn't have a working dryer, my chair and sink disposal needed to be fixed, and my entire stove and oven was totally not functional. For the first 2/3 weeks of my time in that unit I was unable to cook anything and what frustrated me the most is that I know staff does unit checks after move-outs. You can fine people $100 for wall scuffs but you can't replace a broken oven and stove? They had to order a new stove so I had to wait for it to ship and had they known about this issue before I moved into the unit this would have been resolved earlier or I could have been notified to at least prepare for the inconvenience. Simply turning on the stove when doing post-move out checks could have brought this issue to light weeks before I moved in.
I will also say the property outsources many of their operations (utility billing, security, mail lockers) so if you have an issue in many cases they can't really help you and will tell you to call someone else. Also, a lot of the people who work in the office don't have the authority to resolve many of the issues people call with which means you have to reiterate your concerns to different people several times or be told to call back another time.
The paint jobs in the units are also so so cheap so it's super easy to scuff it, hence why so many people end up getting fined post-move out. With this property I find that it is really smaller issues that stack up over the course of your stay, which drive you to the edge. I didn't experience anything that made me feel unsafe but in midtown things like that are pretty common regardless of where you live.
Overall I loved the location and the unit I lived in and didn't have many recurring issues aside from mail getting lost or misplaced (another common issue that a lot of residences face). I would recommend living here if you can afford it and want to live super close to campus--it used to be cheaper but they keep raising their prices which is unfortunate.
