Renters beware! Many of the positive reviews are based on property tours, but I urge you to consider those of us who actually live here. Weâve experienced ongoing issues firsthand, and despite managementâs multiple violations of lease terms, my attempts to negotiate have been refused. Iâve spoken with numerous residents who have said they wonât be renewing their leases. This place is marketed as luxury living, but itâs far from that.
-Vandalism & Break-Ins: 15+ break-ins have occurred due to the access gate being broken every other day. Both my car and my sisterâs car were broken into during one of these sprees. We later found out that the same thing happened the week before with no notification from the leasing office. Two weeks later, there were more break-ins on the top floor. There are no cameras on the resident parking floors, where these break-ins occurred. Management claimed they were working on installing them, but as of now, they remain absent. -Lack of Security: I spoke with the 3rd-party security company, and they informed me they only patrol the deck as a courtesy, despite being compensated for it. However, management insists they are paid to patrol regularly. We are directed to call the courtesy officer who lives on the property for security concerns, but no one responds when contacted. -Trash Valet & Garbage Chute Backups: Unreliable valet service and frequent garbage chute backups result in unsanitary conditions. -Smoke-Free Policy Violations: Even staff violate the propertyâs smoke-free policy. -Pest Control: Despite paying for pest control as part of monthly fees, the unit remains infested with ants. Despite weekly deep cleaning, ant traps throughout the unit are filled to the brim with ants. -Poor Communication: Managementâs communication is lacking, delaying problem resolutions. -Maintenance Issues: Maintenance requests are often closed without being addressed. I have repeatedly requested a new water filter since moving in, and despite them stating it has been replaced more than once, my fridge continues to show 0% life left on the filter. -Safety Issues: Safety on the property is a significant concern due to constant break-ins and broken gates. -Quiet Hours Violations: The property hosts events that consistently violate quiet hours, disturbing residents. -Inadequate Maintenance: Maintenance provides temporary fixes that donât solve the core problems. -Broken Access Gates: The parking deck gates are continuously broken, allowing unauthorized access. -Non-Functional Rear Elevator: The rear elevator has been out of service for an extended period. -Guest Wi-Fi & Common Area TVs: Guest Wi-Fi doesnât work, and common area TVs canât access streaming platforms. -Overflowing Trash & Pet Feces: Overflowing trash and pet feces are constantly present in the parking deck, creating unsanitary conditions. -Dirty Pet Grooming Station: The pet grooming area is always filthy and unusable. -Balcony Trash: Trash from rooftop events often ends up on our balcony, despite numerous reports to management. -Unclean Hallways & Elevators: Hallways and elevators are neglected, leading to a buildup of dirt, bugs, roaches, and spiders. -Thin Walls: Thin walls make it difficult to sleep due to constant noise from neighboring units. -Fire Safety Concerns: After a fire on an adjacent roof in August, we were promised a fire extinguisher but only received it after I emailed management to negotiate my lease terms. -AC Problems: The AC has gone out 4 times in the past 4 months, causing room temperatures to reach as high as 83 degrees. -Room Construction Issues: The floors in the unit are bending in multiple places. I submitted a maintenance request, but the technician said thereâs nothing that can be done.

It is crystal clear that management only cares about money. They advertise a certain rent price, and then they slip in that residents must pay for Fetch package delivery, Valet trash, Latch door services, and more, totaling up to an extra $100+ every month.
All of this is just to stuff their pockets moreâthe leasing managers sign a contract with Fetch, Valet trash, and Latch door, then charge residents a monthly fee to cover whatever management paid as well as EXTRA.
It is ridiculously immoral to force residents to pay for services that DO NOT WORK PROPERLY or are NECESSARY to live here.
Why are residents expected to foot the bill of doors that open with your phone when MANAGEMENT CHOSE TO USE IT? This charge should be built into the rent because residents HAVE NO CHOICE and are FORCED to use it.
Furthermore, Latch makes the building more DANGEROUS. Past a certain floor, doors are not even electronically locked, and anyone can walk in. (They claim the building is not wired properly). Management is making all residents pay $25 a month for something that isnât completely effective and does not keep us SAFE!
Fetch package is the WORST company to exist. They pitch primarily to leasing managers, urging them to scam their residents to make more money. Fetch is an unnecessary middle man that allows management to not properly look after the mail room. They are prone to losing packages, delivering incorrectly, and cause SO MANY ISSUES. For $25 a month from every resident, multiple people could be hired to watch the mail room after hours. It comes down to LAZINESS and GREED from above. Leasing managers will not even help when a package is missing because they do not think it is their responsibility. MEANWHILE THEY ARE MAKING MONEY OFF OUR SUFFERING. Management makes you gamble between letting Fetch lose your package, or risk it being delivered outside of office hours. How is that fair to residents?
As for valet trash, it is horribly inconsistent. They do not come on time or daily as advertised and as we PAID FOR! They take more days off than the bank! For another $25 a month, why do our hallways stink?
Resident safety should be the number one priority. Instead, management prioritizes squeezing spare change from residents.
They also refuse to install mirrors in the garage. (Probably costs too much) (I guess our safety is too expensive).
And if someone from corporate actually read all this, do not reply with that bot message. I urge you all to take a step back and reflect on choices made for the COMMUNITY. Messing with otherâs livelihoods always has...
   Read moreUpdate as of 8/2: The property management team finally got back to us with regard to our lease negotiation and we were able to come to a resolution. While I do wish it didnât take the pressure of this review, I am glad they finally prioritized our request. The other items mentioned in this review are still unaddressed and for that reason I do still hesitate in recommending this property. My advice: do your research and look for the reviews from actual tenants, not individuals who have only toured.

I am extremely disappointed with the property management team here. They show no concern for current tenants and consistently de-prioritize our requests. After living here for a year, it is clear that they only care about money.
Several months ago, there was a frightening incident involving a gun, which was poorly handled. Management seemed more concerned about their reputation, refusing to provide any security updates or reassurances, citing âprivacy concernsâ as an excuse. Enhancing security measures isnât a privacy issue.
When we requested mirrors in the parking lot for safety due to the tight turns and lack of visibility, we were told it's "not possible." We also raised concerns about parking levels not having locks, only to be informed that the building was not wired properly with no plans to fix it. While I understand this is a new building, I would be more sympathetic if our concerns were acknowledged, but it is evident that they do not care about what we have to say or intend on addressing these issues.
Our attempts to negotiate our lease have also been futile. It takes weeks to get answers and theyâd rather have their way than work with residents. Even though identical units might be leasing for less, they expect existing tenants to pay higher rates or move/transfer. The local property manager, Jillian, appears indifferent to our issues; she only ever has vague responses and blanket statements, constantly pointing to âownershipâ with no way to get in touch with them. We even reached out to Heather, the regional property manager, and have yet to receive a response. Although, itâs not surprising given the history of events.
Furthermore, the elevator is frequently out of order, the garage gate is always broken, there are frequent noise concerns made worse by the thin walls, and the courtesy officer is never available to respond. This is not what we signed up for, and I cannot recommend this property to anyone. I would give 0 stars if I could, but since we canât Iâll give the 1 star to the maintenance...
