Our experience has been down right awful, my husband and I signed our lease March 11th. We were promised our rent would be locked in at 1,186 a month for signing a 13 month lease we also reserved apartment U104 which the Manager Brandy went behind our deposit and gave our apartment away 3 days before we moved in. Also she upped our rent when she switched our apartment over which shouldn't have happened because we paid the deposit to keep our current rate... We also found out the manager Brandy had known for over a week before my husband and I and moved in that our apartment was filthy and not repainted along with no new carpet which she tried to lie about to my husband's face during the walk through... it is illegal to do what she did to my growing family by going against our deposit and moving us into a unhealthy dirty home.. Think twice before moving here I can promise you your money is worth more somewhere else. We moved here because my job is close by and I honestly wish we would have kept looking for a properly run apartment complex. Brandy had zero empathy and respect for her "new" residents who move in. If she did my husband and our unborn child wouldn't have moved into this filth. BTW this is what she showed my husband and tried to lie about new paint and carpets... Here's a tip do not trust Brandy and take pictures of EVERYTHING. Also she apparently couldn't smell the massive aroma of dog urine that over powered the whole entire apartment. I used a whole bottle of febreze and used a floor washer couldn't get the smell to go away. We waited a week until she finally had the carpet replaced and could move into our master bedroom.. Does that look like brand new carpet to you? Can you imagine the horrible smell? In the image of the toilet that's the previous tenants urine still on the toilet... So gross if you ask me, that's not what I want to see at all in my new apartment.... please ask to see your apartment before signing anything/ moving in. We were lied to and told our original apartment was in worse shape than this but really they gave ours away to another family and this is what she moved us into... I hope this helps others before making the mistake we did. Feel free to message me or ask me questions regarding this horrible dirty place. UPDATE: 4/2/19 my photos keep getting removed and they keep the cleanest picture possible to advertise, you can go to my google account to view all 32 photos I have uploaded of our awful dirty apartment! Update 4/14/19: I would like to inform many people that this is my personal experience, I wish I had Jenny C's luck and moved into a clean home for my growing family. I would love to see pictures and hear of your experience since it appears to be so different from my family's and mine. I have a personal experience and actual facts about my situation, I am surprised that after viewing my photos you think I should be something other than happy(or did you even look)? Actually I believe this Jenny C is a fake account, trying to up the positive reviews for Copper Flats this is the one and only review on a brand new Google Account.. Nice try Cooper Flats maybe I'll believe you next time with a actual used Google Account that actually has multiple reviews around the state of Colorado.

Copper Flats is the worst apartment complex I have lived in. The management doesn’t respond to emails or actually fix anything important. The concrete steps leading up to our apartment were broken and continuously crumbling/cracking the ENTIRE YEAR I lived there (picture attached). They were a safety hazard and more pieces would crumble off weekly, it got to the point where the metal bars underneath were exposed and those were also breaking off. I reached out for almost the entire duration of the lease, putting in maintenance requests (which would just get marked as completed without anything happening), escalating to calling and emailing management almost weekly to ask when they would fix them. They never provided me any actual updates or a definitive timeline, just kept saying they “were working on it”…. and then fixed them 2 weeks before I moved out. Why does it take 8+ months to replace a few concrete stairs??? We also saw roaches in our kitchen on 4+ occasions even though we never left food or dishes out and always kept the kitchen clean. Management also doesn’t enforce people picking up after their dogs so there was ALWAYS dog poop throughout the grass. The black gates surrounding the property parking lots are also nonfunctional so don’t expect those to work. Lastly, they tried to charge us $500+ extra for damages when we moved out even though we left the apartment in good condition. There was no damage beyond normal wear and tear. I was fighting them on this for weeks since they were trying to charge us for tub resurfacing (we did not damage the tub) and carpet cleaning (it is not stated in the lease that we are responsible for paying for professional carpet cleaning and it was left undamaged/no stains present upon move out). They eventually stopped emailing me back about this and only responded after I called them about it and argued over the phone until they reduced the charges. Why are residents being held liable for extra charges that are not listed in the lease?? We did not damage the apartment beyond normal wear and tear so asking $500+ of us is ridiculous and illegal. If it’s expected of us to get the carpet professionally cleaned that should be stated IN THE LEASE. And then they threaten to send you to collections if you don’t pay up I will say the benefits of living here are proximity to Anschutz for students and they did pick up the trash from our apartments regularly. Generally a quiet place to live even though the walls/floors are thin. For the sake of my mental health I would never ever live here again, regardless of convenience

Homelessness runs rampant 200feet from your front door. I can see at least 5 tents from my bedroom window. The walkway nearby is surrounded by needles and garbage. Multiple holes in all the fences where people walk through. Homeless rummage through the dumpsters, plug their phones into the outside outlets to charge their phones, stole my bike off my second floor balcony, and stole my mail! Even left for work one morning to someone tweaking in front of my door. It gets better, I have to run the dryer for 2-4 hours no matter the size of the load and they refuse to fix it. My screen door has never worked. My bathroom sink doesn’t drain. There are multiple holes in my floor. When we moved in it reeked of cat pee and roaches everywhere. We had to get a hotel on move in day so we could spend the night deep cleaning the apartment to make it livable and to air it out overnight (lucky we didn’t come back to find squatters). They charge you to park but won’t tow cars that don’t have passes / abandoned vehicles / people sleeping in cars overnight. There is no security that drives around. The gates don’t work and neighbors tell me the gates haven’t worked for over 5 years. They require 60 month notice to vacate or they automatically renew your lease and do not reduce to market rates. Smoke stains on the ceiling, old carpet, dust in vents like it’s been there for decades. Overall, this place is a complete dump and I highly recommend never living here ever.

Looks nice, from a quick glance. Please read and understand your lease agreement, they make No concessions. Two months notice to vacate. I have a seven month contract, to relocate for work would cost me $5,000 walk away. I have been locked out of my complex for over a month, because gate remotes do not work or gates, including walk throughs gates are inoperable. If I leave early in the morning I can't get back to my apartment because remotes do not work. Gate by office is repeatedly broken. Trash is an issue. Barking dogs. Cars being worked on. Looks good from street, Management never seen walking property, so it looks good around the office, but elsewhere could be better. The one bedroom has very little storage. No view except neighbors patios. All units have spring loaded hinges, so doors slam alot. Kitchen sinks are shallow, cabinets are so high you need a stool to reach. Bottom cabinets have half shelves, reducing storage. Bedroom closet shelves do not work well, top rack so high you need a stool to reach, not functional on a day to day basis. Bathroom is the smallest I have ever had in a one bedroom apartment. They show you model apartment, which is a two bedroom, and tell you one bedrooms are the same size bath, that is not true. They did not have a one bedroom model to show, wonder why . Plan on a small dining table because washer/dryer faces dining area. Kitchen lights totally suck. If you do not use a fireplace it is a wasted space because it is part of living room wall space. Floor in bedroom makes a lot of noise, fun for the people below. Our unit has a stale cigarette smell constantly. Found air fragrance pads in air filter compartment, possibly because of smell. For the money I will shop more carefully when i leave here . EDDIE, I have read reviews by others and you say you are proactive, prove it. I turned in a notice about all the lights that are burned out, 20 just on the garages. Building lights, carport lights . Almost one month later lighting issues are the same. Really ! What does it take. We pay our rent every month and should expect property to be maintained. And stop making people look stupid by telling them you will show them how to use a remote for the gates. Try fixing the gates, including the walk thru gates. Don't blow smoke, just fix people's issues and you will have people begging to live here. You have an opportunity to do better, Will You ? Roll up your sleeves and SHOW US, your tenants that you truly mean what you say. Working on parking, really ? How hard is it. I know you have other properties that have similar issues. I have a parking sticker that tells security that i live here. Hanging placards are passed around and are stolen. Window decals are just not that hard. I have witnessed people parking here during the day that ride share with other tenants. So when I come home to park, their vehicles are still here. Yea ! Oh well, we are not parking police. Really. ? Do it because it is the right thing to do for your tenants. We'll work on it. Really ? Actions speak loudly. Oh yes, thank you for towing my vehicle because I had an off day and I forgot to hang my placard, one time, one time. This is private property and my vehicle could have been registered by this property, given me an ugly warning. You could have. No , tow it, make your tenants day. Just a sticker would say yes I live here and I irresponsibly parked , put a notice on my windshield, but tow me cause I'm perfect in every way. Give your tenants some respect. Walk the unit Before you take possession. Then have the unit available. It is to late, if the unit is not available, notice has been given to your old complex, and your unit is not ready till your move - in day. Or, we cannot show you your unit because I am the only one here today, and I just don't feel like walking that far, so I will show you something similar. And yes Eddie, I will miss work to talk to you !...

ABSOLUTELY DO NOT RENT HERE!! I have lived here for about a year and a half. As of October 2013 this establishment came under new management (Greystar) and there have been countless issues since then. After taking months to reset up their online rent payment system, the system continues to fail and every month you must go into the office to pay your rent. This is especially inconvenient when there is only one employee and you are told that you must come back later to pay your rent if you do not want to pay late fees. On top of that, when you do pay in person, there have been multiple occasions where they claim they lost your payment and then try to charge you late fees. If you travel a lot or may not be here the 1st of every month, then be warned.

Besides extreme difficulty in paying rent (a basic action when renting) since Copper Flats has come under new management (Greystar) the following additional items have been issues:

Further Billing Headaches: -Utilities also went up when Greystar took over. They claim it had to do with how their system calculated the utilities but never notified any residents (unless you complained), did not notify anyone when (or if) it was ever resolved, would not back-pay people for the period of time it was drastically increased, and would not provide documentation to verify the increase. Further, when I contacted them to request numbers to calculate what I should owe based on my legally binding lease, they refused to reply to my email at all. -Management has failed to reply to multiple emails I have sent regarding issues (all written much "nicer" than this review), and when they have often times reply with a snotty statement. -Management and the customer facing employees all never seem to be able to do anything about any problems cited. They seem desperately helpless to call their higher management to get anything done. This is the opposite of the previous management who would do whatever they could to make you feel taken care of and get things right.

Security problems: -The gate (the main "security" to the premise) is not closed nightly or on the weekends, leaving the entire facility completely open. I had an instance of a homeless person living in the vacant apartment next to me. What is worse, is that the police had to come to remove the man, but the very next day Copper Flats had no report of the incident even occurring. -The key "swipes" to get into walking areas of the complex and into the "workout" room etc haven't worked properly since Greystar took over, but they worked fine before. -One entire section of the mailboxes were broken and it took Greystar at least a month to get this fixed. During such time, you could only get your mail during the office hours because they were keeping it there.

Maintenance Issues: -Maintenance of the facility has drastically dropped. Under previous management, all walkways were constantly kept clean, any issues were addressed within an hour or two, and even when we faced massive flooding they were right on top of helping everyone as fast as possible. Now, under Greystar, it snows and it doesn't get cleared for 2 days, the leaves in the fall weren't cleaned up for days, dog droppings are left on the sidewalks, and litter is not taken care of as it was previously.

Overall the facility is great, but the management couldn't be much worse. Please keep in mind this acquisition took place in October, so any reviews you see previous to then would be very different (I loved it before the new...

This is the absolute worst place that I’ve ever lived. We should have known better when we requested to see the apartment before moving in and were denied…

Upon move-in there were all kinds of problems with our apartment. it was not clean and there were all kinds of problems that needed to be fixed. The leasing office said that they would get those matters taken care of however it took months of us calling them for updates for them to tell us that we needed to submit our own request online. That is this is no problem, however telling us for months that you all were fixing these problems and weren’t, is the problem. STILL Every week something new breaks and needs to be replaced. The one good thing is they respond pretty fast to maintenance requests. However, some of the workers are quite rude and do not care what you have going on at the time of repair. When my alarms needs to be replaced they ran multiple tests after I asked them to come back later because I had a sleeping baby. They disregarded that and scared my baby awake.

Upon moving in our upstairs neighbor had a dog that would piss all over the patio, which would get on ours. The apartment complex did nothing about it and every time we complained they would say that we needed to provide pictures and videos of the incidents. Even after doing all of this nothing was done. Those same neighbors were abusive to each other despite having a young girl and a newborn in the house. Multiple people living in These apartment would call the cops and make complaints but nothing was ever done. I was recently informed that the mother is now in the hospital from injuries sustained from a recent beating. I truly believe if the apartment had intervened , the young lady could have gotten the help she really needed. They have recently moved out and the maintenance team redoing their apartment is so inconsiderate. They obviously had a lot of damage to their apartment, so the construction team redoing their apartment is so loud that I can’t even take meeting at home. You would think they would give some kind of notice that construction is happening directly above me but no. I had to speak to the construction team myself and figure out their decile just so I can move my work meetings around. As someone who pays to live here, I should not have to that to get peace in my own home.

Furthermore, we have witnessed and been victims to multiple robberies and acts of theft. The community is supposed to to be gated but that is just for show. There is suppose to be surveillance but that’s a lie. The unhoused community behind the apartments run ramped and steal from and destroy personal property on a regular basis. This has gone unregulated the entire time we have lived here. The homeless are benefiting from the hard work of the people who actually live here.

Lastly a cherry on top of the bullshit experience, We were charged months for valet trash pick up yet we’re not receiving those services, we didn’t even have a trashcan.
