TL;DR - Been living here 3 months at Marq Uptown. Honestly no major complaints. Quiet. Safe. Well managed. Good maintenance. Nice neighborhood. No fuss. Great apartment. Great amenities. No worries so far.

Office: Karli, Randy and Kristen are wonderful. Transparent, direct, and helpful. Main reason why I moved in was Karli’s honesty and transparent demeanor from the get go. She gave me a thorough tour and gave me all the details of the apartment up front without unnecessary fluff. The particular apartment I was looking at wasn’t ready yet. They were the only building of 5 that I was initially scoping out that called me back promptly to show me the apartment I’d be moving into. Randy gave me the tour of my actual apartment and addressed the issues of water pressure, temperature, and blinds getting fixed. All of those were taken care of prior to move-in. Kristen regularly sends emails about safety, events, or building protocol. Much appreciated on all fronts. Thank you!

Maintenance, facilities: Maintenance requests get taken care of quickly. Maintenance is always around taking care of something in the building.

Price: Reasonable and comparable for the area and amenities.

Apartment: Spacious, clean, bright, lots of storage. Washer and dryer in apartment.

People, Vibe: Seems to be a mix of working professionals and students. Quiet and respectful, which I love. The student population more so apparent at the end of the school year during move outs. It doesn’t feel like a dorm at all and don’t see any obnoxious partying or unnecessary juvenile behavior.

Safety: I feel safe here and frequently see people walking their dogs late at night. Kristen will send an email if there have been instances of crime in or around the building reminding residents to keep valuables out of car.

Amenities: Gym open 24-hours. Small, yet essential. Mail room and package room where I don’t have to worry about getting my packages. All of mine have been received safely. Swimming pool. Club room. Sky deck. Haven’t use the latter, but see people enjoying the amenities.

Garage: Ample, spacious, covered parking that’s mediated by a gate that doesn’t break every week. Couldn’t say the same for the last few properties I’ve lived in, where either the gates were non-functional or would alternatively break. Haven’t had that problem here at all.

Area: New development called University Heights, where the old Concordia University used to be. There’s a WeWork and office building across the street. Convenience store downstairs. St. David’s Hospital right down the street. On ramp to I-35 a couple blocks away, with 10 min. driving access to downtown. I hear the zoom of the cars, but far enough where it’s not a problem. I lived in NYC where the 1-train was literally rumbling underneath my apartment, so I’m used to city noise.

Feedback: Wish there were more community events, or opportunities to meet my neighbors. Talked to Randy about this, and he mentioned there were more events pre-covid and that they were actively looking to remedy this. There was an Ice Cream Social in the clubhouse recently, so glad to see that that's actively being addressed.

Overall: Previously came from a bad living situation at another apartment complex where I lived on the 1st floor and my neighbor’s kids ran and jumped making it unbearable to work from home. Was looking for a quiet apartment building where I didn’t have to worry about the small details, and could work from home in peace, and I’ve found it here at...

We have lived in the building pretty much since it opened, and have been through 3 management companies (Greystar, Lincoln, and now CWS). The first two companies were, to say, an experience, while the current company is doing a much better job.

The building itself is nice, but you get the general feel the construction was rushed. The concrete in the stairwells is loose in the metal fittings, creating creaking and dull thuds as you walk up and down. All the carpet in our apartment had to be redone after we moved in because they had used the wrong tacks to put it in place, and the "wood laminate" used in the flooring in some places had noticeable bubbling where it had come loose. Our shower had to be re grouted and sealed twice within the first 3 months of living here.

Its worth noting these were early problems before the current management company took over the property.

The location of the property is nice if you're looking for easy access to campus, downtown, or to get on the freeway and go anywhere you want. Local dining in the area is plentiful, and the location itself of the building means you can catch and uber/ride austin and be anywhere in minutes for next to nothing.

Sadly the close access to the freeway means that if you live on a side of the building close to the freeway, you're going to be listening to the freeway...alot. It never stops. For us, it wasn't that big of a deal (we used to live next to O'Hare in Chicago, trust me, jets are louder) and after a bit just turns into white noise. There is also a major hospital just south of the property, and helicopters coming in and out sometimes can be a little loud.

As per most apartment buildings, yes the walls are thin, and yes you will hear your neighbors near constantly if they live any life other than a church mouse. But this is just a fact of life living in this type of building. Some people say the college students living there are loud, but in all honesty, you rarely if ever heard them where we lived. Maybe some brief chit chat as they'd walk by headed out for a night on the town.

In regards to the "renting out rooms as a hotel" via AirBnB and other such services. For a while it was very common to see people who were obviously using parts of the property as a hotel. There were some weeks where I would be asked "do you know the wifi for the hotel" while waiting for the elevator. As far as I can tell, this process has been stopped, which is a good thing.

All and all, its a decent property. The current management company is definitely improving over the previous, and they treat the tenants very well. The package service is near perfect, maintenance is helpful, polite and quick, and the staff in the office are professional...
