I was so excited to move in to this complex, but there has definitely been a decline in the community since we moved in 10 months ago. Pros: The architecture; the pool; our unit has a washer/dryer; our 2br/2ba unit is fairly spacious; lots of natural light in the unit. Cons: multiple piles of animal (dog & cat) fecal matter everywhere in the bushes/grassy areas; trash/discarded food on the sidewalks and bushes; the mandatory $25 a month trash valet doesn't even come on its regularly scheduled days and there are trails of trash/juices through the building hallways; the security gates broke nearly every other week in our first few months while living in the community; we were told that maintenance would replace our tub after cracks began to show but that didn't happen and now there are more; the dishwasher is very weak (sometimes requires multiple cycles to clean normal food stains); the washer is incredibly loud and does not drain well. Overall, the community is pretty to look at, but I'm not upset to be leaving soon. Also, Shan and Katrina in the front office have been super welcoming and nice with our questions. Amanda was our leasing agent and she was amazing throughout the process, but I'm not sure if she's still there.

This is what we’re met with regularly — piles of garbage spilling out into the parking lot. It’s not just an eyesore, but it’s a health and safety issue. In addition to that, the hallways often reek of weed, and there’s been an increase in suspicious people walking around the complex. One time, a guy was going door to door trying to sell his ā€œart.ā€ When any concerns are brought to management, they’re either brushed off or met with vague responses that don’t lead to change. The gate is always broken. It feels like a weekly occurrence that the gate is not working. It doesn’t help address the safety concerns. Most recently, the pool has been closed for most of July. The salt water pool was a huge selling point for us when selecting this complex, and we can’t even use it. It’s disappointing because this community had so much potential. I truly hope things turn around soon. residents deserve better.

I was never late on payment and I was a great tenant so I do no see why the delay on my deposit. Next course of action is for me to file a civil lawsuit, if anyone on the same situation as my let me know.

I moved out due to number of issues that created very unpleasant experience and relatively high rent did not reflect quality of service or facility. I am going to focus only on factors that are specific to this complex (weed smokers & loud music are everywhere). Here are the main issues I had while living at Sugarloaf Summit Apartments: Safety: There have been barrage of break-ins to the apartments and cars. Safety is a major concern and management has done very little to address the issue with additional security measures (re-enforced door frame, metal door plates, etc . . .). During my time there, I became aware of several break-ins. I saw drug bust, domestic violence, Kids gang fights, drug deals and several other undesirable activities. This is largely due to leasing office and management that has no control over who is coming and going since the gates are often broken. Security: My own car was once vandalized (more likely by kids), 2 month later was hit by an object when someone was moving out (office would not cooperate who moved out). Then a few months later my license plate was stolen. Total damage around $2800.00. Noise (outside): there are 3 to 6 AC compressors within 1 to 2 feet of your bedroom windows (units on the first floor only). One by itself is loud enough, imagine 3 or 6 of them working the same time, especially during the Summer time at night. This is a major disturbance when you try to sleep. Noise (inside): There is a serious design flaw with the complex and the units. The heating and cooling blower unit is right in the living room. When it comes on it is loud to the point that you barely can hear your TV unless you to raise the volume. In addition to that, my A/C broke in the middle of summer and after they fixed it, some on-going noise coming from inside the AC closet that maintenance was never able to fix. Insulation: I could hear my neighbor at night snoring and that is enough said to leave the rest to your imagination. Basically, there is only a thin dry wall between yours and your neighbor bedroom. Leasing Office & management: Good luck to get someone to respond to your call or email. Having said that, it got a lot better when Lisa took over, but still was a challenge. Beside that, I avoided going to the office as much as possible, due to one of the office personnel was very rude and abrasive (Amber). They also have a lot of social activities & events (pre Covid-19), but again I did not go to these social events due to that undesirable employee attitude. The monthly charges: They do not disclose all charges, but you pay for: Storm water, Common area electric, Irrigation, bill fee, Pest control, water, sewer, trash and valet trash. Due to these fees my bill at this complex was about 40% higher than other places I lived in the past. In general add about $100 to your rent and about $40 to $50 of that are not even yours and shouldn’t be paid by tenants. The apartment do not have dining area nor a ceiling fan in the living room. There are many other issues that some are management issue (parking over crowded) and some has nothing to do with management. The contractor / developer who built this complex, cut a lot of corners. My own apartment was flooded 3 times within 12-month period. Once by leaking AC and twice by upstairs unit using their washing machine, all due to poor plumbing design. I regret choosing Sugarloaf Summit as my apartment complex. From the very beginning, their leasing office displayed a shocking level of incompetence and disorganization. Despite clearly informing them that I would be the primary resident and my father would be the cosigner, they still managed to mess up the lease agreement, listing only my father's name. This led to a chaotic move-in day, as I had to rely on my father to contact the leasing office for key release. They even failed to provide me with a lease that had my name on it. Moreover, they repeatedly handed me the wrong keys on move-in day, causing unnecessary back-and-forth trips between my apartment and the leasing office. It took two email reminders before they bothered to inform me about which number was my mailbox.

Communication was a major issue throughout my stay. Despite multiple requests, they consistently ignored my pleas to change the gate call system so that it would ring my cell phone instead of my father's. This was a frustrating inconvenience every time I had guests. Also, the gate was broken 80% of my stay there. HUGE security issue. Don't advertise gated community, if not working.

The leasing office's unresponsiveness extended beyond administrative matters. As a resident with three legal emotional support animals, I was well within my rights according to the Fair Housing Act. However, they insisted on treating my animals as pets and attempted to restrict me to having only two. They even had the audacity to blame me for the presence of dog feces in the neighborhood, despite evidence proving my innocence. In addition, this was an issue that my guests have noticed the first week of living there. Despite multiple reports about an aggressive off-leash dog and the culprit responsible for the unsightly mess, the leasing office chose to turn a blind eye.

To make matters worse, the maintenance staff exhibited unprofessional behavior. On one occasion, a maintenance worker harassed us while we were taking our dog out. He continuously berated us to pick up after our dog and addressed me aggressively as "Yo", despite the fact that our dog was urinating on grass, which doesn't require cleanup. The encounter left us feeling uncomfortable and violated.

Adding to the list of grievances, I encountered a neighbor who engaged in racially discriminatory behavior towards my Hispanic significant other. Despite calling the leasing office numerous times to report the issue, my concerns fell on deaf ears. It was a distressing experience that should have been promptly addressed.

Even the trash company employed by the complex proved to be problematic. In an attempt to ensure compliance, I tied my trash bags according to regulations and even left a note requesting their collection. However, the trash company, seemingly playing foul, deliberately untied the bag when it met all the necessary criteria for pickup. Their lack of professionalism was evident.

Overall, my time at Sugarloaf Summit was nothing short of a nightmare. The unorganized staff, coupled with their inability to address serious concerns, made for an extremely unpleasant living experience. I cannot recommend this apartment complex to anyone seeking a peaceful and well-managed place to call home. I wish I was able to compensated from the emotional distress caused by Sugarloaf Summit, however, this review speaks a lot for myself and other...

Sugarloaf exposed. I encourage you to read this review in its entirety as it has good info to consider. I really hate to leave this review but I hope that it will, not only help future perspective residents, but management as well to realize what they should fix in their office. The apartment itself is so beautiful, some of the amenities are great, and the outside is nice and clean. I signed a lease for 13 months at Sugarloaf Summit. There were a few break-ins in the complex and the gates are constantly being worked on because they break easily. Not so much a ā€œgated community.ā€ Aside from those things, I never had any issues with the staff or neighbors. UNTIL WE HAD TO BREAK OUR LEASE. The minute we inform the front office that we need to break our lease early due to personal issues, I got treated like absolute trash. To break your lease, you must put in a 60 day notice as well as pay an additional months rent, which is fine. But no one told us of all the ā€œadditional feesā€ making our last bill almost $1400 OVER what we usually pay. Not cool. Then, when I called to speak to the leasing manager about this bill, Brittany, I was told she’d give me a call to discuss. A week goes by and Brittany finally calls to only give me excuses, raise her voice at me, cut me off, and accuse me of cursing (which of course I didn’t because I have morals) AND THEN HANGS UP ON ME. Brittany is the WORST customer service representative I’ve ever dealt with. One of her excuses is that she was in training and needed to get back to some emails. Well, she needs intensive training in human interactions. I work in customer service and I would NEVER wrongfully accuse someone of anything and then hang up on them. That is completely unprofessional, extremely rude, and really terrible customer service. Then when I called back to try to speak to Brittany again, I get told that she’s busy and that her supervisor, Lisa, would give me a call. I NEVER got a call from Lisa and when I went in to talk to her at the office, she ā€œwas never informed.ā€ Again, HORRIBLE customer care. I am extremely disappointed in the level of customer service. When the apartments look THIS nice, the staff and customer service should match. I just want to let everyone know ahead of time how you will be treated at Sugarloaf Summit and to acknowledge that management is well aware of the type of people they have addressing their residents. Also, if you have a pet and they potty on the carpet, they will charge you $900 to replace it when you leave. And the $400 fee you pay for the pet is not a deposit, so it CANT be applied to the carpet change fee. If you make any scratches on your oven top, that’s $400 to replace it.
