BEWARE OF FAKE REVIEWS! Look at the amount of reviews for the positive reviewers and judge for yourself. Building was built for condos, not rentals. That being said, the management for delivered packages is a disaster. High rise has two elevators on one side, two in the other, meaning there's sometimes long waits for the elevator. DO NOT pay the valet, these guys don't manage what goes in and out of it. My brand new car got hit THE FIRST DAY I left it in their care, they handled the situation with zero urgency, with a smile on their faces, like it's not their car obviously. Management couldn't care less. Communal areas in the parking floors are neglected. Parking spaces are almost all reserved, meaning you're forced to either pay valet or pay reserved parking. EDIT #1: One elevator was out for two weeks. Between the carpeting company, the random movers, the elevator technicians and the residents, we were cramming ourselves into the single working elevator jam packed after having to wait for it for 10-15 minutes. I just got here, one of the residents was threatening to sue. Also when I got here the mailbox had mail from like 5 or 6 names, people come here and leave immediately. Decreased two stars to one. A complete failure. Borderline inhabitable. EDIT #2: Had some furniture set up for the delivery on December 2023, admin didn't respond and it almost cost me a restocking fee. Had a neighbor here that broke the lease and left because of the elevator situation we had in November 2023 and I'm guessing these guys profit from early lease termination penalty fees. I've had a green hose right in the middle of my balcony view since I got here and I'm starting to think they're just trying to pss me off with this hose maybe trying to get me to leave and pay them the penalty fee. They said it can't be moved because they can't control the wind. Looks like the roof doesn't have a hose bib. It's actually ATTACHED RIGHT THERE IN THE MIDDLE OF MY VIEW, look at the pictures attached. This has been like this since I moved here. Also, the mirrors are stained as you can see in the pictures. Thinking further into this weird situation I'm guessing this didn't become a condo because appraisers couldn't set the prices expected by the developer. The only beautiful thing about this building is that it's right on Las Olas blvd, it's next to great restaurants and there's absolutely nothing between the building's view and the ocean. Be careful when signing a lease here, and also, something I didn't do and regret not doing, examine your apartment before signing the lease. Fake reviews increased after me posting this one lol. PLEASE EXAMINE THE PLACE YOU WILL CALL HOME BEFORE SIGNING A LEASE.

From multiple instances of urine seeping into my bathroom due to problems in the unit above to a significant flood in October 2020 and another severe flood on August 6, 2023, the ongoing nightmares have left me deeply dissatisfied. Management's response to these incidents has been nothing short of appalling. Communication during crises has been chaotic, lacking clear updates for affected tenants. The rushed repairs raised legitimate safety concerns, and despite assurances, my unit continued to face unresolved issues. The relocation process further compounded my dissatisfaction. Hotel reservations went awry, and a blatant lack of accountability additionally tainted the experience. Even the movers, Finest Fellas Moving & Storage, recommended by building management, failed to meet expectations. They not only damaged my furniture but have yet to present a fair resolution. The suspicion of kickbacks between Icon Las Olas management and Finest Fellas Moving & Storage, particularly the business relationship between Bryan Jacobs and Mitchell Horowitz, has only added to the overall frustration. The cumulative impact on my mental and physical health, as well as my finances, has been immeasurable. The compensation offered by Icon Las Olas/TRG, a mere one-month rent, was insulting, especially with their attempt to charge me for breaking the lease, compounding the injustice. The rent is exorbitantly steep compared to the standard of living in the building. In sharing my experience, I caution others about potential safety concerns in the South Tower. A consistently profound reaction from those who hear my story is the prevailing sentiment of astonishment – 'How did I not know about this?' Transparency and accountability are crucial, and until Icon Las Olas/TRG addresses these concerns publicly, I strongly advise against considering this building as your home. The sheer volume of pictures and videos at my disposal is genuinely staggering. I have included only a few screenshots to convey the gravity of the flooding. South Tower damages extend from floors 17 to 8, with the 07 and 08 units bearing the brunt of the devastation.

We have lived in the Icon for 1.5 years and cannot say enough great things! We initially downsized and moved across country, quickly realizing that we over shot on downsizing, we got on a waitlist fir a larger unit. Bryan in leasing was incredibly professional, helpful, and just made the transfer a breeze. I just love having him part of the leasing team. Such a gem! Tiffani and Amber both have been extremely helpful and kind, literally on a daily basis. Amber has managed and handled any building issues and the maintenance of the building with grace and ease. Making it all look so easy, while we know it takes a lot on her end to keep a building of this size, running so darn smoothly. And, she’s such a sweetheart. Tiffani has just been a dream to interact with too! Anytime we’ve needed assistance, she just has been right there to assist, and she’s such a beautiful “beam of light” individual. I love seeing her first thing when you walk into leasing. Concierge Bryan, is just the best! Keeps everything running smoothly and has a recommendation for just about anything you need. He’s just the best! Can’t imagine the Icon without him. Joss, manages incoming packages with perfection. We do use valet and absolutely love it! I’ve seen reviews that say it isn’t run efficiently, but that hasn’t been our experience, not in the least. The valet staff is amazing and kind, and extremely respectful to you car. True professionalism from them, they go above and beyond. Now, the elevators….my goodness do people love to complain about them. In our 1.5 years here, I can count on one hand the amount of times there’s been an issue, usually mechanical related, which can happen in any building. I don’t find them problematic. It’s always quickly address with utter importance from Amber and maintenance team. Which I should note, it just the best too. Always, always, always, there when needed. Rolando and his team are just the best!!!!! The views are the best in Fort Lauderdale. Living at the Icon is a dream, the staff is what makes it iconic.

This building is not only poorly designed, management doesn’t respond to phone calls or emails. Then, after finally speaking to building management, be prepared for horrible customer service. I don’t know where the positive reviews are coming from, and I have to question if the reviews are real. The building elevators are a major problem. There are only two in each tower and one is almost always shut down for service, deliveries or move-ins. Therefore, be prepared for waits of over a half hour on certain days. Then, when the other elevator finally reaches your floor, it is filled to maximum capacity. If your are going upstairs and live on a high floor, there can be over 10 stops that adds to the wait. The valet service uses the elevators as well, and that takes up more time. Then, there is the condition of the elevators, which is filled with dog urine or other dirt on a consistent basis. Another major flaw with the building is the ventilation for the dryer in each apartment. Yes, the views are nice, but good luck standing or sitting outside when there is hair and lint that is disposed of all over every balcony. Not to mention the occasional cigarette that comes flying down from an upstairs apartment. However, that is the fault of the residents, but an indication of the type of living at this building. Management did send out several emails asking residents to stop. The building is also supposed to have a two dog limit with a 75 lb total weight limit for both pets together. Management clearly looks the other way, since the common excuse from management is that they can’t stop service animals. I’m still not sure why or how 2 pets qualify as service animals for one person, especially who isn’t physically disabled. The large dogs sound like furniture falling when they jump. I have nothing against dogs, and I am a dog owner myself, but 2 dogs that weigh over 75 or 100 lbs each really shouldn’t be confined to a small apartment. The a/c units are another big problem as there is always a bad smell coming from the units. Then, the roll down window shade has a burning chemical smell. The smell has existed since I’ve moved in, which is almost a year ago. I’ve had another issue with the A/C having a chemical order, but management wouldn’t respond to my messages for over 2 weeks. The valet service and parking are a major problem as there isn’t enough parking in the building. The valet doesn’t or barely speaks English, and I have had damage to my car, including a white chemical that hit several cars in the building. Aside for the major design flaws and poor customer service, the finishes in the apartments are cheap for the amount of rent the building charges. There is no security, and the building doesn’t even have cameras in significant locations of the building. Packages are constantly lost and you’re lucky for anyone to answer the concierge or management phone number. I would highly recommend that anyone considering this building talk to residents of the building before...

BEWARE OF FAKE REVIEWS! Look at the amount of reviews for the positive reviewers and judge for yourself.

Building was built for condos, not rentals. That being said, the management for delivered packages is a disaster. High rise has two elevators on one side, two in the other, meaning there's sometimes long waits for the elevator. DO NOT pay the valet, these guys don't manage what goes in and out of it. My brand new car got hit THE FIRST DAY I left it in their care, they handled the situation with zero urgency, with a smile on their faces, like it's not their car obviously. Management couldn't care less. Communal areas in the parking floors are neglected. Parking spaces are almost all reserved, meaning you're forced to either pay valet or pay reserved parking.

EDIT #1: One elevator was out for two weeks. Between the carpeting company, the random movers, the elevator technicians and the residents, we were cramming ourselves into the single working elevator jam packed after having to wait for it for 10-15 minutes. I just got here, one of the residents was threatening to sue.

Also when I got here the mailbox had mail from like 5 or 6 names, people come here and leave immediately.

Decreased two stars to one. A complete failure. Borderline inhabitable.

EDIT #2: Had some furniture set up for the delivery on December 2023, admin didn't respond and it almost cost me a restocking fee.

Had a neighbor here that broke the lease and left because of the elevator situation we had in November 2023 and I'm guessing these guys profit from early lease termination penalty fees. I've had a green hose right in the middle of my balcony view since I got here and I'm starting to think they're just trying to pss me off with this hose maybe trying to get me to leave and pay them the penalty fee. They said it can't be moved because they can't control the wind. Looks like the roof doesn't have a hose bib. It's actually ATTACHED RIGHT THERE IN THE MIDDLE OF MY VIEW, look at the pictures attached. This has been like this since I moved here. Also, the mirrors are stained as you can see in the pictures.

Thinking further into this weird situation I'm guessing this didn't become a condo because appraisers couldn't set the prices expected by the developer. The only beautiful thing about this building is that it's right on Las Olas blvd, it's next to great restaurants and there's absolutely nothing between the building's view and the ocean. Be careful when signing a lease here, and also, something I didn't do and regret not doing, examine your apartment before signing the lease.

Inept management. According to reviews, they may be good with new tenants. See how they treat existing tenants and those that leave. Zero courtesy to reach out after charging my account post my move out and received return mail when sending an invoice (I did have mail forwarding in place before my move out and have received other forwarded mail).

No email, no phone call, nothing to alert me as they know I clearly didn't receive the invoice as the mailed invoice was returned to them. All contact information they have on file. Lived there for 7 years with zero maintenance requests other than to change out the clothes dryers which all residents (and building employees) know are garbage...to charge me for items including grout leaning. And then to not let me know I owe them money other than trying to send me an invoice in the mail they had record of being returned to them. Their stance was our "protocol" is to send one invoice in the mail. And that is all. Ridiculous and should be ashamed of the lack of service for a long standing resident they never had any issues with.

Update to response: This has 100% not been resolved. Only upon my negative review did Bryan reach back out to me. Via email. And he offered to remove the grout cleaning surcharge reducing my charge from $583 to $403 if I would take down my review. He also said they would change their policy of only sending 1 invoice in the mail, that's it, to sending an email as well. Yay!!! How this was not in place prior or how they couldn't go beyond "policy" and have the courtesy to reach out is beyond me. They had my email and phone number and received notice that my mail/invoice was returned to them. How can I pay something that I don't know I owe! This was Post office error as forwarding was in place prior to my leaving and to this date some mail sent to my old address at the Icon still gets returned. Some I receive. Everyone can view the rent prices, I paid mine on time each month for 7 years, yet a less than $600 bill created after I moved out was sent to a collection agency damaging my credit score as the agency did not notify me of my bill and who they were. I became aware only because of a credit alert from my credit card company. I made it clear to Bryan that I couldn't care less about the grout removal, this is not a complaint about money owed, it is the fact this ended up at a collections agency. Bryan was able to make certain that the agency did have a Rep call me and get a hold of me via his contact there, and the bill was paid on the spot, but it was too late at that point. ...
