This is an open, honest, and fair assessment of my time at Stonebriar of Frisco. For the rent due, it is difficult to complain about the apartment home itself. It was fairly outdated, particularly the carpet and kitchen, but rent is very reasonable. Aside from complaints that will be outlined shortly, it was a solid start if you are new to apartment living. I would say neighborhood, monthly rent, and overall quietness of community are the three positives. I am not sure if their leasing software is outdated, but should you be interested in reserving a rentable item such as a carport or detached garage, you will most likely find someone else assigned to and parking in your space. My experience with simply wanting a reserved parking space was an absolute nightmare. How hard is it to choose an available carport and simply pay for it each month? Well, at Stonebriar of Frisco, this process is as unforgiving as solving E=mc2. I was assigned and reassigned to a total of 7 different spaces within the first month or so. Many were already occupied; imagine a resident coming home in a rage that you are in their spot, possibly retaliating, when you simply parked their because the leasing office told you it was available? The next issue was the A/C unit failing in the summer. This is beyond the control of the staff, so it is not a point of frustration. Frustration arose when maintenance attempted to fix this within the budget that Cottonwood Residential provides, but the system needed replacement. The office staff literally never answers a telephone OR returns a call/email. Not answering the phone is one thing, failing to return any sort of correspondence is another thing. Shameful at best for this community! Luckily, I am a very low maintenance resident and did not need the office staff often, so this was minimally frustrating for me. Just imagine trying to make this community a permanent home; none of your needs will be attended to in a timely fashion, and this is a promise. Welcome to Texas. Pool weather begins in April and lasts through October, but at Stonebriar of Frisco, this is contingent on their pool being properly maintained and open. Throughout the summer the pool was chained off with signs that read "positively no swimming." Well maybe if you properly maintained the community, residents could enjoy your amenities. Budgeting is one thing, sabotaging your amenity areas is another. The community is gated, but only when the entry gate is working properly. I have been locked both inside and outside, and at times the gate is open permanently due to a mechanical issue. For me, this is not an issue, as I prefer a non-gated community. The neighboring homes are 8000 square feet and 1 million + dollars; I was fairly confident that a burglar would choose that option over randomly selecting my apartment, so I really could care less. HOWEVER, when you are gated, this is a security feature that many residents look for, so why not focus on ensuring that your community is secured. Lastly, upon move out, Cottonwood Residential has failed to return my security deposit. This is a violation of Texas Property Code and punishable by law. Why should your rental history be compromised by making a late rent payment but Cottonwood Residential can hold onto refundable deposits as if they are more powerful than you and know you will not follow-up and chase after your money. I contacted the leasing office, and Renee, their assistant manager, but you guessed it, no response. Imagine being ignored when requesting what is yours? I also contacted the corporate offices but have yet to hear back. The property itself has potential and is not a terrible place. The neighborhood is absolutely fantastic, and pricing is difficult to beat depending on budget. However, they are unable to raise their rents to meet the market, because quite frankly, the quickly expanding market has left them behind in the rear view mirror. The troubles started on the day of the move. I was told that all units have the same features except some units that have not been upgraded in the kitchen. I walked in to a unit that had carpet. I was shown a unit with wood floors. The carpet was severely stained on top of that! I complained and was surprised to be met with a “it is what it is” kind of attitude from the property manager. It wasn’t until I really put up a stink about it and gave her possible solutions that she finally gave me something I could work with. Even then, I had to upgrade to a more expensive 3 bedroom unit with only a $100 concession for the first month. That does not even come close to covering the difference, but we had movers coming in just a couple of hours so I had no choice but to take it.
Within a couple of days after that fiasco, the leasing office rented out our carport to someone’s else. We found out because we couldn’t park in our spot because someone else parked there so we called the courtesy officer to get them towed. That’s when we found out about the mix up. We did not receive so much as a single apology from the property manager who released our paid carport spot. She gave our spots to that new resident and told us we were going to be reassigned different spots. One ended up being closer to our unit anyway, but the other was unreasonably far away in the complex.
We had several maintenance issues as well. The maintenance staff is very friendly, but they only put a bandaid on the issues instead of really fixing the problems. We still have issues with our kitchen sink, Black mold, and our messed up and disgusting dishwasher which we haven’t been able to use since we moved in 2 years ago. Some of the cracks and holes that were not taken care of properly or at all are now bad enough where the pieces of plywood are falling apart.
Besides the one time the courtesy officer helped us figure out the property manager’s mistake of giving away our carport, we haven’t received any call backs or any help since then no matter how many times we call. We weren’t moving out until the 18th, but they rented out our carport AGAIN to a new resident as of the 1st. At least this time, they took it back from the resident and returned it to us, but a second time?? I’m currently sitting outside the gate of the apartment waiting for the non-existent courtesy officer to call me back about towing the person who illegally parked my carport. No, there are no other open parking spots unless I illegally park in someone else’s carport.
We were locked out once and called in for help after hours. We received a text message saying that they deemed the issue a non-emergency and would get back to us the next business day. This happened on a Friday evening. You expect me to get a hotel or something for the weekend until someone calls me back the next business day (Monday)? We were just lucky that soon after that our Uber driver told us he had them in his car and would drive back up to drop them off. Thank god.

Read moreMy husband and I lived in Stonebriar of Frisco for almost 2 years. We had multiple issues with both the management staff and the maintenance staff. Here are some of the highlights. For our last lease renewal our letter stated that our rent would be going down from 1157 a month to 1006 when we got this we decided to sign a new lease even though we weren't super happy with the apartment. I contacted the office and stated I wanted to renew our lease I was told they had to prepare it so I waited about a little over a week and went back in no new lease. I went back to the office 4 times to sign the lease, on the 4th time we were told that the renewal letter was wrong and the rent would be increasing around $100 more a month. By then we were around 2 weeks to our lease being up and had no other option but to sign another lease. We were pretty much coerced into signing a lease. Rather than make it right and give us the rent amount on the paper the management only let us keep the rent amount the same. It is like Walmart advertising a price for something then not honoring it, its just bad business. When we moved in our windows leaked every time it rained and they didn't just slightly leak it flooded into our apartment creating mold and very wet carpets. We put in multiple maintenance requests only for them to marked done or just disappear. In fact that became a trend we would put in a maintenance ticket and it would just not be addressed at all until we threatened to contact corporate in that ticket. It took about a year and my husband going into the office for them to do anything about the windows. Now after we have moved out they are wanting to charge us nearly $500.00 to replace the carpets which were not new when we moved in and just had normal wear and tear from us. We had no children and no pets on the carpet so there is no reason we should have to replace the carpet. Our AC never really worked, it constantly leaked water into our 2nd bath tub and made that bath tub out of commission all of the time. The master bedroom was constantly nearly 10 degrees warmer than the rest of the house so the only way keep it cool was to set the AC low and deal with the 200.00 electric bill. Right before we moved out our AC went out completely at the end of June. Our apartment was reaching over 90 degrees during the day but since we were moving out our AC was not a priority. When we disconnected the washer from the cold water facet we had to actually go out and turn off the water to the whole apartment because the facet was shooting water and flooding the apartment. So we immediately put in a maintenance ticket the next day it was marked completed so we returned to the apartment to clean only surprise surprise it was not fixed. By then we had enough of the maintenance dept and always being strung along so we had no other choice but to leave the apartment as is. Now this lovely apartment is trying to charge us nearly $1,000 in honestly BS charges. We have contacted the corporate offices so hopefully they can assist with all of our issues.
