Unfortunately, I’ve been living here since 2021. The only reason I have stayed this long is the distance to school, HEB, Walmart, work, and downtown is hard to beat. If rent remained about the same price each month or fluctuated back and forth $10-20 I’d be ok with it, but rent has been increasing the last several months by $5-25 dollars each month and when I ask about it, they claim it’s the water bill and they “aren’t in the business of water” and “aren’t making a profit” of charging me more money. For example (estimated price simplified for example), one month was $1,010, the next $1,020, then $1,035, etc. It hasn’t gone down in price even when I was gone for more than 3 weeks traveling, where I did laundry, showers, cooking, dishes, etc. elsewhere and my water bill still increased. We also get notices of water shutoffs and somehow the bill still increases.
I’ve had problems with my AC not working or it drips gallons of water on the bathroom floor and I’ve placed more than 13 requests to get this fixed, and every time it starts leaking again after 1-5 weeks of it being “fixed.”
They aren’t great at filing paperwork as I told them day one I had a pet and I paid the fee and filed the forms out then they started charging more for pets as they never put that info into my file.
Ms. Liz is hit and miss on whether or not she’ll help. I called the office yesterday to say they didn’t fix my ac leak after maintenance had been there twice and closed my request, and she still hasn’t contacted me. To be fair, this may be someone not passing this info to her, however it’s hard to say.
When I walk my dog, there are easily 50 coach roaches or water bugs scurrying around outside. I had problems with roaches in the apartment since move in until fairly recently. I keep my place clean, I vacuum, carpet clean, take out trash nearly daily, dust, do my laundry, and rinse my dishes after meals. I still have bugs crawling and flying all over.
The security lets most people in without checking ID. Several of my neighbors cars were broken into earlier this week and Pavilion has been silent on it.
One of the first months I was here I was towed for parking in a poorly labeled “reserved spot” when I was told signing my lease that was something they no longer offered. I had my resident sticker in the window, and my car wasn’t there more than an hr before it was towed. I wasn’t notified my car was towed, security didn’t have any record of a tow truck entering or leaving the facility, and when I called the number they gave me it wasn’t even the right company.
Also, in the lease it states you shouldn’t back in your vehicles when parking, I’d say 1/3 of the people by my building back in and block the sidewalk forcing me to walk in dirt/mud, or in the street. I’ve sent emails to the office about it, and they’ve done nothing about it. Meanwhile, I was given a citation and threatened with a fine for placing small amounts of trash in the trash bin by the laundry. They stated it was in the lease, but I never found it with the code they gave me.

Here is my account of what it's like living here.There is absolutely no visitor parking whatsoever and way too many permit parking spaces. If you have friends who frequently want to come visit you they will not be able to find a visitor parking spot in the ENTIRE complex. These spots are usually taken up quickly by the hoards of people who live with 10-20 residents per unit since they only give out a max of 2 permits per unit. So visitors are forced to park in permit spots and risk getting towed. Secondly, their units are infested and I mean INFESTED with roaches. We've had pest control come by already but to no success. Once you start seeing tiny baby roaches you know you have a problem. That means they are thriving and reproducing inside the walls. My wife and I keep a very clean apartment but we still find these tiny roaches everywhere! It's disgusting. The tenant upstairs are not very loud but the insulation of these units are so piss poor that we can full out hear their conversations and when they walk around. It was so annoying that my wife couldn't even study in the comfort of her own home. It wasn't the neighbors fault they weren't being loud. It's just a poorly built complex. Everything is old and run down. The washer, dryer, and refrigerator all make a loud buzzing sound which the maintenance people say is normal. The dishwasher basically just sprays water over your dirty dishes. They come out looking the same as when you put them in. The water pressure in the shower is horrid and hot water runs out in literally 10 mins. If you frequently order things online you will not like living here either. Their front office doesn't take packages so most times they will just leave it in front of your door. I've had 2 packages mysteriously disappear after the tracking number has said it's been delivered so that will tell you what type of tenants they have living here. Not all are bad though. Maintenance is quick to respond though, and the security personnel at the gates are very pleasant. Especially Chris who's always smiling and very friendly. The front office staff on the other hand is a joke especially the manager whose name I don't remember. All I do remember about her was that she was rude and after a confrontation with her about parking she told me she didnt care if I wrote a bad review about the place. Read moreMy mom and I have lived at Pavilion place for about two years. We totally regret signing the second lease and having to endure the unacceptable service and accommodations that they offer.
The parking: I understand that living in a big city parking is not always going to be easy or available, but they could definitely do things different. For example; check vehicles each day to make sure they have a permit and maybe assign each apartment one parking spot and not have to reserve one and pay extra. Yes charging for the reserved parking is good for the revenue, but they really should think of the residents who just want to come home from work and not have to park out on the street or even another block each day. Visitor parking should be last priority and should be reconsidered on where it is.
Customer service: Most of the leasing agents don’t treat the tenants with genuine interaction. They should thank the residents for advising them of things that are going wrong in the unit/complex and follow up with work orders. They lack In the ability to follow up with work orders and sometimes we have found ourselves waiting a day or more in most cases for someone to come and fix the problem. We are the ones who have to call and check in if things have been fixed or if someone is actually coming and it is totally unacceptable. One thing they are on top of rain or shine is each month when they deliver the late rent payment notice but it seems like anything else they fall short of service on.
Security and safety: Well from what I was told is there’s no security on property or video cameras that could help a resident (for example) if their car was broken into, or they were attacked. Don’t let the person at the gate fool you as they are actually only a gate attendant. My question is why have a gate attendant if cars are still able to get in at the back gate that’s mostly broken or people just wait for a resident to open it with their card. If you ever lose your gate card I hope the attendant doesn’t give you a hard time like they did me. There is no sense of safety on this property, and they really need to invest their revenue into doing something about it.
