When you sign up for a lease, you will have 3 days to report of any issues with your apartment. In case anything, management will take care of that. However, if you miss something forget about the security deposit.

The real problem begins when you start living. Paints will chip off quickly on its own within a couple of months. Especially near the AC unit and bathrooms. Same is with wooden floors , they worn out. Not sure if they are of cheap quality or bad installation, they get worn out within couple of months. Be sure to pay for the same from your security deposit when you end your lease and decide not continue over. The charges are also ridiculous, they do charge some $400 bucks for 600 sq ft apartment for repainted. $200 bucks for cleaning charges (carpet / drawers / bathrooms).

Bathrooms are okay. If someone who has habit of living in other spacious apartments may find it claustrophobic.

If you are on 1st floor, you can easily find out when your upstairs neighbor goes to bathroom. Even if someone walks at night upstairs - you can easily hear the steps.

Kitchen are good, with latest appliances. Never faced any issues with the appliances.

There are enough laundry rooms, which are clean. Washers are of lower capacity but it gets the job done. Dryers are okay.

One carport for one apartment. If you have more than one vehicle, you do get pass to park in open spaces. But if you are late in the evening, you will have to roam around the apartments to find one vacant spot. Sometimes you won’t find one.

Security: As this isn’t a gated community nor the management has any security cameras, be sure to take care of your belongings. Do not leave anything on your front porch. Lots of things go missing. If you own a bike , please keep inside your apartment. There are lot of bike thefts cases in daily basis.

I am not sure, if there is a problem with water system in the community . Hot water shuts for half a day every month for maintenance. Don’t worry you will get advance notification from...

I’m honestly not sure where to even begin with these apartments! Beautiful, amazing and convenient location. Literally 10 minutes from shopping to beaches to entertainment. However, the best part about this place has been the staff! Our situation was a little different.. we were moving our kids from Oklahoma to Cali (that in itself was hard) and we were in the process of buying a house so we had to be very careful with anything we did running our credit etc. after being shot down NUMEROUS times by different complexes, I explained our situation and Carissa jumped in immediately to walk us through everything.. she made the process so easy it felt like it was too good to be true. Anytime Carissa was not in the office her coworker Lindsey jumped right in and never skipped a beat! They kept each other informed in detail every step of the way! Everything from the initial application to the move in date was an absolute breeze. They focused on the fact that they were students just starting out and went above and beyond to help make things happen for these boys. (Did I mention, they juggled all this dealing with FOUR boys from different states and managed to keep up with getting them all on the same page.. lol). I am beyond grateful that these ladies worked so hard to make this happen for all of our boys. They went above and beyond at every turn. If ever they both were unavailable, someone else jumped in and knew right where they left off.. I never had to go over things if someone new had to jump in.. I still live here. It's a decently convenient place for me, convenient access to stores, nice surroundings, etc. Mostly, I have no real strong opinions of the property management itself, so I would have done like a regular 3/5 but there is something that downgrades it to 2/5. The problem now as of 7/7/20 is strange, sputtering, very low flow in the bathroom sink, like air is in the pipes. Pretty annoying to shave and you can barely get water on the razor to clean it. And sometimes the shower is not warm for a few minutes. This has been going on well over a month.

The main issue (not management's fault) for me is the weirdness of the people living here. I would give it a 1/5...Disappointing because I moved to this place in Irvine because Irvine is supposed to be courteous, civilized, very vanilla etc. Other apartment complexes I've lived in, I'd never hear a peep from any one. Maybe its the walls of the contruction, could be thin. People are talking loudly in the night. People fighting on the phone on their balcony. People are threatening to throw people out of their apartments. Sometimes cars pull up playing loud music later at night. People here are totally incompetent and are hitting cars in the parking areas (happened twice, big booms). The couple living under me is always inconsiderately slamming the damn door and it shakes the entire building. There used to be a weird guy on the other side of my wall that imitates the Mickey Mouse (really well) voice and stages puppet shows or talk shows with himself. Not sure if he is still there or not, maybe that's a serial killer. Very annoying guy somewhere near me that throughout the day will repeatedly moan the same lines over and over, "noooooooooooo, whyyyyyyyy", "noooooooo whyyyyyy". Broken record 20 times almost every day, what is your problem man, do you have Tourette's? Are you retarded?
