YOUR PACKAGES ARENT WELCOMED HERE! The building starts to randomly REFUSE residents' packages recently for no reason. You have no idea whether the building will take your packages or simply give back to delivery guys. I guess the front desk is severely understaffed. As a result, they don't want to or don't have the time to handle residents' packages. The CORRECT solution for the management team is to HIRE MORE PEOPLE! Not DROPPING residents' packages!!! Reply to the owner 2022/07/15: - I appreciate that you are taking actions. But I don't think the problem is solved if you just put a notice saying "all packages will be accpeted" WITH A EXTREMELY **TINY•• LINE "PER RULES AND REGULATIONS". - What are the RULES AND REGULATIONS? Can you send an email to every resident now and when you decide to change it? There's no communication. We never know there is a new rule "PACKAGES ABOVE 50lb or 2ft WILL BE REJECTED" until we GOT IT REJECTED. It would be nice if you can let everyone be aware such rules. - What I said is true. I know MULTIPLE packages were rejected for random reasons when I wrote the first time. I lived in this apartment, the only motivation I have for this post is to get the problem fixed. - AGAIN, PLEASE HIRE MORE STUFFS TO HANDLE PACKAGES. I still believe the frontdesk guys should be treated better. They are nice guys and it doesn't make sense to ask one guy to take care of ALL PACKAGES DURING EIGHT HOURS SHIFT WHILE DOING THE FRONTDESK JOBS. Other buildings have two or three guys working behind the scene to handle packages! Yes, 9/10/30/50R all only have 1 people in the frontdesk, but 88R has much more residents and people just moving in will have more packages than people who live for a while.

On the day of our tour Oscar was incredibly welcoming as he showed us around the properties, validated that our needs would be met living here, and answering all our questions. He also gave my partner and I the space, as a couple, to discuss and decide without feeling pressured, not that it was a hard decision! As we started the application process the whole leasing and management team cared for us by answering every question with thoughtful resources and support. Upon move-in the service and care for tenants didn’t stop! Brian has been a great resource for our day of move in and all follow up questions. Also the front desk, maintenance and cleaning teams are the greatest asset to this building!! Everyone is always incredibly kind, greets you with a smile, are determined to help with anything you need and they ensure you feel at home no matter where you are on the property. The location itself is unmatched to any living experience I’ve ever had whether it be the fantastic access to anything you need or onsite amenities to keep you at your best, this entire location has been crafted around building a fun, engaging, safe, community!

Would not recommend this place. Don’t let the 4 star review fool you, the majority of the high reviews are from people attending the rock climbing class or pumpkin painting events where they’re asked and incentivized to give 5 stars but have nothing to do with the building itself.

Firstly, the elevators are a complete mess, go down frequently and people get stuck in the often. Secondly, they charge you quite a lot for amenities that are either not working (good luck figuring out the movie room or having all the pieces in the podcast studio) or being occupied by a legion of children. They let the schools in the surrounding buildings use the basketball courts frequently during the day and the night.

Then there’s the terrible internet service that’s apparently owned by the owners of the building that’s absolutely terrible even if you have the best version. Don’t think you can work from home and do video meetings because it will constantly freeze and/or go out on you.

They expect people to pay $4000+ for an “amenities building” that doesn’t even have a 24 hour concierge and charges you $100 if you lock yourself out just to have someone walk up to let you in. They also can’t keep front desk people for anything, constant revolving door of them, likely because they treat their employees like they treat the residents.

They tried to raise my rent by $800 from an already high rent because “I live on the second to last floor” but don’t take into consideration that the rental space they have above me constantly has music blaring until 11PM sometimes on a Sunday and other weeknights that makes it impossible to relax let alone sleep. I don’t have a view that faces the city or the Statue of Liberty, faces into NJ which isn’t terrible but not worth the insane amount they tried to charge me for my apartment. I can understand if I was higher up facing the city and actually having a view of the city being that high but my view into NJ is no different than someone 10 floors under me, yet when there’s a fire alarm and your told to evacuate you have to walk down THIRTY plus flights of stairs only to only find out after walking down 20 there is nothing and you just did all of that for nothing. But it’s great living so far up right?

If you like an apartment building that’s pretty to look at but built cheaply and ran terribly, 10/10 recommend. If not, look anywhere outside of liberty harbor. They don’t care about their loyal tenants at all. There’s a reason people are moving...

I’ve lived at 88 Regent for a year, and unfortunately, the experience has not lived up to the premium rent.

While the front desk staff and maintenance team are incredibly kind and helpful, the building itself suffers from poor construction and weak management. It was clearly built as quickly and cheaply as possible, and those shortcuts show in the daily issues residents deal with.

Over the past year, we have experienced multiple extended water outages, some lasting for several days, and are currently in a power outage that has gone on for more than 48 hours with very limited communication from management. The elevators frequently go out of service, and the walls in our unit literally crack when it is windy. This building is not suitable for elderly residents or anyone with physical disabilities due to ongoing accessibility and reliability concerns.

Another major frustration is that many of the building's amenities, including the pool and grills, are shared with other Liberty Harbor properties. In the summer, these shared spaces become overcrowded, often making them unusable for residents of 88 Regent who pay a premium to live here.

It is also worth noting that there is an active lawsuit related to the building’s construction. The suit alleges serious labor violations by the ownership and management companies, including unpaid wages, lack of sick leave for workers, and failure to contribute to critical state funds such as the New Jersey Unemployment Compensation Fund, Disability Benefits, and Workforce Development funds.

If I had known that the people behind this building treat workers and now residents more like checks than human beings, I would never have chosen to move in.

Overall, while the on-site staff do their best, the building is poorly constructed, poorly managed, and does not offer the quality or exclusivity that residents are...

We recently moved out of 88 Regent Street, and had a pretty enjoyable time while living there. Really nice amenities, amazing front desk team, great location, etc! One thing I will say, is the apartments LOOK nice, but they're cheaply made, which you learn pretty quickly after moving in. Where things get bad is HERE: The turn over of staff at both the property and the management company is INSANE, and the current individual who "runs" part of the operation - Julien - made our move out process absolutely awful. We booked our elevator to move out a while in advance, he TRIPLE booked the elevator (how on earth does someone do that) which meant we had to pay our movers double due to not being able to move out using the freight. He also was completely unresponsive to emails requesting details about the move out process in general and would not accommodate a walk through the entire week before we left, meaning he did it after we'd moved out (we were on a time crunch as we moved out of state 14 hours drive away). Knowing that they would more than likely try to take advantage of the situation, we took an extensive video of the apartment when we left to cover our bases should they try to charge us for something outlandish. What do you KNOW - THEY DID!! Over $300 in damages for a pretty much spotless apartment? I asked for proof of such damage and have had radio silence for weeks. Take your money elsewhere. Sure, $300ish isn't a ton of money, but it's the fact that they nickel and dime you for EVERYTHING here. Even use of some of the amenities, which btw when we moved in were free.

I've lived in various managed lux buildings in Jersey City, and I wouldn't live in a Liberty Harbor building again, go spend your money on a place that is better because...
