I had a wonderful experience with Daniella and Alton in the leasing office; they are truly amazing! The front desk and maintenance teams are also incredibly friendly and dedicated. Unfortunately, the building itself has tons of issues - false alarm every month, water tank damage, crazy dog barking issues, etc. On top of that, the construction around the building is a major drawback. It often starts as early as 7 AM over the weekdays and is extremely loud. there are two large dogs on my floor, and I can hear them barking constantly when their owners aren’t home :(. If you’re a light sleeper or work from home, the combination of construction noise and barking dogs makes it difficult to find peace and quiet here.

I strongly recommend visiting on a weekday, as the construction usually pauses on weekends and you won’t get a true sense of the noise level otherwise.

【UPDATE】‼️⚠️BEWARE — DO NOT LIVE HERE OR EVEN APPLY!!!! — You Might Get a Debt Sent to Collections Without Ever Living Here. ‼️ Update: Responded to their reply — full details below the line. 【Their response somehow made it worse. The whole mess started with zero communication and complete mismanagement. When I first asked with full evidence, they brushed it off as “maybe a mistake” and pointed fingers elsewhere. Said a manager would handle it — no one ever did. got their response after I fixed everything myself😂. Now they’re tossing out new explanations I’ve never heard before and acting like resolving their own mistake was some kind of favor😂. It’s honestly dishonest and irresponsible. Be careful dealing with them.】 I would like to clarify a few important points from my side: At no point during the application process was I formally notified of a holding fee. I never received any official document, invoice, or written communication outlining this fee or its refund conditions. If such a fee was required, I should have been clearly informed before any financial obligation was assumed. The application form I signed did not mention any holding or amenity fees, nor did it provide any explanation of penalties or cancellation timelines. Therefore, I was unaware that any non-refundable charge was associated with the unit being placed on hold. If there were fees expected, I believe your team had a responsibility to clearly communicate them — especially before referring the matter to a collection agency. The fact that the balance was sent to collections without prior explanation was alarming and disproportionate.(I provided clear evidence showing my statements.) When I received the initial billing email back in October 2024, I immediately replied to request clarification. I received no response. No one from the leasing office followed up or explained the basis for the charge. Additionally, no one ever mentioned an outstanding balance in any prior communications. 5.To be honest, I can’t even clearly remember whether I ever paid the application fee — but that’s exactly the issue. If I hadn’t paid, then why did the screening process begin at all? The only document (application form) I signed clearly states that screening would not occur until the application fee was paid. SUSPICIOUS

In the end, I paid the $125 under protest, without any valid or clear evidence provided by your side — not because I believed I owed it, but because I wanted to put an end to this frustrating process and restore my credit record. I made the payment without receiving conclusive documentation, simply because I could no longer afford to waste more time on a situation that was mishandled from the very beginning.

‼️‼️Be very careful giving this property your personal information. I never signed a lease, never moved in — yet months later, they sent me a surprising “move-out fee” and forwarded it to a debt collector. My credit score dropped 100+ points.‼️‼️‼️

Their receivables team now says it’s “not their responsibility,” yet they were the ones who sent the original bill using my info.

We would like to share our horrible experience with One Grove Leasing.

Extremely Late Response Time We contacted One Grove and submitted our application around late November or early December. We received application approval by mid-December and signed the lease. However, they counter-signed the lease in mid-January, a month after we had signed, which was too close to our move-in date. We tried to contact the leasing office, but they continuously ignored our concerns. This caused us a lot of stress, frustration, and insecurity, as we were at risk of becoming homeless.

Deceptive Practices Regarding Promotions and Parking They misrepresented the concessions and parking availability. It turned out the concession was lower than they had initially mentioned, and parking for an SUV was not available. They should have informed us of these issues before we paid the $850 application fee. Failure to do so is, at best, misleading, and at worst, a scam.

Numerous Negative Reviews What we heard about this building was extremely concerning. Negative reviews about this specific property are easily found online. Even more troubling is that a public article exists where the FTC sued the largest landlord in the U.S. for unlawful practices.

Failure to Ensure a Safe Living Environment Given all of these issues, we believe this place is not a safe environment in which to live.

We hope this management company learns from our experience. At the very least, the $850 application fee should be refunded. First, they failed to specify the exact concession amount and parking availability before we paid the application fee, which could be considered a scam or fraud. Additionally, $600 out of the $850 fee was collected as a deposit for an amenity fee. Note that they have previously been sued for unlawful...

Incredible building! The atmosphere here is warm and inviting, and the residents are friendly, which creates a true sense of community. The staff is exceptional—always helpful and genuinely kind. The concierge is knowledgeable and goes the extra mile to assist with any questions. If they don’t have an immediate answer, they’re committed to helping you find it.

The leasing office team is very responsive, whether you reach out during office hours or via email. Their availability and support make a big difference. The overall vibe in the building is calm and peaceful, and all the shared spaces are extremely well maintained.

Even with many dog owners in the building, the cleanliness is impressive. It always smells fresh and looks spotless. The maintenance team is also outstanding—always willing to help, and they communicate clearly and confidently about any unit issues.

This building truly feels like home, thanks to the great people and excellent service....
