I never received any official document, invoice, or written communication outlining this fee or its refund conditions. If such a fee was required, I should have been clearly informed before any financial obligation was assumed. The application form I signed did not mention any holding or amenity fees, nor did it provide any explanation of penalties or cancellation timelines. Therefore, I was unaware that any non-refundable charge was associated with the unit being placed on hold. If there were fees expected, I believe your team had a responsibility to clearly communicate them â especially before referring the matter to a collection agency. The fact that the balance was sent to collections without prior explanation was alarming and disproportionate.ďźI provided clear evidence showing my statements.) No one from the leasing office followed up or explained the basis for the charge. Extremely Late Response Time We contacted One Grove and submitted our application around late November or early December. We received application approval by mid-December and signed the lease. However, they counter-signed the lease in mid-January, a month after we had signed, which was too close to our move-in date. We tried to contact the leasing office, but they continuously ignored our concerns. This caused us a lot of stress, frustration, and insecurity, as we were at risk of becoming homeless.
Deceptive Practices Regarding Promotions and Parking They misrepresented the concessions and parking availability. It turned out the concession was lower than they had initially mentioned, and parking for an SUV was not available. They should have informed us of these issues before we paid the $850 application fee. Failure to do so is, at best, misleading, and at worst, a scam.
Numerous Negative Reviews What we heard about this building was extremely concerning. Negative reviews about this specific property are easily found online. Even more troubling is that a public article exists where the FTC sued the largest landlord in the U.S. for unlawful practices.
Failure to Ensure a Safe Living Environment Given all of these issues, we believe this place is not a safe environment in which to live.

Even with many dog owners in the building, the cleanliness is impressive. It always smells fresh and looks spotless. The maintenance team is also outstandingâalways willing to help, and they communicate clearly and confidently about any unit issues.
