Pros:
-Unlike other reviews I've never seen one cockroach or bug which is nice -I live on the top floor and rarely hear my neighbors -Great gym. Has a great gym and everything you could need minus a stairmaster (or something similar) which i would really like to see. Incline on the treadmill doesn't hit the same -study pod. If ur in school there's a study pod downstairs and it's practically sound proof which is nice to use. -Good community. The apartment regularly hosts get togethers (such as a waffle bar) and outside on the lawn there is frequent events there held by little elm. -no hidden fees. Only fee is a technology fee for the door which is $50. Which is nice compared to other apartments. Rent is generally good too for the area $1600 for a 2 bedroom including water. Electricity is through a seperate company and was usually $100 for 3 people who weren't really watching how much they were using. -maintenence is quick. There was one instance when I had to go to the office and ask if they were comming but then they came that same day. Generally quick once you put in ur request. -trash chute inside the apartment. You dont have to set your trash outside ur door or the complex. There's a trash room in the apartment on every floor and is very convenient -installed a market place of sorts. Not very big but has necessities like toilet paper and feminine products. Also stuff like chips and sodas/drinks. I like to come down to get an energy drink. It's 24 hours and self serve. -nice complex. The complex is generally nice and very beautiful. The rooms are spacious and the bathrooms and walk in closets are AMAZING.
Cons:
-Apartment was extremely dirty upon move in. Notable dust in the shower and bathtub. Fridge was filthy and stuff left from the last tenet. In the bathroom there was a piece of bar soap left over in the shower and management tried to gaslight saying it was from the cleaning crew...but who uses bar soap to clean a shower (which might have been believable of it was clean to begin with). They offered no kind of compensation or solution. Said they would look into it but after a couple days of no update we decided to clean it by ourselves. Never even heard back on that front -the door on the back right side of the complex is constantly not working. Either the code thing isn't working or one time the door handle fell off and wasn't fixed for weeks. And when we moved in the elevators constantly went out but it hasn't gone out in a couple months. -the elevators. As i said they haven't been out in awhile. But sometimes they have this violent shaking when going up. Honestly feels like it's going to break and fall. At times when it happens regularly I just use the stairs. -There used to be two study pods but they took one away saying they were doing something to that room...now it's just an empty rooms with ugly chairs and not even a table. I was hoping they would turn it into a computer room (like alot of apartments have) with a printer and everything. But it's just bare and empty now. Since there's only one study pod sometimes I'll go down and it's just someone scrolling on tiktok or sleeping in the study pod.... 😭 -the delivery lockers being out. The lockers have been down on more than one occasion. Very inconvenient. Also my bf has ordered packages and never received a code. Management says they can't find it bc they would have to open every single locker and it would reset everyone's packages. Had to go through Amazon to get a refund which wasn't difficult but I mean I can only do it so many times before they get suspicious.
Overall I really like this place. The pros definitely outweigh the cons. I gave it 5 stars just bc I plan to renew my lease so obviously the cons aren't...
Read moreAvoid at all costs—this is by far the worst place I have ever lived. I lived at The District for two years under two different management companies and the second one (Greystar) was supposedly supposed to turn the place around but ran it into the ground even further.
Staff was not properly trained to help residents with issues, often ignoring emails and phone calls. Maintenance was not trained either. Each time there was an issue, they simply “slapped a bandaid on it” and called it good. My shower and bathroom leaked the entire two years I lived here and grew mold. After three failed attempts at fixing it (and getting sick every few weeks) I finally had to call the Town and contact Community Integrity to come out and run a mold test and have inspectors look at it. It took Community Integrity visiting the front office for them to finally bring in a team to fix it correctly. When they finally “fixed it” they had not sealed my shower properly which caused more leaking and they had to redo the work all over again.
The management team doesn’t let you know of changes until it’s too late, emailing residents the day they change something or the day they will be conducting testing or fire alarms.
The management company is also incredibly rude to residents and will argue over the phone, email, and in person. Heidi and her team are the rudest people I have ever met. They have the mentality in their office that the residents are always wrong—there is absolutely NO customer service here. Just arguments. They way I have been spoken to over the past two years and more specifically the past six months is absolutely unacceptable and at any other job, the employees would be fired for the way they speak to people.
In the middle of my lease, we were notified that they changed a policy and no longer accepted my renters insurance. When I questioned it they could not send me the updated policy or answer anything but instead hung up the phone on me. When I emailed them with a copy of my lease highlighting where it says they are not permitted to persuade or choose the renters insurance for their residents, they finally backed down and said my insurance was fine when initially they had threatened fines for anyone who didn’t change insurance companies.
They do not clean the buildings or hallways, trash is littered throughout the grounds. It always smells like weed and cigarettes too. The elevator in my building was broken more times than not which is an ADA accessibility issue in and of itself. Children run the halls yelling and screaming as well as in the parking lot. One of these days someone is going to get hit. It is incredibly easy to live at this property so the quality of people is low even though these are marketed as high quality/high end.
I also had one of my tires slashed while living here and when I talked to the leasing office about it they said wow that’s tough luck, can’t help you though!
They do not have cameras across the property and will never install them even though there are car break ins frequently.
We were required to pay a $50 technology fee along with our rent but the doors to my building were all broke and did not lock. All three doors have been broken for months and when I talked to the leasing office about it they said they were working on it. That was six months ago.
My building also floods every time it rains. I’m talking ankle deep water. They supposedly did foundation repairs (keep in mind these buildings are 2 years old!!!) but it did not fix the issue.

I lived at The District for two years, and unfortunately, my experience was nothing short of awful. I went in with high expectations based on the amenities and location, but it quickly turned into a nightmare. Here’s why:
Bugs as Roommates: From day one, I had constant issues with bugs in my apartment. Whether it was ants, roaches, or other pests, I could never seem to escape them. It was especially frustrating because the management didn’t take it seriously, and I was left dealing with it on my own.
Trash Everywhere: The hallways were often filled with trash, which gave the entire complex an unclean, unpleasant vibe. It was clear that the property management wasn’t doing enough to maintain cleanliness in common areas, which added to the frustration.
Horrible Smells: There was a persistent smell throughout the building, which I’m guessing was a mix of mold, trash, and poor ventilation. Even inside my apartment, there were times when the air felt heavy and musty. It was difficult to get comfortable, and I constantly felt like I was living in an unkempt environment.
Towing Cars at Night: One of the most absurd things that happened was when my car was towed from the resident garage in the middle of the night. When I reached out to management, they claimed they had no idea why it happened. This lack of transparency and accountability was completely unprofessional and added unnecessary stress.
Management Was Always Rude: From day one, the management was rude, unhelpful, and dismissive. When I moved in, they seemed indifferent, and the same attitude carried through to when I was moving out. They tried to claim I owed money despite leaving the apartment in pristine condition – it honestly looked brand new after I cleaned it. It’s clear they were just trying to make extra money off residents.
Maintenance Issues Never Resolved: Despite multiple notifications to maintenance about water leaks and mold in the shower, nothing was ever fixed. It felt like a never-ending cycle of promises with no follow-through. The poor maintenance service made the apartment feel like a sinking ship.
Paper-Thin Walls: The noise was unbearable. The walls are incredibly thin, and I could hear everything. Babies crying at all hours of the night, people having intercourse, loud footsteps at 5 AM – you name it. It was impossible to get a good night’s sleep, and the lack of soundproofing made the entire living experience miserable.
Smelly Dishwasher: There was also an issue with the dishwasher, which would cause the apartment to stink when used. The smell was so bad that I ended up avoiding using it entirely, which is ridiculous for any apartment, especially one that costs as much as this one did.
Cheap Construction: The apartment complex was clearly built cheaply, and it showed. From the thin walls to the overall lack of quality materials, it felt more like a temporary living situation than a place I could call home. The apartment was just poorly constructed, leading to issues with comfort, noise, and maintenance.
Final Thoughts: If you’re considering living at The District, I highly advise you to look elsewhere. It’s not worth the money or the frustration. Between the constant maintenance problems, rude management, noise, pests, and overall poor living conditions, I regret spending two years here. This complex may look appealing at first glance, but once you move in, you’ll quickly realize it’s a cheap, poorly managed place that fails to deliver on its promises.
