—2024 update— Management has gone downhill fast. Recent positive google reviews are from actual leasing office employees who live here. Their own boss responded to their review
Homeless people have been and continue being found after hours sleeping in elevators, lounge areas, pool bathroom, stairwells, lobby, and more, multiple times over the last few years. Cars vandalized, broken into, or stolen from gated resident parking garages. Major maintenance problems. How many emails did residents receive giving us notice of all these incidents? ZERO. To this day, Bozzuto/vantage management has never acknowledged the suspicious activity that goes on in our building. And they have been informed of it all. Instead, staff choose to email about dogs barking and where they can or cannot potty, flags and decor being hung on balconies, and which bodily fluids can and cannot enter the pool. Seriously. Not a single message has been sent about anything that poses a real risk to residents. Security here nonexistent. No video surveillance in resident garages. No security to uphold fobbing system of building. After 9pm concierge leaves, you’re on your own.
The amount of maintenance requests submitted for things such as working lighting outside in common areas could wallpaper the 5th floor penthouse. For months and even today, only a couple lights turn on outside. The dog area is a lost cause since owners still need a flashlight to find any dog poops. Considering you may run into any random homeless person at 2am, the lights never working outside in the courtyard is nothing short of problematic.
I’ll defer to other reviews to touch on broken garage gates, water leaking, pipes breaking, water damage. Those are very real issues.
The current team simply does not care to improve the grounds, unless [life hack] you get their regional managers involved. Maintenance team does work very hard and that has never gone unnoticed.
If you still choose to lease from this team the 7+% increase on rent when you go to renew it may finally convince you otherwise. Look at the website and count how many units are available at this moment. It’s more than 15-20 units, am I right? Bozzuto should be ashamed.

—April 2023– There’s been an increase in non-residents gaining access to the buildings by following others into the lobbies after fobbing in. Multiple homeless individuals have been found in the elevator(s), the lounge room, and pool bathroom requiring police assistance to have them vacate the area. As expensive & pretty as the complex is, PLEASE know that Vantage DOES NOT HAVE SECURITY nor any after hours emergency personnel to call for safety or property concerns. It’s either you deal with it yourself or you call 911. Read other reviews for more info on safety issues.

Read moreThis review is for any potential renters looking here. I do not recommend it. The property is nice, the staff is nice, and the maintenance team is good. However, the building itself was built poorly. I live on the first floor of the north building, and my apartment has had water leaking from the ceiling twice in 2 months, I’ve lived here less than 7 months. The first time from a poorly installed water line above me, and the second from a dishwasher malfunction. The damage to my apartment is not enough to involve renters insurance. But it is a major inconvenience. The leaking has been in the master bedroom closet, which is a nice large, walk-in, that we of course have full of stuff. So when leaking causes you to have to quickly remove all your belongings, have it spread throughout your place, then the water drying process puts you out of your room for multiple days because you can’t sleep in the humid, smelly, loud room, it is not worth the price of rent here. I highly recommend living somewhere else. Read other reviews and you’ll hear more about water leaks and water damage. The apartment management can’t and won’t do anything to compensate for a major inconvenience. They’ll fix it as soon as possible and you’re expected to move on with “we’re sorry.” I get that it’s not the management’s fault. But bozutto is a large corporation and they don’t care. I pay a lot of money for a two bedroom and not being able to use my main closet or sleep in my bedroom shouldn’t just be apart of how renting life goes. Can’t wait to move out of this place.
Other warnings, mosaic is very loud with people’s cars, loud exhaust sounds, and alarms going off all the time. I’ve seen random people sleeping in the common areas of the apartment building. Read moreWe've lived in the building for nearly three years and enjoyed great service and maintenance from the prior management as well as the new folks who've taken over recently.
We enjoy gourmet cooking quiet a bit and chose Vantage because of the gas stoves that are nearly impossible to find in apartments. Over the holidays last year while we were entertaining family the fridge went out and maintenance was in, swapped the failed heat exchanger, and saved the meals, completely appreciated it.
The new management has been courteous and responsive as well. Our garbage disposal started spitting water out of a crack and I walked downstairs in the morning, spoke to the front desk and maintenance hero who was walking by and it was swapped out that evening before 6.
Those are the only two major issues in three years we've had and they were dealt with surprisingly promptly.
Even though we're thrilled with the gas stove/excellent kitchen arrangement it was honestly the quiet that sold me. The Mosaic area has several fantastic communities with great floor plans and amenities but none are built with concrete floors and substructure like this building. The result is we've never heard anyone walking above or noise from below. My understanding was they were built to be condos originally but then the plan switched to rentals so everyone benefits from what should have been quality condo construction. There are still a dozen or so condo 'owners' in the building so you can chat with them about the history.
Bottom line, we enjoy the space, the pool & patio BBQs, the gym is minimal but we exercise at work so no issue and they have a deal with the cosmic gym downstairs if someone wants it, and walking to Metro/work/grocery etc is priceless.
