I've waited a whole year to give river rock a review and its finally come to that time here's why.
I called myself wanting the best that mishawaka had to offer and I think from the outside appearance of river rock you may think thats what your getting but youll be suprised to find it's not. Not anywhere close. What could have been an extremely nice place is over shadow by cheap business tactics and short cuts on trying to make everything seem better than what it really is. Here's my pros and cons lists for anyone actually wanting a review of this place. I'm going to be nice and start with pros first (even though they don't deserve it.)
Pros: river rock provides a slight taste of a modern Los Angeles experience in Mishawaka with some very nice floorplans and views to match if your facing the river. It has slight security which is nice if you're like me who wants no one coming by unexpected. This however is as nice as they deserve as an apartment place.
Cons: This is a long list so let's get ready. During my year lease at River Rock I encountered horrible and I mean horrible maintenance staff. I've come to the conclusion that the man never once knew what he was doing and was just the friend of the property manager as they reflected the same behavior. He never fixed anything. Our slide doors had screens missing he couldn't fix that. He even went as far as putting the wrong door on our bedroom leaving the handle upside down. Our washer broke 2 times and I didn't even bother trying to get lights fix because sadly I didn't think he was capable of doing that. The property manager will take a dig at you when ever possible and don't for a second think she cares about nothing more than getting the money from you on the first because she doesn't. Also by first I mean first so all of you who may be thinking there is a grace period your completely wrong and I would becareful of this. If you don't pay on the first which can fall on the most unorthodox days you'll be subject to a fine. If you don't pay by check you also can get hit with another fine which is 60 dollars to pay online.... It's 2018 everyone pays online 😠. The amenities are sub par. Nothing screams luxury at all and thats saying alot given the price tag. The sound proofing is terrible you will definitely be able to hear your neighbors and surprisingly all of this is still not the worst to come. I had the corner spot on the fifth floor because I thought it would be the nicest and I was wrong. There is a condenser on the roof which howls loudy!!!!! So loud that people could hear it when I was having phone conversations. The washing machine smells like sewage and that's due to once again poor development. The elevators are ridiculously slow and some how sound older than 20years. The garage door to the parking area broke like 5 times during my stay and they even spilled concrete on my car so now it has to be repainted.
If you're thinking im ranting im not this place kinda sucks and that's the jist of it. Can't use your balcony because of the bugs. Can't leave your blinds open because you see right into your neighbors homes. They weren't smart enough to put one way tint on the glass so you could at least have your blinds open during the day. I'm sure at this point you're thinking it couldn't get worse You're wrong. The water heater holds maybe one shower Worth of hot water then it runs out. The internet wiring wasn't done properly as told by the Comcast guy so you never get 1gb speeds.
During my stay here I already was thinking about where I'm moving to next and that's the way youll feel. You'll never want to be there longer than a year and this is the truth. If you want to leave early 2 months rent. Want to leave at the end of the year??? 2 months notice in writing or they will get you for more money like they did me. Loved: • Views (if you’re on the right side of the building) • Huge apartments and rooms • Reasonable utility bills • Safe parking (for a bit extra) • Right next to bus stops and biking trails • Proximity to parks and restaurants • Maintenance is kind and responsive • The rotating cast of office staff were really friendly and as helpful as they could be • No EV chargers, BUT you can get a parking spot near a standard outlet to plug in
Didn’t love: • Shifting ownership – we had 3 management companies in our 2 years living there • Difficulty reaching office – because of all the owners, staffing was inconsistent, which could mean bad things for emergency maintenance; a neighbor was locked out all weekend once because no one was around to help • Quality of apartments – We once had water pouring in from our upstairs neighbor’s bathroom; our windows would drip on rainy days and maintenance couldn’t fix it; kitchen faucets drip, even after being replaced; a neighbor had dirty kitchen sink water leaking into her bedroom; the list goes on • Noise – you can hear every footstep from your upstairs neighbors; I’ve had loud neighbors in other cities, but this building turns quiet neighbors into noisy ones • Balconies – AC units expel all their heat right onto the balconies, making them a bit useless on most summer days (even if you turn your AC off to avoid the hot air, many balconies also support your neighbor’s AC units); also be ready to endlessly scare away pigeons, which will poop on everything all the time
All in all, I enjoyed my time there. But I was also ready to leave. Just not the right value for the price-point, especially with rent...

Angie and Kolton transformed this property from a decent place to live a great place to live. They had a lot to do as there was a property ownership change, which seems to have benefited the tenants. These two came in and built relationships with the tenants and advocated for us. The updated gym and other amenities are a plus now too. Kolton runs the property maintenance and is always friendly and professional and responsive. We only moved out because our plans weren’t long term for apartment living.
13 months ago when first moved in…
We recently moved into this apartment complex. We were really selective about where we wanted to live, and this location is near a lot of parks and fun activities for our family. We also liked the designs of the apartments. We wanted something that was pet friendly and also a little stylish and easier to clean. Hardy plank flooring throughout and no carpet was a major plus.
The amenities of the property are what we needed, including secure covered parking spaces for our vehicles. Premium parking and pets are extra fees....
