As a resident of Chandler Residences, marketed as metro Atlanta's most exclusive and expensive apartment community, I must express extreme disappointment. Despite premium rent, my six-month experience has been marred by significant, unresolved issues and demonstrably incompetent management, compounded by alarming privacy violations you'll discover after move-in.
Key Issues:
Monopolistic, Deficient, & Invasive Internet Service: Un-Upgradable, Unmanageable, & Privacy-Compromising. The provided AT&T Fiber WiFi is severely inadequate (weak signal in a 2-bedroom unit, requiring a 50-foot ethernet cable running across my apartment floor daily as a workaround to provide connectivity to my home office). This internet service cannot be upgraded or replaced and you cannot buy a solution to extend coverage as it is proprietary hardware provided by AT&T. Residents are blocked from using any other internet provider, creating a complete monopoly. Critically, residents cannot even contact AT&T directly for connectivity issues; the sole recourse is filing a maintenance request (akin to dishwasher repair) and awaiting property management intervention to fix your internet. Worse, because management controls the internet account, they possess direct and unfettered access to all resident internet traffic, modem logs, and browsing history – rendering resident personal information entirely unprotected. And you cannot even purchase your own service from AT&T or move the modem into your own name to protect your personal data and internet traffic. Your only alternative is Starlink- management has blocked everything else permanently.
Malfunctioning Payment Portal: For six months, the payment portal has been non-functional, preventing online rent payment without excessive fees and inexplicably rejecting valid bank accounts from several major banks. As a result of this portal malfunction, I have been forced to pay an additional $80.00+ in service fees monthly for using a debit card, which I am only doing because their system won't accept my regular Chase checking account, opened at a branch less than 5 miles away. You have no choice but to use the payment portal as it is specified in the terms of the lease that you must.
Inadequate Heating Outage Response: My unit was subjected to a 51-hour heating outage in January that was addressed as a warranty claim by management, not an emergency, with insufficient compensation offered for the significant inconvenience and discomfort. They provided a $186.00 credit to my account for failing to repair the heat in over 2 days in attempts of avoiding a costly emergency service call.
While the management team is cordial, they are demonstrably incompetent and ineffective at resolving resident issues. Promises regarding internet repairs were consistently broken, and they never follow up on anything. Their processes and system prioritizes operational convenience and revenue over resident well-being, a concerning practice at this price point.
Crucially, I strongly advise prospective tenants to seek out current residents living on the property and directly inquire about their experiences. I am confident that many will share similar feedback. For those seeking further validation, evidence unequivocally supporting these claims, including a six-month email chain with management, is readily available upon request.
While the Roswell location is desirable, the living experience at Chandler Residences is profoundly substandard, invasive, and does not justify the "luxury" branding or premium rent. Read moreDo NOT Move Into The Chandler Residence I honestly don’t understand how this place hasn’t been called out for false advertising. These apartments are nowhere near worth the $2,800+ a month they charge. Everything is supposed to be “new” but barely anything actually works.
Here’s what me and other residents have dealt with: -No hot water in the kitchen for months after move-in. -Appliances breaking down for weeks at a time (air conditioning, refrigerators, washers/dryers). -washer and dryers for weeks! some residents washer and dryer hasn't worked since they moved in -Air conditioners go out and will not work for weeks -Locks that don’t work..... several residents locked out of their own units. -Elevators constantly breaking, people getting stuck inside. (this has happened several times and the elevator wa supposed to be checked in April its september! EXPIRED) -Internet and power outages that happen regularly. (at least weekly your internet is out. NO work, NO tv) -Gym full of bugs, making it unusable. -Dog waste and urine all over the building, especially in elevators and halls. -Parking garage so tight it’s a hazard to even try and park. (you also pay 50$ for an extra car per month and your guests have to pay for parking) -A dog "fell off the roof" and died -The Fire alarms are going off at all times sometimes for HOURS during the day CONSTANTLY
On top of that, the “luxury” amenities they advertise simply don’t exist or aren’t usable. The pool is dirty at all times and is not heated as they lied.
The building has NO cameras in public-access areas, which makes it feel unsafe. Dogs are aggressive, and management shrugs it off.
And let’s talk about the management: staff turnover is constant, they’re rude and dismissive, and they genuinely don’t care about residents. When things go wrong, you have to beg for a small rent credit that doesn’t even come close to covering the inconvenience. People break their leases just as quickly as they move in because conditions are that bad.
Bottom line: this place is EXTREMELY overpriced for trailer-park level service. Save yourself the headache and money! The Chandler Residence is not luxury living. The majority of these 4 star rviews are from TOURS!!!! They dont even live here adn...

Starting at the beginning, the phone call with Erin Moore was so refreshing! She listened to each and every one of my needs and remembered those interests 4 days later at my appointment. Beyond rare and should be pointed out a quality in customer care that is all but extinct. She has full knowledge of the property and the area and her enthusiasm is a huge plus as well. The property is awesome and I cannot wait to move in and the spaces themselves are well thought out from the aesthetics to the practicality. I certainly will come back and write an updated review but if you are looking for an overall win - from the process to the property this place is it and please do yourself a favor and ask for Erin - you will thank me later!
**Update I have moved in and been here little over 2 weeks and the great service has continued and the accommodating and helpfulness are still top notch. Erin is just a stellar human on a professional level as well just WHO she is - feel blessed to know her. I have also met Zach and Frank and they have been great as well and will do everything to make sure you are comfortable and needs are met...good solid bunch here and you are given such a since community. Also - they are all responsive which is HUGE! The apartment and the surrounding area do not disappoint and I and so happy to be here! Had very few issues with the walk thru - all normal things and they were fixed immediately. The move in process and the loading dock provided ease with the process and it was much appreciated!
