I don’t usually write long reviews but considering the importance of student off campus housing being reliable for students, I felt that the constructive feedback was needed here as well. I helped my brother research for apartments for his transfer to Tallahassee and encouraged him to look at Polo Club as I was researching which is why I feel responsible in ensuring things are addressed. Polo Club is in an ideal location and the Virtual tour was great with the leasing specialist. When we arrived to pick up keys we had issues. The bedroom key didn’t work, mail key didn’t work, the apartment we walked into was dirty, his room was dirty, and the carpet throughout extremely dusty and dirty and stains as well as in the bathroom. Plastering and paint jobs done were not good quality. Cabinets have not been repainted and are outdated with lots of water damage. His bedroom furniture has lots of water damage as well where part of it is lifting. WiFi has been going in and out for him and is not reliable when we were told in the tour that it was upgraded to accommodate the increase in online classes due to the pandemic. Many of the light fixtures need cleaning. Dust is everywhere in his room.
We don’t have allergies and being in his room made us stuffy and throats scratchy. As someone who works in turning over offices for businesses and knowing how property management functions through my family’s career, and having lived in Collier Properties in Gainesville, this was worse than my worst experience in Gainesville under Collier. I feel like a professional inspection should be completed by the management team to ensure they are also maintaining the apartments in great shape given the high turnover and that professional cleaners hired come in with professional equipment. The cleaner that came was extremely nice and tried to help, but had no professional equipment and aside from wiping down some surfaces eagerly, not much else was done effectively.
The apartments should look better when new students are moving in even with an existing renewal. Common areas should be professionally cleaned and touched up and inspected, the bedroom and bathroom for the new resident should be spotless. I had to clean and sanitize the shower myself in his bedroom and I was able to get the mold and grout off by using a brush to scrub the whole tub meaning that not even that was done.
To be fair, Polo Club maintenance has been responding quickly to work order requests so thank you very much for that. They have a hardworking team that I did see working to address items quickly. The team at the leasing office are friendly and have taken the in person requests respectfully and are so nice.
We are waiting on his room to get steam cleaned, his bedroom carpet inspected since it doesn’t adhere to the ground by his bedroom entrance, and the kitchen sink faucet being changed, and other maintenance requests that were placed. Review will be updated after that. I will continue to monitor how things go for my brother in the complex too with everything. Current rating is pending above completion and inspection of the unit’s WiFi modems. We were told the WiFi should be 100mbps. Running a speed test showed it was 17mbps. Positives - it is a great location near FSU campus, the maintenance team has been great in responding to requests and in all my interactions have been professional and wanted to ensure the major things were addressed, the leasing office is addressing issues as they are made aware of them. So they will work towards solving it, there just should not be such a high concentration of things needed. I have hopes that the team at Polo Club will do their part in the above as they have done a good amount already. I hope that my brother enjoys his stay once the remaining items are resolved there. Late March, Polo rented a room to a couple and they invited 3 relatives to move in, resuting in 5 people (2 toddlers included) renting one room in this apartment. Something about a misunderstanding resuled in this mess, but I know staff could have avoided it. Polo is owned by Collier Companies in Gainesville Housing... Staff could have given them their money back or relocated them so that we, paying tenants, could still live there. The couple and their 3 relatives moved out the first week of June, and not by court order (that Management tried to make me believe they were working on) The day after they moved out, I went to the apartment, the door was unlocked and the apartment was completely destroyed. Months of garbage bags piled up and sprawled out in the kitchen; fresh ketchup and other food particles thrown all over the walls and the floors; they really wanted show their dislike toward Polo for screwing them over. I quickly informed staff and the Manager about the apt, because my concern was not only cleaning the place and replacing the ruined furniture and appliances, but also for their working crew not to leave the AC on all day (from the previous contract at Polo, I know when roommates move out, I get stuck with a filthy place (they dont want clean, unless a parent calls in..), and higher utility bills typical of a 4 bedroom condo, which is well over 200$ ;meanwhile my rent is only 590$ (Way to treat your tenant, considering I have renewed my contract, a move I now regret. Polo starts to advertise contract renewal with 200credits?, a year before your current one is up...). My utility bills have always been around 54$ and since the 5 tenants, my bill have been 132$ and now 158$ ( a combination of their usage and cleaning/maintenance staff leaving the AC running as low as 68degrees all day long in a place no one lives in but needs to be renovated due to the damage done by...). On top of these crazy utility charges for a place I could not live in because they could not move the 5 tenants ]...while sorting their misunderstanding; they had the audacity to move in a tenant into one of the rooms in May, when they knew another tenant had moved out because he could not bear the living situation and had had to call the police on the 5 tenant a few times (to avoid confronting them and getting himself hurt ; fair move, I have had to do that too with prior tenants, when Polo kept ignoring my request to have previous roommates stop letting their friends live there or make noise at 3am night after night) Anyway, the new tenant lived there for a few days in May and the Office manage to put him in another apartment; a underhanded tactic they do a lot. For money or just lack of management skills (not just this new administration but I saw this tactic with the previous administration staff that left the entire office this January too) , they put you in an horrible/inconvenient situation, you then go to them and plea for help; and they, if they feel like it, decide to help you; knowing in the end, you wont focus on their mistake ( or notice they cause the problem) but on the fact that they helped you,. I suspect they do it to manipulate people into giving them good ratings to help solve their low rental rate. Advising me and other tenants to call the police on the 5 tenants, because they want to keep their money and not refund them ...is a self serving solution. Spamming my inbox with maintenance surveys; and signing my parcel and sending me an auto email (after I reached out to your head office about you), are nice tactics to get under my skin but if I have to seek legal help to stop you from making me pay ridiculous utlitity charges for your mismagement, I will seek it. Read moreYou could not pay me to stay at this place ever again. I don’t even know where to begin. Definitely not putting my personal name on this review because the last thing I want is to receive another phone call from the front office acting as if they care so that I’ll change my review. First, this place will have pool parties after 9pm, lasting until 12am or later, and the front office does NOTHING. I understand this is a location for college students, but last time I checked, isn’t there a policy in the lease that prohibits pool parties and has quiet time after 10pm? I guess not. Next, let’s move on to the fact that this place has termite swarms that the front office knows about and has gotten complaints in the past about but has done absolutely anything to prepare better for it to warn their tenants. I literally woke up to termites all over my room. I then called the front office about the issue, and they stated they were aware, but the exterminator couldn’t come for another week, yet they already knew that this happens every year and did nothing to prepare. Then, they told us to use hairspray to get rid of them for the time being. THE GHETTO. As someone who has lived in Florida for over 20 years, I have never had an issue with termites; whether i lived in an apartment complex or a home, my landlords always had enough sense to better prepare so this was never an issue, but Polo club did nothing so you had to sit with the termites chilling in the room with you. Next, the power on this street goes out if the wind blows slightly. This isn’t the complex’s fault but just something to note because of the area. Next, we have issues with them placing the heaviest-footed individuals on the top floor. Words cannot describe how long it took for the front office to step in when I placed noise complaints time after time against the person above me. Then when someone did reach out to me and acted as they cared, when I tried to follow up, I was ignored; it’s like the actual office manager is never in the office, so you’re stuck leaving notes for the front staff. I highly doubt any of my notes were ever passed along. Only one woman in the front office has ever been helpful; the others always have an attitude and look like they could care less. Moving on to the wifi, it’s absolute garbage. At this point, the complex needs to stop being so cheap and invest in Xfinity because my roommates and I have been through over 4 modems since being here, and it’s still. crappy. Next, the fact that the office decided a MONTH before moving out to replace the appliances in the kitchen (minus the stove, which is what we have complained about since being here) and then left the dishwasher on our front porch for an entire day. Why not replace it after move-out before the new tenants move in? The unit price will probably be jacked up for the same horrible quality. Do yourself a favor and spend 100+ more bucks on a different complex in a different area because this place is horrendous. The place has the landlord special all over the place. Paint on the carpet, hardwood floors, and random areas. I bet they won’t give anyone their deposit back when it’s not even our fault. The AC barely blows no matter how low you set that bad boy.
