I am writing to formally express my deep dissatisfaction with the service I received during my recent application process at Live Grandscape. My experience has been plagued with communication failures, delays, and lack of proper assistance, which has left me extremely frustrated and disappointed. Initial Application and Identification Issues: In June 2024, I visited Live Grandscape to view a 2-bedroom apartment. The property met all my requirements and was conveniently located near my jobâs new location, making it an ideal choice. After discussing the rental terms with Matthew, I proceeded with my application. However, when I attempted to select the apartment and submit my identification, I encountered an error indicating that the apartment had already been taken off the market. Additionally, I faced issues with uploading my ID due to an outdated driverâs license. Although I contacted the office immediately, I was told that my leasing agent was out of the office and would not be able to address the issue for two days. This delay was inconvenient and hindered my ability to proceed with the application promptly. Verification Problems and Miscommunication: Once I resolved the identification issue by submitting my passport, another problem arose with verifying my daughterâs information. I listed my daughter, who is 20, as an occupant. Despite entering all necessary information into the system, we received no updates for several days. Upon following up, I was informed that her social security number could not be verified. I was told that this verification could not be handled over the phone and that I would need to provide a physical copy in person, leading to a second visit to the property. Employment Verification Challenges: During the initial viewing, I informed the office that my daughter had recently started a new job and had not yet received her first paycheck. I was assured by a staff member that alternative methods of verification, such as a letter from her employer, an email from the company, or a bank statement, would be acceptable. Despite submitting the bank statement as requested, I was later told that the statement was incomplete. My daughter never received any communication requesting additional documentation or informing her of the issue, which further exacerbated the delay. Poor Communication and Application Status: Throughout the application process, there was a severe lack of communication. I was not informed about the status of my application, and my rental history verification was reportedly not progressing because my current landlord did not respond to verification requests. I was not given any clear instructions on how to address this issue, leading to confusion and additional delays. Refund Issues and Unresolved Matters: After selecting a new apartment on the 10th floor and waiting for another week without updates, I contacted Matthew for a status check. He mentioned a potential issue with a past payment at a previous property but did not provide any concrete solutions or further action. Eventually, I was told that the manager might not approve my application due to this issue. This conversation was confusing as I was led to believe I was speaking with the manager. I was later informed that I would receive a refund for my application fee, but to date, I have not received this refund. Attempts to follow up via phone, email, and text have been ignored, and I had to make a fourth visit to the property to inquire about the status of my refund. Overall Experience and Request for Resolution: The entire process has been marked by poor communication, unresponsiveness, and a lack of professionalism. South Oxford Management (SOM) took over in June of 2023. They have gone through 4-5 property managers since then which should give you a general idea of the high turn over of their staff members. The management of this property in my opinion needs some serious work.
The Building: Live Grandscape promises luxury living like most Texas complexes these days. They boast a âluxury styleâ swimming pool and just added the most random pieces of furniture throughout the resident areas. There were no issues with the old furniture, so once the new stuff was introduced we were all just completely confused. Thatâs really the best way to describe the design idea; confusing. The complex is brand new as of a few years ago, so yes, you will see updated âmodernâ designs in the apartments. We lived in âThe Garretâ which is one of the 1 bedrooms. It had its own issues.. HVAC thermostat problems (it was always either too hot or too cold), dust issues (we had to start replacing the air filters monthly) and we couldnât utilize 50% of our freezer space (in order to do so, we had to pull the entire fridge out from its space). There are definitely design issues when it comes to these departments so be aware of that. The high cabinets in the kitchen were too high and not ideal, we couldnât fit normal large sized plates in our cabinet without the door sticking out from not being able to fully close it. Unfortunately, the first 7 months we never had a working stove and eventually had to communicate things up to corporate. The last few months we were there our apartment started to smell horribly of sewage and nothing was ever done to resolve things. We moved out 22 days early because of how bad the smell was, though this was also due to the fact that someone was smoking marijuana as well. The current maintenance team needs to focus on assessing access control areas. The panels constantly run out of batteries sometimes leaving residents stranded in the garage areas. Do some upkeep on a quarterly basis!!
Amenities: Live Grandscape has several resident lounge areas, a gym, pool, dog wash area and dog âparkâ (small strip of fake grass). The business center on the 2nd floor is absolutely useless and you can only really find 2 outlets in the entire workspace. The pool is nice, but needs some serious work. Since SOM took over, we had suggested they buy umbrellas and update the cabanas for months. They never communicated any updates regarding providing shade by the pool. Residents have made suggestions but none are ever met. They did just recently add a coffee machine but the machine either doesnât work, or there are never enough cups. With the amenity fee being as high as it is, we expected management to focus on the small things that needed attention rather than spending 30-50k on the most random furniture. Hallways are vacuumed once a month if that and you have to tell the office if trash has been sitting for 2 weeks. If I were to highlight one amenity it would be the front desk personnel. They are all fantastic and super helpful, Nicole especially!
We are extremely thankful to no longer live at Live Grandscape. Unfortunately after the increase in rent and seeing the new amenity fee we felt it was not worth staying here. We question the rent increase considering our past HORRIBLE experience with Lanoha Management as well as the fact that our apartment also did not include any upgrades SOM had introduced when they took over (adding shelves in closet areas). Iâve been a resident of the property since this past summer. I havenât had any problems with my lease. Always paid on time, no violations, no issues. In the early morning of last Sunday I was attacked and assaulted unprovoked. The assailant repeatedly punched me in the face. I was too shocked to strike back, there is police documentation and proof that I never tried to defend myself. The hallway carpet on floor three, the walls, and myself were covered with my own blood. The individual was of course arrested on property with charges. She was covered in my blood when the police arrived. There is a pending investigation.The emergency room Sunday morning diagnosed me with a fractured nose and a concussion. I was purely the victim. If a neighbor hadnât stepped in this could have been much more dangerous for me.
Of course property management was notified. On Tuesday I was served a notice to vacate before March 2nd, signed by Misty. The property has evicted a victim during an active investigation. Theyâre claiming they can because the police were called to property. Property would have preferred no police were involved and I just accepted the assault. The Colony PD is concerned about the legality of it. MANAGEMENT IS UPSET THAT A SCENE HAPPENED ON PROPERTY AND IS TRYING TO GET BACK AT ME. Iâm looking into a lawsuit. Iâm getting stuck with bill to replace the carpet that my blood soaked. I wonât reveal the extent of it (because I have documented it with pictures and it will be brought against them in court), but management took a major, dangerous shortcut in how the flooring was replaced. You would be horrified.
Also, shortcuts were taken when constructing this building. Some of you may be aware of the connected utilities. Rather than having every apartment individual of its neighbors, some utilities are shared on their floors. Meaning that if your neighborâs donât pay their bill and get shut off, you can be affected. Management is aware this is an ongoing issue. This happened to me in January. I had no HVAC services during the week of the cold snap because of an issue with my neighborâs billing. My sister contacted a lawyer during this, he instantly expressed interest in taking this as a case. At minimum, itâs grounds for breaking the lease in the tenantâs favor. IT IS ILLEGAL FOR A GOOD STANDING TENATEâS UTILITIES TO BE DISCONNECTED. Be aware. This will also be addressed in the lawsuit.
My sister sustained an injury in September due to negligence of the property in the dog park. Sheâs pursuing her own lawsuit against the property now.
