Overpriced for location & what it is, and bad corporate policies, but the unforgivable part is the way the staff treat paying customers.
We booked a campsite for four people over the phone and we were told our two cars would be fine so long as they fit on the site. Our beds are in our cars, so we have no other option. We got to our site and fit both cars in with no issues and heaps of extra room!
From check-in you could tell that this staff member was in a bad mood, but we got our spot and went to the site. Only five minutes later an angry man on a bicycle came shouting at us that we have to move one of our cars. We explained that we have all paid to be on the site, and our beds are in our cars. He said he was told to watch us, and that we could take it up with management. He then raised his voice even more and told us to go to another campsite as he biked away.
Our neighbors walked over and asked why they wouldn’t let us have two cars on our site, and told us how there were 3 cars on our site the night before. I went back to reception to ask if I could pay a fee to have another car on our site, because we have already all paid to stay here and it is the only sleeping accommodation we have for half of our group. The first woman I talked to was clearly uncomfortable with the policy, and just shook her head. The previously mentioned “bad mood” staff member charged over and loudly shouted that it’s the policy of the campground. I explained that when we booked over the phone, we were told it was fine. She just continued to say “1 car per site” over my explanations. I asked what the policy is for, despite knowing it’s just for the RAC chain to make as much money as possible. She continued to shout “it is 1 car per campsite, that’s the campground policy.” She never even told me where I could move our other car.
So with no explanation, and terrible treatment, we have paid to be here and have no where to sleep. We have seen other sites with multiple cars and they had no issues. We were targeted within our first five minutes here purely because the angry staff member had it out for us for being young travelers. Multiple sites have exceeded the 1 car rule.
We paid for this glorified parking spot on the dirt. There is no valid reason that our second car can’t be there.
This is a ridiculous policy, but completely unacceptable treatment. Knowing we won’t be returning may not effect this chain, but you need to have staff training and review...

We arrived on Christmas afternoon and our gate code wasn't working, after getting someone to let us in with their code we went to set up camp. The site had absolutely no shade and we couldn't get our pegs into the gravel due to how hard the ground was.
We then called the emergency number on the map to advise about our gate code not working and asked if they had any grassed sites for us to use considering we couldn't get our tent up. We were then told "it wasn't his (the owners) problem and to figure it out ourselves, we just can't pitch a tent and we will have to keep asking people in the site to let us in with their code".
After going back and forth, an angry man arrived on a bicycle and gave us a drill to get our pegs in and told us the gates weren't his problem but he'll have to figure it out for us anyway.
The next morning we went in to pay for our stay as the office was closed on Christmas afternoon. The lady at reception was extremely rude and snapped at us because we couldn't manage to find our RAC member number. She had no smile or basic customer service skills.
One afternoon we were heading back to the camp site when we changed from first gear into second around the corner at the entrance. The male owner on a bicycle then cut in front of our car yelling abuse at us for speeding even though we were going 8kms as signed around the camp. He then went behind our car and continued to ride behind us extremely close to the back end.
We also witnessed the male owner on a bicycle yell at multiple people for things including; being in the pool area at sunset and even for how cars are parked on site.
The bathrooms are absolutely disgusting, there was no toilet paper in any of the female toilets for nights on end and the pools were extremely dirty.
For a family run business, you would think they would treat every client with respect and up keep their property however this is the complete opposite. The male owner would regularly ride around the camp site and be in everyone's business, it didn't even feel like a holiday because you are being watched 24/7.
I will NEVER be coming back here due to how disrespectful the staff are and how poorly the grounds are kept. Hopefully the other campers we talked to will express their horrible...
Read moreWe really didn't gel with this caravan park. First - the 2pm check in (latest we've personally encountered anywhere so far) is too late. Driving for hours to get here, you want to be able to check in to setup your van asap, not wait around in the carpark. It's a wasted day.
Secondly - the whole park just has a really negative vibe. Speaking to a couple of other neighbours staying there also agreed, it's hard to put your finger on what it may be exactly, but collectively think it's the people (most were very unfriendly, to the point of making you feel uncomfortable). Another older gent we spoke to at the Ningaloo caravan park described it "clicky".
The sites also back on to one another in a way that your awning sits in line with their awning out the back of you so you essentially sit together, which in our case was a negative experience due to who was next door. Upon backing our van in, there was also a next door neighbour blasting music from a radio on their outside table directly to our van, then coming out and staring at us like we'd done something wrong. Luckily her husband came home and told her to turn it down shortly afterwards. I was so overjoyed when they said they were leaving tomorrow after staying 3 weeks it was difficult to contain myself
On paper, it seems to have it all. Pools good, bbq areas, decent amenities, dump point, neat and tidy, but the feel was that bad we've cancelled our next stay after Osprey Bay and rebooked in at the Ningaloo caravan park just across the road, it's much nicer there (in my opinion). Was dreading having to go back so I'm glad they were able to refund our next stay. Others do apparently really enjoy it though as other comments state, so I'm just naturally more observant and notice these things moreso due to numerous factors. But if you've got a boat on the roof of your 4wd, don't care about anything and wish people would just stay the heck away from you you...
