Awful. Avoid it if you can.
Our experience here was awful for a number of reasons. Grab yourself some popcorn and sit back for this one.
We booked a room here 4 months in advance with a specific message added to our booking to please have a parking spot in the secure private parking. The bookings website states that Private Parking is available for guests and reservations are not necessary.
Nevertheless, It was important for us to have a private park, so I specifically requested this at the time of our booking.
During our check-in, we asked the receptionist where to park our car he told us that everything was booked out and we had to park on the street. After the check-in, I asked the receptionist why there were no parking available as I had requested, he confirmed that he received my request but told me that everyone else had booked all the spots already. I then pointed out that we had booked 4 months prior and asked if everyone else had booked prior to that. Being caught out in his lie, the receptionist then changed tact and replied that we only had a standard room and preference is given to others with better bookings.
At this point, I had flashbacks to one of my favourite classic episodes of Seinfeld where Jerry perfectly described these situations – “See, you know how to take the reservation, you just don't know how to hold the reservation and that's really the most important part of the reservation, the holding. Anybody can just take them.”
Nevertheless, knowing that mocking the receptionist with a Seinfeld sketch probably wasn’t going to do me any favours, nor would getting angry, I just replied calmly that “I am disappointed to hear these excuses’, hoping that he might treat me with some respect and correct his mistakes. Instead he rudely responded, “For a car???” then sighed obnoxiously and turned and walked away. I was left speechless at how rude the service was. At no point where we contacted to be told that they could not provide us the parking we requested, nor apologised to or even treated with basic human respect.
Now, lets get to the room. Ill try to keep my opinions to a minimum and focus on fact. After spending $185 for a standard room, it was disappointing to find that most of the fittings in the bathroom are covered in rust (happy to provide the photos ), moths are living in the closet, the bedroom has a full wall length window opening onto a shared and loud staircase, the furniture is virtually hard rubbish with peeling around the edges and the bed was a solid 3/10 for comfort. The only reasons we stayed was because it was Saturday night of the Easter long weekend and there were no other accommodation available at last minute. Ironically this is probably the only reason this owner can get away with this sort of awful attitude and poor quality of rooms.

The Location is perfect, the room was clean, bed was comfy, the staff were friendly and accomodating but that’s all I can say that is positive.
I was looking forward to 3 nights here for work and my first time away in nearly a year. The layout of this place makes for an unpleasant experience. My apartment was between a garage and an upper level. I was constantly disrupted by other guests moving up and down the stairs and around the apartment above.
The bedroom window opens onto a shared stair case offering no privacy. Guests driving out of the garage at 5.30am sounded like a jet plane landing. The view from the balcony is of the car park. A car park which was a nightmare to navigate in a larger vehicle but I got it down to 46 manoeuvres to get out!
For the price I’m so disappointed. And sadly nothing can be improved as the layout is simply awful. It isn’t relaxing or enjoyable and I couldn’t wait to leave.
I debated asking for a room change but The only chance this could possibly be improved is if you had a beach side room. I still don’t think that would cancel out the noise factor. Why you would book people on top of each other when the place is practically empty is beyond me.
I ended up leaving before my final night, After hours of listening to people stomp up and down steps, loud TVs and people chatting I was finally broken. Yes you expect noise at most places but this place is like an echo chamber and it sounds like your neighbours are sitting on the uncomfortable couch with you and god help you if you have amorous neighbours. Which I did! I may never recover, nor will the bed which sounded like it was going to fall through the ceiling.
I had to have all the blinds closed just to give myself some privacy so it felt dreary and claustrophobic. I’ve been in cellars with more ambiance. What a waste of a beautiful spot and it truly is a beautiful location. I gave up and booked a much nicer place down the road where I could actually enjoy my time in port Campbell.

Recommendation: For anyone planning a trip along the Great Ocean Road and looking for a comfortable, well-located, and budget-friendly place to stay near Port Campbell, I highly recommend Sea Foam Villas.
