Four of us had a delightful 4-night stay at Residenza de l'Osmarin in late April. It looks exactly as pictured on its website with a wonderful view from the terrace. We booked the Valentine Suite and Sunshine Suite. The Valentine Suite was perfect for two of us. I chose to sleep upstairs in the attic room with old beams and a skylight as well as access to the terrace. The main bedroom had plenty of room and closet space for two. There was a small kitchenette in which we made our morning coffee as well as plenty of glassware for our aperitivo. Our other two women had the Sunshine Suite with separate bedrooms and a large common room with large kitchenette where we could all gather to discuss our next day's activities. This suite also has a terrace. All beds were very, very comfortable with plenty of pillow choices. ||The terraces were not used as much as we had hoped because it was rather rainy and cold our first 2 nights. However, we thoroughly enjoyed our views in sunshine the next few evenings.||The location of the Residenza de l'Osmarin is perfect. It is in a quiet neighborhood but very close to St. Mark's and the San Zaccaria Vaporetto stop. It was a great location to escape the crowds. Once we got our bearings, it was very easy to walk back and forth to a variety of different areas. A short walk away were restaurants that felt more local rather than tourist traps. There was a grocery store and wine stores around each corner so it was easy to pick up what we needed for a quick breakfast or appetizers. One of the stores carried Bellini and we enjoyed a few on our terrace, along with limoncello in the evenings. And the bells from St. Marks were special to hear.||There are several long flights of stairs to access the rooms, which was only a problem with luggage transfer up and down. Those with a physical limitation may find it a bit daunting. However, we are all 70 years old (one person recently recovered from a dislocated foot, one with a bad knee and one with MS) and we negotiated it fine. It's the nature of Venice, with its bridges and old buildings without lifts, so be aware (but don't let it stop you).||Maria Elisabetta was just a phone call away if we had any problems. Read moreLiked · The host of the accommodation was exceptional and ensured that our stay was perfect from beginning to end. The house, being a family home, had a charming and inviting atmosphere. We stayed in the Artists Room, which was meticulously clean, both the room itself and the attached bathroom. Although the room wasn't particularly spacious, this is quite common in Italy. However, what it lacked in size, it made up for with a stunning view from the window overlooking the canal below. Despite being located in a bustling area, the noise level was surprisingly manageable. The greatest highlight of all was undoubtedly the location, as it provided easy access to anywhere we wanted to go. With the water bus station just a 5-minute walk away and the opportunity to take a gondola ride right from downstairs, convenience was at its finest. Overall, our trip was truly amazing, and if given the chance, I would unquestionably choose to stay here again.

They messaged at 7am and then 11am and when I didn't respond they decided to cancel my reservation, take my payment, and relist the room as available on their website. I was flying into Venice at the time and unable to respond to their arbitrary and unexpected messages and timelines. Unprofessional and feels predatory. Won't recommend.
About 2 weeks before I had previously tried to move the date or cancel. They said they would be unable to accommodate the date change. I then let them know I would like the booking to remain as planned. They confirmed that it would stay booked. The surprise is they let it remain booked up until 11:30am of the day of and then decide independently I wouldn't be coming because I hadn't responded to their 7am and 11am prompts. They are now trying to reply to this and mislead saying I had cancelled. If I had cancelled why did they need to confirm at 7am and 11am on the day of? If anyone wants access to the email thread and Whatsapp screenshots please reach out, I'll try to attach them to the review as well. Don't let these people mislead you. Don't trust them. Find a better spot in Venice and save yourself...
