To be fair, the hotel itself is really nice. Great location between Rialto and San Marco. Very spacious and modern room, huge bathroom. Very clean, comfortable bed, everything there that's needed. Would give 5 stars for that. Unfortunately, there was a really loud group in the room next to me (my room was in the annex-building), they had a party, shouting and singing until after 2am. As my shouting to please be quiet didn't help, I called the reception after 2am to please tell them to be quiet so I can sleep. Nothing happened, staff didn't check or called them. They continued making noise until 3:30am, impossible to sleep, night ruined. As this is not a hostel and a room has its price (and it was my second stay there) I would have expected the staff to at least try to make the group stay quiet, as the person promised on the phone. Really disappointing experience, will not go there again as staff apparently doesn't care for the clients when there is a problem. The staffmember that checked me in and also checked me out the next morning was very friendly, appologized and offered coffee. Not his fault though, but the person in the nightshift really should have behaved differently. Sad this ruined the experience from an otherwise nice hotel.

Edit: The hotel contacted me with a generous compensation-offer....

This hotel is the most ideal location to everything you want to see on your trip! It’s only a few minutes walk to St. Mark’s Square, 30 minutes walk to train station which we walked to for our Viator Dolomites excursion, and 15 minute walk to Fte Nova Watertaxi area which we took to see Burano and Murano. All staff are friendly and helpful. We never felt like we were annoying them when we wanted a restaurant recommendation or tips for how to get the watertaxi. They refill your fridge with drinks when they clean your room each day which is so much appreciated when every water product costs $$ in Venice. We would pack these drinks for our excursions and day out. The air conditioning is a life saver especially because one day was 102 degrees. It’s very quiet in our rooms and the shower gets very nice and hot. The shower design does get some water on the floor outside the shower, but we simply put towels down and it wasn’t a big deal. Also, you get a 10% off coupon card to use at the coffee/pastry shop downstairs which is a great perk because the food and cappuccinos are delicious and the hotel has a reserved seating area downstairs so you don’t have to eat in the cramped coffee shop. Hotel was very clean and room was very clean, too. We would def recommend this hotel based on service...

I booked this hotel after reading other reviews and we were not disappointed. Excellent location, modern boutique styled room, comfy bed, lovely shower and facilities. Complimentary water, juice, yoghurt, Melba toast with apricot jam, coffee machine with pods and teas which are topped-up when the room is serviced. Cake shop on ground floor is part of the hotel and serve a wide selection of cakes and pastries, chocolates hot drinks breakfast items and lunch. You get 10% off if staying at the hotel. Great location just a couple minutes walk from Saint Marks Square. Beautifully decorated rooms as well as hallways and stairs.

Top-Tip: Don’t ask for a water taxi to be booked by the hotel as it costs 90 euros (cash!) when you could just walk up and get one for 60. Also make sure you keep the bathroom door closed when not in use as every now again you get the smell of pipes wafting through but doesn’t last long and it’s the same smell you’ll experience while walking over the many bridges in Venice.

Will book again and will recommend this hotel to everyone. Loved it thank...

Small boutique hotel in the hot spot of Venice. We only stayed two days, room 201. The rooms are small, but that’s ok for Venice. I didn’t like the leakage of the bathroom above us, I mentioned it at the desk and nothing was done to the problem or to us. There was a fragrance device put in the electric socket, something says me the problem existed longer time and probably not only in our room. They build the bathrooms on wooden floors, generally the sealant layers between the wall and the bathroom floor showed gaps and signs of earlier repairs. Without this issue I would have supplied 5 stars. Update after response hotel: “Additionally, we offered to move you to another room to ensure your comfort.” Sorry, this was nót mentioned or asked. Also I don’t believe your statement about the towels: the spots on the ceiling existed for longer time.
