We booked this place through airbnb. It has a good location and rooms are clean. Downfall is that the rooms are extremely SMALL, service is below par and equipment was faulty. Also if u book through airbnb they will charge you additional ¥1000/person at checkin. The staff is very young and seemingly inexperienced. They dont speak any English. We booked a total of 5 nights. We were told that they only clean the room after 3nights. After our 3rd night i asked if they can come freshen up our room, they informed me it was going to be a ¥2000 charge. SMH! Rip off pricing! We declined obviously. On the second night, our ac stopped working…at night there are no workers, so i asked the front desk the next day. They said they had reset it and it should work. However, its little hard to find using google maps, which takes you right to a parking garage. Taking a taxi from the kyoto station will costs roughly around 1500yen. I would choose this place again if I were...

Lucky for them, the location is situated opposite a superb udon restaurant in a secluded alley. However, considering the price and amenities, I would recommend alternatives such as APA, First Cabin, or Daiwa Roynet. Don’t waste...
