A lot of room for improvement.

The balcony with seaview is not private, it's shared, people can walk right outside and see what you're doing in the room, so don't expect to open the balcony door/curtain to enjoy the seaview in your bathtub. The bath tub in the room is not stably installed with the pipe nob still movable, the renovation is new but function and design is not user friendly, at least it's still clean though.

There is a huge slum just next to the hotel, there are a large amount of kids yelling at night, just come to learn about the Semporna history that there are a bunch of people who are identityless, they are born here in Borneo but they are not granted an identity by the government, so they are stuck here forever in the slum without education jobs health care etc. They pee and poop outside of the hotel and play ball games, and they are often nude. It's an interesting cultural study, but it's not an ideal place for a hotel as this place smells like poop and urine, with a lot of rubbish outside the door.

The rooms are not made in a smart and thoughtful way, cannot be fully utilized. It's spacious, but function is handicapped. Staff are nice but lack hospitality training. Price is toward the pricy end in comparison to competitors, no wifi is provided. In my humble opinion, it's definitely not worth it. This place is not worth the money at all, staff were nice and they probably had little to no hospitality training. No WiFi… lol nowadays what hotel is not providing internet? Even the hotel voucher is on the app. Room was big but not user friendly. It had a seaview but the balcony design was absurd so it’s not usable. Location was far from good, it’s next to a slum, there were huge amount of rubbish next to the shore and at the entrance of the hotel, the entrance smelled like urine and poop. At night, the kids from the slum would yell and play ball games. Breakfast was minimal, which definitely doesn’t reflect well on the price tag, I went to a cafe instead. Paid around 420 ringgit for a night, lucky only a night. Won’t go back. Later found another place half the price but...

The room cleanliness was acceptable. However, the surrounding area of the hotel was really terrible. There was a fish market and a garbage collection point right below the hotel. The seaside was filled with trash, causing a terrible stench every time you passed by. Additionally, there were many street children asking for things. Although they probably meant no harm, their gazes towards tourists always felt a bit strange, giving an uncomfortable feeling.Actually, the location is okay, but considering the above issues, it's something to think about carefully.I have to write this review because these conditions are not visible in the photos.房間清潔係 OK 的。但係，酒店周邊真係好糟糕。酒店樓下係魚市場同垃圾房，海邊充滿垃圾，所以每次經過都會聞到一陣惡臭味。另外，周邊有好多街童問你攞嘢，雖然佢哋應該冇惡意，但佢哋望住遊客嘅眼神總係怪怪地，令人好唔舒服。其實呢個地點係 OK...
