I recently stayed at Hotel Colonial from November into December and here's my experience:
Room and Amenities : The room was clean and spacious, The bed was comfortable, semi firm but soft. We had two queen size beds, The bathroom was well-maintained but a little small. This room also had a small kitchenette, a fridge and a dining room table for two. Air conditioned with big windows that did open.
We initially were placed on the third floor, but the layout of the room was not feasible for us. The second bed was a loft style where you had to walk up very narrow steps to get to the second bed. So if this is a mobility issue, I would ask to be moved to the main floor.
We did have free wifi but it would cut in and out. There also is a water jug in the lobby where you can get hot water and cold water.
They do have an elevator, but apparently it’s never in service and it wasn’t in service while we were there for two weeks.
They also have a pool and lounge chairs.
Service and Staff : The staff were friendly and courteous. The check-in process was efficient, they do speak English and Spanish. They do have security at the doors. It’s very safe we didn’t experience any issues.
Housekeeping was good as well. Fresh towels and tidying of your rooms is available.

Location and Accessibility : The hotel is located very close to the beach. It’s about 600 m from the beach. The airport is one hour away and you are close to Quinta Avenida, which is the main strip with all the restaurants, stores,the mall, souvenir shopping, the church and Parque Los Fundadores. It's within walking distance, to so many areas of Playa del Carmen. Including the ADO which is the bus transportation.

Food and Beverage: The hotel doesn’t have a restaurant, but there is a great little restaurant right next-door that is open from 7 AM until 10 o’clock at night. They have a great breakfast and it’s very inexpensive and their dinners are very good. The restaurant is called La Muelle de Chema.
Value and Overall Experience: Considering the price, I felt that the hotel was ok, as I’m only there to sleep and shower. We spent a lot of time at the beach and doing other things. Read moreThis is the worst experience I have ever had with an airbnb. It started right from the moment we booked, as soon as we paid there was no communication until an hr before "check in time". We had booked 2 days earlier and were asking for directions etc. |We did not get the room in the photo, our room has small windows in a room with no air flow.| The 2nd day I was informed that if we went over a certain amount of power we would have to pay the difference (there was no mention of paying power in the ad) I asked how many kilowatts we got for free and she said, I don't know in kilowatts,only pesos. She has managed the property but doesn't know? |The room was not clean, there was so much hair on the mattress protector. Gross. The fan blades and light fixtures were coated with dust and grime. I actually cleaned the whole place with lysol wipes that I brought with me. There was no cleaning service, and no supplies to do it myself.|The a/c unit took several hours to cool our small room. We waited for days to get a small garbage can and hangers. This place did not even have the basics of a basic room. I have lived in Mexico and wow! |The roof terrace flooded our whole room with Tropical depression Gamma. This wouldn't have happened if the drains were not clogged. We woke up at 430am with 3 inches of water. Our laptop charger and the charger I had other devices plugged into were ruined. We were not offered flash lights, candles or anything until I went and asked for them.The host mentioned that we would talk about the chargers later, and then hurricane Delta came. I am not complaining about the storms, I undertsand where were are, but if the property had been take care of they wouldn't have had to break the gutters to leave the water out.|The modem for the top floor was in another tenants room, that wasn't home so.we had to get wifi from the downstairs neightbor. Today we do not have hot water because she simply didn't come upstairs to turn the pilot light on. There were more then a couple days that we had no water pressure, no hot water, no wifi. Everything was a struggle. I would not recommend this place at all. Not even if we...
