AVOID THIS PLACE AT ALL COSTS. It’s a basic guesthouse, not a hotel, and a poorly managed one. The property is dirty, unwelcoming, and the owner is unprofessional, managing operations remotely from his own home.
I had booked a one-night stay, and upon arriving, I found no clear signage on the building and no one on-site to assist. I had to call the guesthouse, only to be told that I’d have to wait until 11:30 a.m. just to drop off my suitcase, as their only staff member—a housekeeper—wouldn’t be there until then. Although they were supposed to send me check-in instructions 24 hours in advance, I never received any message, which left me unaware of the restricted access hours (only between 11:30 a.m. and 3:30 p.m.). To enter, guests need a code, which I also didn’t receive.
After wasting my morning waiting to enter, I received a message on WhatsApp from the owner stating that my credit card had been declined. Shockingly, Expedia had provided him with my full credit card details, including the CVV, which meant he could do whatever he wanted with my card. Fortunately, this attempt failed.
Although Expedia indicated an option to pay at the property, this wasn’t possible. Instead, the owner insisted on charging my card remotely, citing my card as the issue despite it working fine for all other reservations. When I suggested alternatives like PayPal or other online payment methods, he refused, leaving me with limited options. I would have happily used one of my four other cards if an in-person payment option was available.
Since I had a restaurant reservation, I left my suitcase at the guesthouse and attempted to resolve the payment issue through Expedia. They informed me that it wasn't possible to modify the payment option through the site at the moment, so the only solution left was to withdraw cash from an ATM, which would come with additional fees, taxes, and an unfavorable exchange rate. Then, there was another issue: the ATM only dispensed 20-euro bills, and my total was 63 euros. I asked the person on WhatsApp if he could accept 60 euros, an insignificant amount and a gesture of goodwill I could expect after all the trouble I was having because of the unprofessional and precarious way he manages his business. Instead of cooperating, the owner rudely refused and stated he would cancel my reservation. Minutes later, he confirmed the cancellation and told me to pick up my suitcase, forcing me to scramble for alternative accommodation at the last minute.
Seeing how dirty the rooms and bathroom looked, and how dodgy the whole thing is, in the end I was glad I could find another place to stay, in even a better location and paying...

⚠️ Not a Hotel – Remote-Controlled Apartment with No Staff
Extremely disappointing and unsafe experience. I booked NLC Rooms & Suites in Lisbon for a one-night stay and had serious issues from the start. The contact number listed on Agoda was never answered despite multiple calls, and the email address provided was invalid. When we arrived, there was no visible sign or indication of the hotel—just a building name and floor mentioned in the listing. We only gained access after someone remotely opened the door and then called us claiming to be from the property. He said he got my number from Agoda, but I only have one number, and it wasn’t the one he used. This is a remotely controlled, staffless property, which was never disclosed during the booking. We felt extremely unsafe and uncomfortable waiting outside an apartment door, being watched by someone controlling it remotely. It felt more like a hidden rental than a professional hotel. When I asked for a refund due to safety concerns, the person was rude and dismissive. We had to urgently book another hotel, paying extra at the last minute. Simple rooms but excellent for their purpose. Metro station was closed at the time of our stay but is literally right outside the front door, which is really convenient. There's also a good shop for general groceries directly over the road, less than 5 minutes' walk. There's an even bigger supermarket within 10 minutes. The staff member we spoke with, Pedro, was timely and friendly in his communication. The only issue we had was with the entry codes. We arrived without receiving them, but we messaged Pedro, and he resolved the issue in 20 minutes or less. There is a communal kitchen for all the rooms which is a great feature, it's clean and well maintained with a cooker, a microwave and a big fridge freezer. This saved us a few restaurant bills. Overall, I was very happy with my stay, Also our room had it's own fridge/freezer which was good.
