Je ne suis pas du genre à laisser des avis négatifs, partant du principe qu’un établissement finit toujours par se nuire à lui-même. Mais ici, il s’agit d’un cas bien plus grave qu’une simple mauvaise expérience : c’est dangereux sur le plan sanitaire, insalubre, et il est impératif que les voyageurs soient avertis. Nous avons beaucoup voyagé, y compris à plusieurs reprises au Portugal et à Lisbonne, et c’est la première fois que nous rencontrons une telle situation. C’est une honte pour l’hospitalité portugaise, habituellement si accueillante, et complètement à contre-courant de la qualité générale que l’on retrouve à Lisbonne. Nous avions réservé en février via boking, pensant réserver un hôtel ce qui n'est clairement pas le cas (les avis étaient encore positifs à ce moment-là). Mais il semble qu’il y ait eu un changement radical depuis le printemps, car de nombreux témoignages récents vont dans le même sens que le nôtre. Réception inexistante : le hall sert de débarras pour le linge sale et propre, aucun personnel sur place. Une cuisine en arrière salle semble à l'abandon. Accès impersonnel : tout se fait par WhatsApp avec un message semblant pré-rédigé et une boîte à clés accrochée dans la rue. État du bâtiment : très vieillot, il ne s’agit en réalité que d’un étage privatisé dans un immeuble ancien et assez vétuste, avec des chambres individuelles. Sanitaires et douches en communs (jamais mentionné lors de la réservation) : insalubres, à tel point que nous avons refusé d'utiliser les douches pendant notre court séjour d'une nuit. Chambre plus que catastrophique : odeur rance et persistante de tabac froid malgré interdiction affichée, draps douteux (tâches suspectes sang et autres, poils, cheveux), ménage inexistant, murs percés et tâchés. Mobilier cassé ou détérioré, murs et tapis tachés. Le balcon unique communique directement avec toutes les autres chambres côté rue, sans aucune séparation et volets (juste un rideau intérieur dans la chambre)! Problème sanitaire majeur : après une nuit seulement (la seule), ma compagne et moi avons été couverts de boutons liés à la literie! Très probablement des acariens, mais nous soupçonnons fortement la présence de punaises de lit, ce que confirment d’autres avis récents que nous avons malheureusement lu après coup ! 👉 En résumé : si vous envisagez de séjourner à Lisbonne, même juste pour une nuit, fuyez absolument cet établissement qui devrait à mon humble avis être fermé ou revu. Les rares avis 5/5 récents ne peuvent être que faux ou liés à une confusion d’adresse.

At some point I was sleeping and someone ringed the door bell insistently, I went to see who was and I helped the Chinese guy, I texted the owner and helped the guy to get all the access. Meanwhile someone ringed the bell again and two more guys (with the right address of course, I checked the booking). I texted the owner again and they got all the access. After two nights and this help, I asked to extend my check out, I was willing to pay but he said I couldn't.

Las habitaciones estaban asquerosas, el baño (compartido) lleno de hongos, todo lleno de cochambre. La cocineta toda sucia, con utensilios que no han tocado una esponja con jabón en la vida. Las habitaciones sin barrer —ya no se diga aspirar—; la ropa de cama, amarilla y con manchas cafés; las habitaciones olían a cigarro impregnado (en una habitación donde supuestamente está prohibido fumar). No hay nadie con quién quejarse siquiera, hay una recepción vacía; te escriben de un perfil re falso de whatsapp para disque darte las instrucciones para llegar por eso del “no-contact check-in” que sí, podría ser muy práctico pero te pone problemas porque ¿a quién le vas a reclamar? De verdad, no tienen trabajadores ni nada, ¿dónde están los costos de operación? No tienen. Lo único es obtener ganancias y ya… Estos lugares dan muy mala vibra y da miedo que para acá vaya la industria “hotelera”. Como turistas y clientes de esta industria, habría que ponernos más exigentes con los hospedajes. Barato, barato, tampoco fue. Ni está localizado cerca de los atractivos de Lisboa. El edificio era muy lindo, pero ni por error, el piso dedicado a esto estaba a la altura. Veo además que hay un montón de reseñas negativas (que por lástima no consulté a tiempo). El supuesto gerente -cuando intentamos reclamar- simplemente nos llamó mentirosas, sostuvo que “la habitación estaba súper limpia”, dijo que nunca nos contactamos con él (cuando no había manera de hacerlo) y así se libera de responsabilidad al negocio que sigue generando ingresos. El negocio nunca pierde.

AVOID THIS PLACE AT ALL COSTS. It’s a basic guesthouse, not a hotel, and a poorly managed one. The property is dirty, unwelcoming, and the owner is unprofessional, managing operations remotely from his own home.

I had booked a one-night stay, and upon arriving, I found no clear signage on the building and no one on-site to assist. I had to call the guesthouse, only to be told that I’d have to wait until 11:30 a.m. just to drop off my suitcase, as their only staff member—a housekeeper—wouldn’t be there until then. Although they were supposed to send me check-in instructions 24 hours in advance, I never received any message, which left me unaware of the restricted access hours (only between 11:30 a.m. and 3:30 p.m.). To enter, guests need a code, which I also didn’t receive.

After wasting my morning waiting to enter, I received a message on WhatsApp from the owner stating that my credit card had been declined. Shockingly, Expedia had provided him with my full credit card details, including the CVV, which meant he could do whatever he wanted with my card. Fortunately, this attempt failed.

Although Expedia indicated an option to pay at the property, this wasn’t possible. Instead, the owner insisted on charging my card remotely, citing my card as the issue despite it working fine for all other reservations. When I suggested alternatives like PayPal or other online payment methods, he refused, leaving me with limited options. I would have happily used one of my four other cards if an in-person payment option was available.

Since I had a restaurant reservation, I left my suitcase at the guesthouse and attempted to resolve the payment issue through Expedia. They informed me that it wasn't possible to modify the payment option through the site at the moment, so the only solution left was to withdraw cash from an ATM, which would come with additional fees, taxes, and an unfavorable exchange rate. Then, there was another issue: the ATM only dispensed 20-euro bills, and my total was 63 euros. I asked the person on WhatsApp if he could accept 60 euros, an insignificant amount and a gesture of goodwill I could expect after all the trouble I was having because of the unprofessional and precarious way he manages his business. Instead of cooperating, the owner rudely refused and stated he would cancel my reservation. Minutes later, he confirmed the cancellation and told me to pick up my suitcase, forcing me to scramble for alternative accommodation at the last minute.

Seeing how dirty the rooms and bathroom looked, and how dodgy the whole thing is, in the end I was glad I could find another place to stay, in even a better location and paying...

DON'T BOOK THIS PROPERTY.

⚠️ Not a Hotel – Remote-Controlled Apartment with No Staff

Extremely disappointing and unsafe experience. I booked NLC Rooms & Suites in Lisbon for a one-night stay and had serious issues from the start. The contact number listed on Agoda was never answered despite multiple calls, and the email address provided was invalid. When we arrived, there was no visible sign or indication of the hotel—just a building name and floor mentioned in the listing. We only gained access after someone remotely opened the door and then called us claiming to be from the property. He said he got my number from Agoda, but I only have one number, and it wasn’t the one he used. This is a remotely controlled, staffless property, which was never disclosed during the booking. We felt extremely unsafe and uncomfortable waiting outside an apartment door, being watched by someone controlling it remotely. It felt more like a hidden rental than a professional hotel. When I asked for a refund due to safety concerns, the person was rude and dismissive. We had to urgently book another hotel, paying extra at the last minute. Agoda refused a refund, citing a strict no-show policy—even though we did show up but could not safely check in. Avoid this property if you value your safety, comfort, and basic...

A great value stay for a city break.

Simple rooms but excellent for their purpose. Metro station was closed at the time of our stay but is literally right outside the front door, which is really convenient. There's also a good shop for general groceries directly over the road, less than 5 minutes' walk. There's an even bigger supermarket within 10 minutes. The staff member we spoke with, Pedro, was timely and friendly in his communication. The only issue we had was with the entry codes. We arrived without receiving them, but we messaged Pedro, and he resolved the issue in 20 minutes or less. There is a communal kitchen for all the rooms which is a great feature, it's clean and well maintained with a cooker, a microwave and a big fridge freezer. This saved us a few restaurant bills. Overall, I was very happy with my stay, Also our room had it's own fridge/freezer which was good.

There is no one in the hotel or reception , the front entry you wouldn't know it was the suites very hard to find, so be aware, everything would be perfect if someone worked on the desk , we had to contact our booking agent to contact Pedro thankfully all went well and we got our code to get...
