What a horrible experience - they even tried to make me pay to dry my jeans that their leaking ceiling got wet! This hotel is somehow rated as 4.5 stars on agoda but a 3 star is more accurate. Regardless I would have been fine with it overall if not for the many problems with the room, and the terrible service recovery or lack thereof. See below for the horror story: The problems which didn't concern me much: -The so called high speed WiFi was very slow. I gave up and switched to roaming data. - The rain shower head would project water upwards not just downward because of poor maintenance - 2 lights didn't work (clearly they didn't bother to replace) - check in didn't seem friendly which is unusual for Thailand. Very transactional, no welcome or thank you. The form to fill in was also more detailed than I've seen anywhere The big problems: - the Aircon was filthy and I sneezed quite a few times. The filter hasn't been changed nor has it been cleaned in ages - the ceiling was leaking! The plaster, as pictured was bubbling and obviously has been noticed by maintenance and I'm sure guests have complained but they couldn't be bothered fixing it. I didn't realise it was leaking at first and put my jeans under that area. When I woke they were soaked. - I complained and asked to change rooms and asked them to dry my jeans. They told me I had to pay for laundry.... After I raised my voice (which I rarely do) they agreed to dry them and return them in approximately half an hour. I asked them to bring it to my room - 1 hr 45mins later they called saying the jeans are ready. I had to ask them to bring them up again. Really the laziest service - not once did they say sorry! The new room was much better, with proper blackout blinds and fast WiFi thanks to a standalone router. Luckily the hotel was on a big sale on Agoda, but I could have selected much better options for a similar price point.

We got a Deluxe Room (with breakfast) at SGD110/night. Pros - Facilities: The room was generally clean and spacious. (Photos on the website were rather accurate.) The pool and its surrounding foliage were pretty (but max depth of pool is only 1.2m) and the in-pool stone seats were interesting. I liked the huge swing beds in the garden. Breakfast selection was limited but tasted fine. Staff were friendly and helpful. - Location: There is an overhead linkway from Asok BTS that gets you to Times building where there is a lift to street level. (There are still some stairs along the way.) Asok area is generally near the shopping/cafe districts (eg Siam, Chit lom, Ekkamai) but not as crowded. There is a 24hour supermarket and McDonalds nearby in case you need to get late night groceries/meals. Cons - Facilities: The overhead rain shower was faulty (weak water flow spraying in all directions). We had to hold the conventional shower head by hand as the wall holder was installed too low to wash our hair. The bathroom window blinds could not be lowered fully. - Location: The hotel is near Korea Town. A lot of the guests were Koreans and some we encountered were loud and obnoxious. You’ll have to walk down a narrow road to reach the hotel - there is no pedestrian pavement so watch out for vehicles coming either way. (The road is only wide enough for one large van and there are food carts at the side so be careful.) The hotel provides tuk tuk service between the hotel and Korea town every 30 mins, if you can wait - some times there is a crowd and people cut your queue.

Sora Resort & Suites Sukhumvit is a fantastic place to stay in Bangkok. The location is excellent, conveniently situated near two BTS lines, making it easy to explore the city. There are plenty of attractions, shops, and restaurants in the neighborhood, so you never run out of things to do. The breakfast is delicious and offered at a very reasonable price. One of the hotel’s biggest strengths is the beautiful garden area with a large swimming pool. It’s truly an oasis in the middle of Bangkok’s busy and noisy streets. The lush greenery and comfortable sun loungers make it a perfect spot to relax after a day of sightseeing. The apartments are clean, spacious, and well equipped with everything you need. Another great advantage is the complimentary tuk tuk service that takes you directly to the Korean market, which is very convenient. However, without a doubt, the greatest asset of this hotel is the staff. Everyone was extremely kind, attentive, and genuinely caring. They helped us in many challenging situations we encountered during our stay in Bangkok, and I would really like to emphasize this and say a heartfelt thank you. I highly recommend Sora Resort & Suites to anyone visiting Bangkok.

Our hotel room stay was good overall (save from air-con dripping on our second night, and some brown water leaking from the rain shower but it was on our third and last night and we were too tired to bring it to the attention of the hotel staff) but we had some bad experiences with the staff:

Don't like how the staff gave empty promises.

  1. We booked a tour through them in the morning and they told us when we come back, they will pass us a printed copy of the voucher. When we returned, the staff (different from the one in the morning), did not even try looking for it and she told us maybe they already slotted in under our door. So ok, we went up to our room. No, it was not there. We called the front desk and she said ok, they will send it up to us. We were expecting them to knock on our door to hand it to us personally as it would be more professional to do so, but no, they slotted it silently under our door. We did not realize it was there till some time later. Maybe they did not want to disturb us. But we would have appreciated it if she had checked their side first if the voucher was with them.

  2. The morning on which we were going to go for the tour, we waited at the hotel lobby promptly at 6.30am. We asked the front desk receptionists if the bus was coming and the receptionist assured us the bus is on the way. We waited for half an hour and felt that something was amiss. We went to the front desk again and they offered to call the tour agency. It turned out that the bus driver "forgot" about us and it was already too late to turn back to pick us up. We are not sure why there was such a miscommunication but it was definitely a terrible experience for us because we had already paid and the tour is not cheap. We would have appreciated it if the receptionist had called the agency first to confirm if the bus was really coming instead of giving us...

Alors que depuis plus de 10 ans nous venions chaque année passer 1 à 2 semaines de vacances en famille dans cet hôtel, nous n'y remettrons plus jamais les pieds. En voici les raisons au regard de notre dernier séjour (octobre 2019) :||- L'hôtel a changé plusieurs fois de nom et de propriétaires au cours des dernières années ("Ramada 12 Hotel & Suites", "Sukhumvit 12 Hotel & Suites", avant de devenir "12th Avenue Hotel"). Les investisseurs sont désormais plus préoccupés par la rentabilité immédiate de l'établissement que par le maintien de son standing et le confort de ses usagers. Il en découle un déficit d'investissement pour l'entretien du matériel, une réduction des effectifs et de la qualité du service.||- A notre arrivée dans l'hôtel, la chambre que nous avions réservée (une Suite à un étage élevé avec vue panoramique sur le lac, comme chaque année) n'était plus disponible. On nous attribue l'exact inverse de ce que nous souhaitions : bas étage sans vue panoramique. La climatisation de cette chambre s'avère défectueuse et durant 2 nuits de l'eau s'échappant de la climatisation coule en goutte à goutte sur notre lit depuis le plafond. Après avoir manifesté notre mécontentement, on nous propose de nous surclasser dans une autre chambre.||- La climatisation de la 2ème chambre s'avère encore plus défectueuse que la première. Le régulateur de la climatisation ne fonctionnant pas, celle-ci soufflait soit un froid glacial à 13°, soit se contentait de remuer l'air ambiant à 28-29°. Dans les 2 cas, impossible de dormir ! Chaque jour nous signalons le problème à la réception et chaque jour un technicien est envoyé pour réparer. Mais rien n'y fait et le problème perdure durant les 10 nuits de notre séjour. En fin de séjour, le personnel fini par reconnaître que le même problème existe dans plusieurs chambres de l'hôtel car les climatiseurs sont anciens et devraient être changés car ils ne peuvent plus être réparés.||- Alors que nous avons payé pour une Suite 3 personnes incluant 1 lit king size + 1 lit une place, notre fille a du dormir sur un lit pliant d'appoint au matelas particulièrement inconfortable.||- Le ménage de la chambre laisse plus qu'à désirer et nous retrouvons chaque jour des tas de cheveux dans la salle de bain.||- La moitié des appareils de la salle de sport sont hors service. Nous constatons que les appareils qui ne fonctionnent pas sont les mêmes que ceux qui ne fonctionnaient déjà pas lors de notre précédent séjour l'an dernier et qu'ils n'ont donc sans doute pas été réparés depuis 1 an.||- Le tuk tuk reliant l'hôtel à l'artère principale (Sukhumvit) permettant de rejoindre les transports en commun (BTS Asoke et MRT Sukhumvit) est censé faire la rotation toutes les 15 minutes jusqu'à minuit. En réalité, il n'en fait pas la moitié, rendant le temps d'attente très long. De ce fait, la plupart des personnes logeant au 12th Avenue Hotel préfère parcourir la distance à pieds (environ 1 km) que de perdre 1 heure par jour (30 minutes à l'aller, 30 minutes au retour) à attendre le tuk tuk. En comparaison, le tuk tuk de l'hôtel voisin (le "Galleria 12") effectue 3 à 4 fois plus de rotations.||- Le petit déjeuner du 12th Avenue Hotel Bangkok est désormais indigne d'un établissement 4 étoiles. Les voyageurs ne passant qu'1 ou 2 nuits dans l'hôtel s'en contenteront aisément, mais ceux qui y séjournent plus longtemps se lasseront très vite de son manque de choix et de son caractère répétitif. Côté viennoiserie il n'y a que des croissants mal décongelés. Et quelle déception dans un pays comme la Thaïlande de n'avoir le choix qu'entre 2 fruits, même pas mûrs ! Enfin, que dire de ces jus de fruits chimiques qui nous assurent une visite illico vers les toilettes ?||- La réduction des effectifs de l'hôtel conduit à la disparition de multiples petites attentions qui faisaient le charme et le luxe de cet hôtel : plus personne pour vous ouvrir la porte de l'hôtel en vous souhaitant la bienvenue, plus de bagagiste pour vous aider à porter vos valises, plus de corbeille de fruits dans la chambre en signe de bienvenue, plus personne pour vous servir à table les boissons chaudes du petit déjeuner, ménage des chambres fait à la va-vite, moins de rotations du tuk tuk...||- Comble de la déception de ce dernier séjour au 12th Avenue Hotel : au moment du check-out il a été demandé à ma femme, devant ma fille, de payer un supplément pour usage de préservatifs, sous entendant que j'aurai eu des relations extra-conjugales dans la chambre en leur absence. Après vérifications, le personnel s'est ravisé, sans même présenter d'excuses pour leur erreur et leur maladresse.||- Alors que nous étions des clients habitués de longue date de cet hôtel, aucun dédommagement ne nous a été accordé pour avoir passé 10 nuits dans une chambre à la climatisation non fonctionnelle, aucune excuse ne nous a été présentée. Notre déception vis-à-vis de notre dernier séjour au 12th Avenue Hotel est à la hauteur des bons moments que nous avions passé dans ces lieux les 10 années précédentes !!! Mais décidément cet hôtel ne vaut plus ses 4 étoiles et ses bonnes notes sur Tripadvisor, Booking, Agoda et autres sites de réservation et d'avis clients reflètent plus ce qu'il a été que ce qu'il est devenu désormais. Pour 100€ la nuit, nous n'y trouvons plus notre compte et il y a bien d'autres hôtels à Bangkok offrant désormais un bien meilleur rapport...
