Had a great stay here! Booked one night last minute when my plans changed and it was a very lovely place. The host was very kind and the room was clean and very cozy with a kettle, some tea bags, a small drink fridge, wardrobe, and bathroom. It is in such a beautiful neighbor on a quiet street. The area is perfect for a walk. There was also a small common room downstairs with refrigerators for food items. Perfect for my needs as a solo minimal traveler. Would stay again.

Comfortable room, good bed and adequate enroom bathroom...very clean, and quiet. The breakfast was delicious with everything you could want and they accomodated my special diet needs. Thank you to Christina and Annarita. Such delightful hostesses. Marian and family have 2 gems as managing staff. Lovely welcoming presentation out front with plants on steps. I will go back for 1 more night before leaving Edinburgh.

Had a great stay here! Booked one night last minute when my plans changed and it was a very lovely place. Location is a quiet residential street on the fringe of the hip area of Stockbridge (not central Edinburgh). The room was a good size with big bay windows and period features. The bed was comfortable with good quality bed linen. Check in is by accessing a key box in the lobby using a code sent by WhatsApp. There is no breakfast provided, despite the pictures on Trip Advisor. |The TV in my room wasn’t working at all, nor was the radiator. I sent a message via WA asking for help. A man came and reached behind the TV on the wall pulling some wires down and flicking a hidden switch. He said it was previous ‘idiots’ staying there who often disconnect the power to hide the standby light. He also explained the heating didn’t come on until 9pm in September and then goes off again later. He was shouting a bit and quite difficult to understand (Lithuanian). I think the language barrier may account for the rudeness other guests have referred to(?). After he left I was able to watch channel 4+1 but no other live channels. I could get iplayer to work though. |The room is a bit tired with chipped paintwork, a cracked window pane etc. The very small shower room is well overdue complete refurbishment / replacement. I have never seen a shower tray this high off the ground; must be nearly an 18’’ step?|I stayed here because of the close proximity to the cricket ground. For the price (£190 a night with no breakfast), I was expecting a much better standard of room and shower room in this location. It feels somewhat...

We arrived earlier than 3 which is the checking time. So we rang the doorbell as instructed on the mail we've received. A nice lady welcomed us and we were led to a nice cozy room. We were quite exhausted from the trip and were taking a short nap when a worker barged into the room and started screaming at us ordering us to get out and come downstairs immediately. Not understanding at all what had happened, we changed our clothes and walked downstairs. Then the accusations started, shouting that we went into the wrong room on purpose, we have to pay much more and it's all our fault. Later also telling other clients we make a mistake and that's why they had to wait. We were constantly ordered to do things which felt disrespectful and degrading. We stayed calm and collected which was the best for the situation but it was hard to do. We are a young couple, 26 and 22, and I can imagine that's what made him immediately assume we did something crazy but this is definitely not a way to talk to anyone and even less to a client who has paid to enjoy their stay. We have considered staying elsewhere but that is not something we can afford at the moment. Staying in such a place felt scary and unsafe as a young female even with my partner. We were enjoying Scotland so much and this is such a shame. After asking for an apology, he suddenly became overly friendly but the damage was already done. Booked two nights to attend a family celebration in Edinburgh. Paid about £50/night for the double room, which is great value.||||It's a bit quirky, so go with that and you'll enjoy it. We got a great big bed in a fairly small room, which was at the back of the house making it quiet and warm. Dark blue and mustard decor, and a big mandala hanging over the bed. ||||Furniture was maybe 'junk shop chic' but all you needed was there, including a fab coffee machine, kettle, tiny fridge etc etc. (and excellent WiFi that puts bigger more expensive places to shame.)||||Ensuite toilet and shower was small (small!) but everything worked and the whole place was immaculately clean.||||Location is central, meaning a short walk to hip n happening waspie Stockbridge, or a 15 minute pull up the hill to Princes Street. Or Uber it for maybe £7.||||One slightly strange thing was an absence of electric sockets. You'll have to unplug things from the (supplied) electrical extension leads if you want to charge your phone or plug in laptops etc.||||Overall, remember it's a guest house not a hotel, and adjust expectations according, and you'll get great value and comfort in a...
