Stunning sea views, clean room, friendly and courteous staff. The hotel is in a beautiful listed Georgian Town House and offers parking for guests. However, I must express sadly we had the worst night's sleep we've ever experienced in a hotel here, quite simply because of the property's location. It's on a busy main road and traffic did not let up at all overnight. We had no idea just how loud this would be and didn't expect there to be no quiet time whatsoever. We could hear traffic and night club bass all night long, so we were still awake at 3am and strong street lighting flooded in through the shutters in the room. A bit of traffic noise is fine and expected, but this felt extreme. We don't blame the hotel owners or staff as the building is old and in a busy area, there's not much they can do about it... But we hadn't experienced this level of noise before despite travelling in lots of cities, and would have appreciated a heads up to bring noise cancelling headphones and eye mask. My advice to other guests is do stay, enjoy the great building and beautiful views. Just remember the location is convenient but LOUD. We highly recommend you bring ear plugs...

I arrived early and was greeted by a lovely lady who took my car details and showed me where to leave it. First impression how clean everything was has a quick chat and given the key and shown how to enter the building she said the room would be ready around 2. She did warn me our room was at the top of the building.|We went back around 3 and took our cases and started the climb, I think there should be a warning that anyone who has any disabilities or physical problems would be wise not to attempt the 4 flights of stairs the final flight is especially tricky especially carrying luggage|The room has the most amazing view with a balcony and chairs a nice small sofa but otherwise IMO a little cramped but fine for 1 night. The bed was comfortable however only a double, the door to the bathroom only opened half way before it hit the bed.|Hot drinks facilities were good with a fridge and soft drinks|All in all a very pleasant stay but the size of room, bed and climbing the stairs with luggage should be...
Read moreWe had a lovely couple of days in Brighton (despite the rain!), staying at 'A Room with a View'! The rooms are fab - very spacious, very clean and tastefully decorated. The bathroom had a standalone bath as well as an excellent shower. The bed was really comfortable and there was also a sofa, a couple of chairs and a flat screen TV for relaxing. The room also had a small fridge, which was handy.|The staff were all lovely and super helpful, the whole place has a really nice feel to it, and breakfast was excellent! Plenty of choice and cooked to perfection.|'A Room with a View' is in a great location, right on the seafront but not too far from the centre of town. The room had fabulous views of the beach and pier, and you can even see all the way to Worthing with the binoculars provided! |There is some traffic noise, as there is a busy road out in front, but it was not enough to really bother us. |We stayed outside of summer season (and school holidays) and felt that we got good value for money. We would definitely recommend 'A Room with a View' to anyone...
