We booked a family trip away to the 30 St James Street hotel from Sunday - Tuesday. We booked this hotel for the historical links to the Titanic as we would be sight seeing and exploring Liverpool. We also booked a room where we (3 couples) could all stay together. When we arrived to check in at 3pm a wedding was being held and the guests were crammed into the reception area (I’m guessing because the ceremony room was possibly being turned around as the reception room) but it wasn’t ideal trying to fight our way through with our luggage and I’m assuming not great for the wedding guests dressed up to be bothered by guests coming to check in too! Let’s not even get into COVID!! Clearly no thought from management or measures put in place for guests. There was also an incident during the day where the wedding party were having their photos and getting annoyed and being rude to guests interrupting their session. Anyway, we checked in and we were happy enough with our room, room 2, the toilet seat was broken but you can’t have everything.

After exploring the city and going out for an evening meal we arrived back at the hotel at 9.30pm ready to settle for bed. We went to our room and the music was thumping through the ceiling. It also smelt like a swimming pool which must’ve been creeping in from the spa. On my way to the desk, I was hoping they’d say the music would stop at 10pm. To our horror the man behind the desk replied 1am!!!!???? When you book a hotel, the bare minimum you expect is a good night sleep. We said we wouldn’t put up with that and the night manager arrived to deal with our situation. He said he doesn’t know why we were booked in that room. But at no point was this mistake picked up. At the point of booking surely a pop up message could have appeared warning us that a wedding was booked and the room would be noisy. Failing that, I would expect reception to ring or email before our stay explaining the situation. Failing that! At check in, this should have been flagged up, explained and dealt with. This is an inexcusable failure of the hotel.

Because there was 6 of us they were scrambling to find us a room. They said they only had 1 room with 1 double bed and 2 sofa beds to offer us on the second floor. I asked if they had separate rooms with double beds as the room we had booked had a double bed for each of us. The night manager said no, that’s all they had and offered to show us the room. He tried explaining it as an upgrade as it had a kitchen area and balcony… make no mistake, sleeping on a sofa bed would not be an upgrade and we booked our initial room to all be together, not to mention we were only using the hotel to sleep as we’d be out all day and have no use for the extras. After viewing the room we were pleasantly surprised as there were 2 double beds, meaning only 1 couple would have to stay on a sofa bed and although the music was less it was still there. Put it this way, if we had booked this room originally, we’d have still be complaining about the noise from the wedding, the floor was still vibrating even on this level.

After going back to the front desk to accept and pick up our new room key, the night manager had magically found another room meaning all of us could have a decent bed, but this would mean we’d now be separated. I’m curious as to how this extra room had miraculously been found??

Accepting the second room, I said to the night manager “surely this isn’t the first time this has happened?” To which he replied “NO, NEVER”. Myself and 3 friends booked a room at this Hotel as a weekend away to watch a Show and to enjoy a relaxing weekend away and a catch up. We are a group of ladies, young at heart in our 50s. This weekend was a celebration of us reaching the grand age of 50. We arrived at the Hotel and first impressions were great. We were greeted by lovely members of staff who took our bags for us while we went to watch the matinee show and after the show we booked in. We were impressed with the room on first entering. We didn't have any complaints immediately, although we did notice a 'stain' on the ceiling. However, we changed and went out for a meal, returning around midnight. It was a wet evening and we were on the 6th floor. We weren't back in the room long before one of our group noticed a drip from the ceiling, when we looked more closely the ceiling was wet in the place we had originally set the damp patch, but it was billowing and the drips were becoming heavier. We called down to Reception who were not at all surprised and sent the Night Porter up to move us to another room. So we were moved to another room on the second floor which was not as nice as the original room. We were all in our pj's and walked through the hotel in our pj's, bare feet, carrying all our belongings with us, which we had to quickly pack back up. We hadn't been in the room long when the room next to us had a party of girls in it and they were extremely noisy, to the point that none of us had much sleep and the party was still ongoing at 8am. There was no telephone in the room we had been moved to so we couldn't call down to Reception about the noise. The following morning we went for breakfast. It was on the very top floor. On the way up we went via our original room to check we had collected everything. The wet billowing patch was still there, nothing seemed to have been done about the leak from the ceiling, which was caused by the rain from the night before. It had cleared up a lot in the morning and the rain almost stopped. On the way back down from breakfast we decided to take the stairs and oh my word, what a shock we had. All the way down the stairs were champagne buckets catching water dripping from the ceiling. There was obviously a huge problem with the roof leaking in and was not only happening to our room but to much more of the Hotel than we originally thought. These buckets went all the way down the stairs. When we checked out, we complained about the previous nights experience and the Reception Manager, Liam, offered us a 50% refund immediately without us even asking for it. We stayed at the Hotel on the 5th October for one evening. As of yet we have not received our refund and we have been in contact with 'Liam' who has told us that the request has to go to Head Office. This refund should have been refunded immediately. Our weekend was spoiled due to this happening. We were absolutely shattered on the Sunday and had to wait till late afternoon for our train and our plan of going shopping was the last thing we wanted to do with being so tired. The Hotel should not even have been open. It must be a health and safety risk to residents with dripping water and the risk of electrical problems too. This Hotel was not cheap either. Unless this Hotel has had the roof replaced and sorted this problem out, I would not recommend at all. It is quite clearly in need of a good overhaul. This Hotel is quite clearly used for noisy hen partys. So unless you want to join in and be loud yourselves, don't bother staying here. We continue to get our refund and are now going to make a...

During our recent three-night stay at this hotel, my family and I encountered a series of disappointing experiences that ultimately we had booked this propperty due to having stayed for a wedding previously and other reviwes confirm that the property/Staff has significantly declined.

Upon our arrival after a long four-hour drive with our 2-year-old twins, we were met with a less-than-welcoming reception at the front desk. I had went ahead from my family to simply ask if there was a ramp/alterntive entrance, The staff member seemed disinterested and unhelpful, lounging with feet up on the desk watching his mobile phone and not bothering to assist us with our luggage or pram. And cluld be clearly seen smirking stating that is the only Enteance "bump the pram up the set of stairs" His dismissive attitude set the tone for the rest of our stay, and personally, he should not be working in any form of Hospitalty front of house role.

To our dismay, breakfast was abruptly cancelled due to low occupancy, and the way this information was communicated to us was both abrupt and arrogant. Finding alternatives for breakfast with young children in tow was an unexpected hassle that put a damper on our mornings.

Our room was spacious and had potential to be amazing but far from satisfactory, with a broken window screws missing on window handles and overall lack of cleanliness that persisted throughout our stay. Despite raising our concerns during checkout, the manager failed to address these issues or offer any form of resolution.

The closure of the cocktail bar each night without alternative dining options left us feeling neglected and inconvenienced. As guests stayed multiple nights, we expected more in terms of amenities and services.

Additional issues such as towels not being collected, a malfunctioning fridge, and the general lack of hygiene from certain staff members further added to our disappointment. These lapses in service and maintenance detracted from what should have been a relaxing and enjoyable stay.

On checkout at this hotel, we were informed that breakfast costs would be reimbursed within 2 hours due to its unexpected cancellation. However, despite this assurance, 10 hours later, we still had not received the refund. This additional inconvenience added to our frustration with the hotel's lack of follow-through on promises.

Furthermore, the prospect of having to address this issue over the phone, now over 400 miles away, only compounds our disappointment. The unhelpful and dismissive face-to-face encounters we experienced during our stay do not bode well for a satisfactory resolution through remote communication.

Overall, these additional challenges in receiving the promised refund for the cancelled breakfast further highlight the hotel's shortcomings in customer service and accountability.

In conclusion, I would caution future guests to carefully consider their choice of accommodation. The poor level of customer service, cleanliness issues, and neglect of guest needs that we experienced are concerning and not indicative of a quality hospitality establishment. I hope that this review serves as a constructive critique for the hotel management to address these issues and improve the overall guest experience.

Got into my room and went to the bathroom and the toilet had leaked. I went to reception and they gave us another room which was perfectly acceptable apart from it being cold. They said that as they hadn't originally sold the room they put us in, they didn't put the heating on. They gave us a fan heater to take the edge off and the heating would kick in. After 30mins there was no sign of central heating. On our way out I mentioned the lack of heating in the room and he said that the heating was broken but he would get me more fan heaters. I got back and the room was toasty. However, when we went to sleep, we switched the fan heaters off as I thought it would be a safety risk. I was FROZEN that night, and I put my dressing gown on and socks and went back to bed wrapped up. In the morning, I said to reception that I wasn't prepared to pay full price for the room. Due to the inconvenience of the first room, then no heating and not enough towels. They agreed to 50% off. I went for breakfast and asked them straight away for veggie sausages and I knew I would have to wait 15mins for them to cook. We had a croissant and waited. The veggie sausages arrived and we went up to the cooked buffet breakfast. No eggs or hash browns left so I asked them to bring out more. We waited another 15mins by which time my son's had eaten their breakfast and my veggie sausages were cold as was the coffee pot. After breakfast we went to check out and I said I didn't want to pay full price for breakfast as it was so poor. They got the Manager and he said that I got there at peak time which was why some food ran out. I said there was only two people in the room when we were there so hardly a rush on! Also if it was peak time surely they should be monitoring the food stock levels to ensure they don't run out! When I mentioned about not enough towels in the room he said it wasn't up to them to check the facilities of the room but for me to tell them what is missing in good time of when I need it. How stupid! I did get a 50% refund but only the 50% of the room price which 30 James Street hotel sold to Hotels.com and not the 50% which I paid Hotels.com. It was a total shambols and they had no idea about customer service. I came away feeling totally shaken up by the Manager as he was arguing and raising his voice at me. DO NOT STAY THERE!!!

My partner and i booked this hotel for a 1 night stay for my birthday. We booked the luxury suite with spa bath. The photos that were advertised were beautiful clean and lovely decorated rooms, when we turned up it couldn’t have been any further… We checked in and when entered our room we was immediately disappointed, the curtain rail was snapped and the curtains were ripped. The walls were black leather to which was extremely trashy and dirty full of stains. There is barelt any furniture in the room as advertised apart from a wardrobe which had no doors, was filty full of dust and just a kettle and cups for tea/coffee plonked on the floor of the wardrobe. We went down back to reception to ask if we could be moved, when approaching the desk the member of staff said ‘ oh no don’t say anything bad’ i explained calmly the issue and he offered us another room to which we agreed. Upon walking into our new room. This time the curtain wasn’t ripped and there was wardrobe doors on however the balcony door could not open, there was a random football on the balcony and the room was again was filthy. The beds were cheap uncomfortable box beds with cheap quilts and pillows. When opening the bathroom window it was thick with dirt and clearly never been cleaned. There was also cig ash all over the window sill were people had obviously smoked out the window previously. The whole room was trashy, outdated and filthy, the paint on the walls were hanging off, stains all over them were it looked like drinks had been spilled. We made the decision to just get our things and leave at this point. When coming back down the staff on reception laughed and joked ‘ well none of the rooms look like the pictures were having a refurb soon’ he offered once again to move to another room next door to the previous i asked if it was just going to be the same which he said yes. He had nothing else to offer us, as you can imagine it was a birthday celebration and it extremely disappointed us to what we arrived to. We are now out of out pocket and feel we have been massively scammed and false advertised i would beware before booking.

If I could give a 0 rating i would. Website pictures looked nice, what a SCAM!!! Came to reception, told our room would be ready at 3 but they last minute told us its ready around 12. Without notice they told us to pay around £20 per person for damage/safety insurance which will be refunded ( Spent £80) which i still HAVEN'T got a refund for!!!!! Very disappointed in the room and this is my first experience staying at a hotel within England. Old chipped furniture, dusty corners and walls with cracks. What was a bigger joke was 30min after we settled in our hotel room one of the staff decided to invite herself in our room WITHOUT PERMISSION OR NOTICE!!!! There's NO sign for "Do not Disturb", what if one was changing!!?!?!! Heater didn't work so we had mini heaters given, slept the night freezing cold. The wardrobe was very beaten, doesn't even close. The bathroom was unhygienic, full of dirt, the mirror wasn't even in the correct position, the bathroom plug had a hair CLIP ON BECAUSE IT WAS BROKEN🙄 TV wires sticking out, found a couple of stains on bed sheets and the walls were dirty and very sticky 🤢🤢 god knows whats on those walls. The floor was very messy, beds poorly cleaned and organised, it was a very uncomfortable and unhygienic stay, couldn't wait to leave and properly have a good sleep as the beds were dirty, uncomfortable and thin as I was freezing during the night. The breakfast was okay, the floors were veryyy sticky 🤢 the tea and coffee were horrible so dont bother. Lastly the Elevators smelt like urine, this place really needs to up their game and be COSHH trained properly!! Tried to speak to Managers but they weren't here?? "If you're reading this please contact me"❗❗ The only thing that was nice was the view. Save yourself from disappointment and book somewhere else, hope this review helps!!!

If I could give a 0 rating i would. Website pictures looked nice, what a SCAM!!! Came to reception, told our room would be ready at 3 but they last minute told us its ready around 12. Without notice they told us to pay around £20 per person for damage/safety insurance which will be refunded ( Spent £80) which i still HAVEN'T got a refund for!!!!! Very disappointed in the room and this is my first experience staying at a hotel within England. Old chipped furniture, dusty corners and walls with cracks. What was a bigger joke was 30min after we settled in our hotel room one of the staff decided to invite herself in our room WITHOUT PERMISSION OR NOTICE!!!! There's NO sign for "Do not Disturb", what if one was changing!!?!?!! Heater didn't work so we had mini heaters given, slept the night freezing cold. The wardrobe was very beaten, doesn't even close. The bathroom was unhygienic, full of dirt, the mirror wasn't even in the correct position, the bathroom plug had a hair CLIP ON BECAUSE IT WAS BROKEN🙄 TV wires sticking out, found a couple of stains on bed sheets and the walls were dirty and very sticky 🤢🤢 god knows whats on those walls. The floor was very messy, beds poorly cleaned and organised, it was a very uncomfortable and unhygienic stay, couldn't wait to leave and properly have a good sleep as the beds were dirty, uncomfortable and thin as I was freezing during the night. The breakfast was okay, the floors were veryyy sticky 🤢 the tea and coffee were horrible so dont bother. Lastly the Elevators smelt like urine, this place really needs to up their game and be COSHH trained properly!! Tried to speak to Managers but they weren't here?? "If you're reading this please contact me"❗❗ The only thing that was nice was the view. Save yourself from disappointment and book somewhere else, hope this review helps!!!
