After reading some of the other reviews we were a little hesitant to try this place but we spent two nights here and really enjoyed it. Yes, it's a little run down and there are a number of long-term residents but at no point did I feel like I "needed my pistol" haha. I went for walk with my 8 year old daughter up to Starbucks and Walgreens as well as around the park and everyone was really friendly. We did see a few homeless people but they were also friendly, non-intrusive and we never saw them in the campground. Now for a reality check: It's a dirt lot surrounded by trees and there is a busy road close by. It's older and the spots are fairly close together (however we were able to put our slides and awning out). If you're looking for a spacious and secluded park, this is not it. If you're looking for a place to stay and be close to many things in CO Springs, this place is perfect.

This is a great middle ground camping RV spot with simple luxuries. Laundry, shower and toilets are cleaned on a scheduled daily basis also a trash pick-up from site-to-site. Mail can be received both parcel and regular mail. Neighbors out here are generally quiet and pleasant to be around in the 1 month I've been here, friendly and or keep to yourself. If you need any help the front office is your best guide to things in and around Springs/Manitou. Every place you go to, both expensive and inexpensive RV resorts or parks will have its modest downsides anywhere you go, take a slow drive through parks before reserving.

If you are not white, you will be told they have no room for you. Owner asian, manager prejudice, you won't find ppl of color staying or living here. They also state you must have 2010 or newer model, but have 80's models living there full-time look like strait trash!!! Descrimination! Under new management, improvements are being made to the park. I lived here full-time. On 2 seperate occasions. There is one maintenance/front desk person, Gary, with a god complex, his job gives him some sort of sense of authority, he certainly would not have anywhere else in life.. very strange weird man He is Rude as Rude gets. He will bend over backwards to cause you anger and disarray. Even put his hands on your property. Kade one young men of maintenance helped me on multiple occasions. Very kind and helpful young man. Extremely well mannered, polite, and helpful in anyway he can be. Travis is quite the handy man, a very busy hard working man. Hard to catch, but Quite helpful with needs and repairs you may have. Marissa and family(new management) are good people that care about the park, it's appearance, and visitors, and it shows. Yes,there are full time residents here, but there are limited sites for monthly pay residency. Most sites are reserved for visitors. Having a few full time residents isn't necessarily a bad deal for tourists ;) There is a homeless problem in Colorado springs, the park has security cameras, but Larry does not allow entrance to these people. Larry also runs the front desk most of the time, and had no problem being Rude to anyone staying here, no matter how long you stay, nor, how much money you spend. He behaves like he is the owner and makes decisions as if he were, he filters what new management is told, protecting co workers from answering for their wrong doing... He greets guests, both long term, and higher paying tourists, , with a confrontational tone, he wants people to dislike him, perhaps his goal is to keep you from talking to him if he is Rude and argumentative about everything little thing., unwilling to resolve your problem, he would rather provoke an argument would rather get you to leave than address a concern. You will notice The cleaning crew falls short on keeping up the bathrooms., On multiple occasions, the male cleaning man, walked in on me naked, in women's shower house, there is no place to dress or keep your clothes from getting wet, inside the shower stalls, dressing out in the open, with all your glory shining, is your only option in this women's shower house. He opens the door, silently, pokes his head in gets a eye full.. he knocks simultaneously holaring out, anybody in here, but don't wait outside for a response, he already has the door open, and his eyes upon you, before you know his perv self is even there, giving you zero time to cover yourself. The bathrooms/shower houses, are disgusting. I complained about the filth, even took pictures to show management. I was then threatened by the cleaning lady. There are 2 cleaning people, 2 male/female shower houses, only 4 total showers, 4 total toilets per gender available. Cleaning crew full time residence live there for free rent, to work 4days on 4 days off. The female told me picking up the hair from the drains grosses her out and just can't do it. Disinfected is not provided by the park, crew is expected to provide their own, so it doesn't get used at all!! If the men wash their hands in the other side of the wall, it will take all hot water away from the woman in the shower. Any complaint , of any kind, could get you kicked out of there, threatened to be kicked out, treated poorly , If you leave, after complaining about dirty bathrooms , or being treated so very rudely, you will never be allowed to return to stay here again. So they expect you to allow unruly rude maintenance to break your lawn furniture, and you remain silent, he has no reason to even touch it, allow him to be abusive to medical transport taking me to appt's, bandaids, other people's spit n toothpaste, left in sink, at times...

First off, the other reviews are very accurate. the management here SUCKS! They are very rude, and they LIE. God forbid if something breaks you will wait atleast a day before they fix, I.E. the power box. The park manager has no power, he can not make a decision when the owners are away, and then the owners just blow you off. They feel as if they can do whatever they want because they got your money anyway. Don't even THINK about getting a refund if you prepaid. NOT HAPPENING.The showers are dirty, and half the time don't have hot water. The lot is like they said just a big mud and gravel pit, no walkway to the car so you are constantly tracking mud and gravel in and out of your home.Police sirens 24/7 gunshots every few days. Horrible horrible place to stay. Indigents walk through the park taking stuff. The park staff gossip and belittle the tenants, blatantly in the open.Brought this issue up to management and was told " you'll have that everywhere" and then THEY followed suit and joined in on the gossip. You will know everything about everyone in the park as they will know everything about you. IF you do stay don't talk to anyone. This is the worst experience I have ever had and I will never come back. I was even told of a scenario where the park manager got angry and ran over someone's motorcycle because he wasn't happy with where it was it parked and he got away with it....

This is a very small basic campground. It is really old but well maintained and kept really clean. There are a lot of long-term people here and many have very old RVs and campers but we had no issues with the other residents. Everyone is just here minding their own business and living their lives. The campground staff were really friendly as were the people in the campground. They do have basic services (bathrooms, showers, laundry room) and while we did not need any of them, we saw other people using them quite a bit and they seemed to be kept very clean. There are a number of homeless people just outside the campground but they did not cause any issues and did not come into the campground. Some people have made comments about feeling safe but we had no issues at all. Everyone just seemed to be minding their own business. AT&T service and Verizon service were good at times and really bad at times. It seems like there are some capacity issues on the network. Sites are dirt as are the roads and the roads are a bit rough. Hookups were really good. Well placed and very functional. The campground is a bit pricy but it is a very convenient location. It is a short distance to Garden of the Gods, Manitou Cliff Dwellings, and historic Colorado City. I would not hesitate to stay here again. I would give this a 4 for location and a...
