Two adults spent a week here in late September 2023 using RCI points to trade into this timeshare condo located away from downtown Gatlinburg, We were in a one bedroom condo that could sleep up to four (though that would be VERY crowded) with a queen bed in a separate bedroom and a sleep sofa in the main area, all sharing one bathroom.
The condo had a small but fully functioning kitchen with a combined dining area/living room with a gas fireplace and a small deck. The building we were in also hosted a laundry room (bring your own detergent).
The unit was clean with the smallest automatic dishwasher I have ever seen. The dishwasher, refrigerator and stove all looked new. The rest of the kitchen showed some wear.
The bathroom was very roomy with a large sink counter top area. Again showing some wear.
The bedroom was small such that the bed, dresser and 2 night tables barely fit along with a small closet.
The resort itself has (very small) indoor and outdoor pools and an indoor gaming area with a pool table, air hockey table, board games, movies for rent, etc. Note that the resort is spread out along both sides of a narrow, winding road such that for safety you have to drive a few hundred feet to get to some of the buildings.
There are many restaurants in the immediate area of the resort, either towards downtown Gatlinburg or east of the resort away from Gatlinburg and the horrendous traffic.
There is a local very well stocked Food City grocery located about 2 miles away. Prices were on the high side but it beats driving the 25 minutes to Sevierville for the closest Walmart. Several gas stations are located near the Food City.
The WiFi is not very reliable at times in that you lose connection for no reason.
Before we left our room late one morning we were “trapped” by two timeshare representatives that showed up trying to give us a hard sell. This was disappointing and we had to really insist we had no interest in obtaining another timeshare here. This almost caused us to lower the rating by another star. This has not happened with any other timeshare trade ins of ours in several years. YMMV.
We enjoyed our week at Tree Top but are not really sure we would want to come back here for another stay.
Note that Gatlinburg itself is a major tourist trap with horrendously slow traffic through the main street and very little available parking. Allow plenty of extra time to get wherever you are driving to whether it is Great Smoky Mountains Park or Pigeon Forge for the shows. It is bumper-to-bumper traffic all days and evening. Read moreWe stayed here through RCI. When we checked in the man at the front desk was snarky and very rude. At check-in he told us halfway through our stay we would have to change rooms. We have never had to do this before and were not told about this when we booked it. They stated we would have to check out of the room and not get our new room until 5pm. During which they stated we need to stay on their property to expedite their process. No consideration for our belongings or where to keep them.
This ruined a full day of vacation for us. Very disappointed and the man at check-in couldn’t care less on how it negatively impacted our vacation. We had tickets to Dollywood and couldn’t go that day because half the day was wasted waiting for our other room. The front desk was not helpful keeping us informed of the timeframe and we sat and waited for their call.
When we first got in the room we had to clean the bathroom as we stepped on a shard of broken glass. Glass shards were all over the bathroom floor.
The rooms are very loud and you can hear everything from above and beside.
During the week A pushy woman came by and wanted to sell us a timeshare and tried the hard sell.
Absolutely no privacy! While my family was getting ready (my minor child was changing in the bathroom near the front door) a man (maintenance employee) opened up our door and walked in unannounced without knocking. Once inside he said he was replacing the filter. Absolutely ridiculous and unsafe! Luckily my minor children finished getting dressed less than a minute before the man barged in. The man didn’t care that he walked into our room. There really is no reason why they would be coming into our room as we rented it for the timeframe. General maintenance can and should be done when the guests are checked out and the rooms are being cleaned. This was unacceptable and alarmed my family! I was able to get the incident on video. In seeing other reviews it’s not the first time they have done this and it is flat out wrong! My kids were petrified after that and we had to put chairs against the doors for the rest of the week to ease their fears.
The furniture was very worn down and the tvs were extremely small.
During the week Our room key cards kept malfunctioning and required us to go to the office to reactivate them, which was an inconvenience.
Overall the worst experience in almost 20 years of using our time share in different locations.

We have timeshare with Holiday Inn Resorts but were unable to book a room with them in Gatlinburg (per usual - they're ALWAYS sold out!). Being that we've had this timeshare for about 5 years now, we've become very spoiled in terms of vacation lodging. Looking at the Google pictures for Treetop Resorts, I wouldn't have booked it simply based on those photos. But luckily, I wasn't in charge of the vacation and a two-bedroom villa was booked anyway, LOL. I have nothing but great things to say about Treetop Resorts! At first glance, especially in comparison to a Holiday Inn Resort, you may think you'll walk into something not so great. But to my surprise, the place was very cozy, had new flooring & carpet, and was EXTREMELY CLEAN! I was so shocked at how clean this place was. Cleaner than a hotel room! Not one spiderweb, no dust on ceilings or baseboards, no bugs of any sort. Appliances were all in good working order. Bedding was clean to include all three mattresses plus the pull-out sofa bed. The staff was incredibly professional, friendly, and informative. The resort is about 10 minutes from the Gatlinburg Strip (as we like to call it) where there were tons of great places to eat and fun things to do for adults & children. They also had lots of different things to do on property including an indoor pool, outdoor hot tub, mini golf, etc. There's just not enough positive things to say about this place. Which is why I made sure to leave a review! As a residential property manager, I hold a high standard for "proper maintenance," ensuring cleanliness and efficiency in both occupied and vacant homes as part of my job. As a mother, choosing a place to stay for an extended period with our three children is incredibly important, especially in terms of cleanliness, convenience, comfortability, and safety.
