My family and I, along with my parents reserved a four (4) bedroom, three (3) bathroom townhome with Regal Oaks Resort Vacation Townhomes. I conducted much research through YouTube, online reviews, and of course Regal Oaks Resort website, along with photos that were available of the complex. I know nothing is perfect, and not everyone will be satisfied so there will be some negative feedback on anything. Based on my research I felt this would be the best choice for my family and parents, and that’s about where it ended.||The check in process was fairly easy and simple, and the front staff was nice. We were assigned a townhome and once inside the townhome got warm and hot. I lowered the thermostat to 70 and we began to unpack. While unpacking we noticed none of the bedrooms had dresser drawers, cabinets, or anything to place or clothes in. While unpacking the townhome was getting even hotter and the temperature got to seventy-eight (78) degrees. I called the front desk and maintenance responded. Turns out it appeared to have a bad line. I responded to the front desk and asked if another townhome was available, they advised there was so then we had to pack everything back up and move to another townhome. Luckily, this townhome had dresser drawers where we could put our clothes in. Once unpacked for a second time we discovered the master bathroom toilet was not working and was clogged. I had to call again to the front desk and maintenance responded and unclogged the toilet. The floors and kitchen counters were dirty and we also found hairs in the bathtub. This was not our originally assigned unit but they put us into a unit that had obviously not been cleaned. This was all on day one.||The next day we were discovering and began to think that our new townhome had never been cleaned from top to bottom, and worn and torn furniture. The townhome had not been mopped, dusted, sanitized, well maintained, etc., but it showed as available which is why we were given that townhome. ||There were several what I believed to be ghost ants crawling all over the stove and kitchen counters, there were cracks and holes in the caulking which is here I think they were coming from, the stove was like a ceramic stove top which was set in place creating a small gap between the stove and the kitchen counter, I could see food crumbs underneath it. The kitchen blinds had stains on them, the floors had not been swept or mopped, there were cobwebs in the corners in some parts of the stairs. Even some of the electrical outlets were loose, and/or exposed, I could move one back and forth (I was just curious why the outlet cover was crooked) which is how I discovered it. We did not use the placemats and when I moved them SEVERAL ghost ants began coming out from underneath them. I rolled up all of the placemats and placed them in a trash bag, and I began to kills the ants with a napkin. As I was rolling up the placemats food crumbs were coming out of them. I wiped down the section where the placemats were and it was covered in dirt and food crumbs (I placed all of the placemats in a trash bag). The day before we left a different toilet got clogged and I called the front desk, and no one from maintenance came to unclog it. ||The photos on their website is NOT what is portrayed in person. It is the complete opposite. There is a video on YouTube of this place titled, “2025 Regal Oaks Resort Tour and Review: Orlando’s BEST Kept Kept Secret” by @NikkyJThemeParkHipster, which is the video I saw and everything looked immaculate. Read moreEasily the worst property we've ever stayed in. The complex is advertised on Expedia as an upscale resort, and the online pictures of the accommodation certainly seem to back this up. Our expectation was that our unit would be clean and contemporary. The reality couldn't be more different. At least we did not end up with cockroaches as other people did!
The first issue we had with the property was the very obvious lack of cleaning prior to our arrival. In the kitchen, the cupboard doors were grimy and splattered with mess in places. The oven door was caked in grease that had clearly built up over time without ever being dealt with. The fridge door had rusty patches and stains on the outside. The salad drawers were filthy. The tiled floor was sticky and dirty. In the living area, the sofas had food stains on them, and the coffee table hadn't been wiped clean. The carpet on the stairs and in the bedroom was covered with dark stains.
We informed Reception of our dissatisfaction on the first morning of our stay. We were particularly upset as we had had to pay a $140 cleaning fee despite the absence of any cleaning before we arrived. Some cleaners were sent round to take a look, and we arranged for them to come back to clean while we were out. On our return, it appeared that some kitchen surfaces had been wiped, the floor in the kitchen had been mopped, and the carpet on the stairs (but not in the bedrooms) had been cleaned. Other than that, it was hard to see any improvement.
As regards maintenance, some kitchen doors and the coffee table were damaged, there were cracked floor tiles, the lampshades downstairs were dented and tatty, there were stains from a marker pen on the larger sofa and on a table in one of the bedrooms, and the embossed wallpaper throughout the property was discoloured and stained. There was also a huge stain on the ceiling downstairs where there had clearly been a leak from the bathroom above. Additionally, the property was lacking basic equipment such as tea towels, oven gloves, and wine glasses.
"Upscale" is not the word we would use to describe the standard of the furniture, fixtures, and fittings. The kitchen looked tired and old-fashioned, and the bathrooms were basic and dated. Presumably, they were installed when the property was built and never updated or replaced. We felt like we were back in the 80s.
To make matters worse, our emails to the manager expressing our concerns went unanswered. We made the reasonable request of having our cleaning fee reimbursed, which was ignored. When we contacted Expedia to ask them to pursue this, they got back to us to say that the resort did not agree to the refund. Having now read many other negative reviews of Regal Oaks, it is clear the management does nothing to address customers' concerns or to make improvements to their service. We find it utterly outrageous how much we paid for our stay in relation to the sub-standard, unhygienic level of accommodation that was provided. After traveling on a 9-hour flight from the UK with children on their first visit to the US, it was a huge letdown at the start of our holiday.
