BE WARE: On 3 -10-23: My college daughter and her friends stayed at the Courtyard Marriott in the Warehouse District, New Orleans. They checked in around 11:30ish pm. When they were walking to their room, they could hear loud music being played from one of the rooms, to the point where the words of the song could be clearly heard. When they got to their room, they settled in and started to unpack while listening to music but turned it down low. The security guard (Joe) came and knocked on their door giving them a warning that someone had called with “complaints” about the music being too loud. They politely apologized and turned the music off and went out for several hours. When they returned to their room, they started getting ready to go to bed and packing since they would be checking out on 3/11 around 10/11am. The security guard came to their door once again. He told them that they had to leave immediately because there were “complaints” again of them being too loud. These young ladies had just returned to their room. They were not loud just talking amongst themselves as they were getting ready to go to bed. The security guard had no compassion and said if they didn’t leave, he would call “OPD” on them to force them out...they didn’t want to make any trouble and since they are not from New Orleans, they had nowhere else to go. It was 5am in the morning, it was not safe for these young women to be out on the street at this time. The ladies called the police because they felt very unsafe. They were told by the police officers this security guard has kicked people out before and it was nothing they could do. They suggested this security guard should be reported to Marriott Courtyard Corporate because incidents like this have happened on more than one occasion and apparently continues to happen. As a parent it is terrifying to receive a call that your daughter and her friends were kicked out of her hotel room and have nowhere to go. Thankfully, the manager at the IHOP was kind enough to let them stay at one of the back tables of the restaurant until daylight with their luggage in tow. This has been a traumatic experience and should have never happened. The Marriott Courtyard should have better policies and procedures in place. Hotels putting their guest out on the street, especially young women in the early morning before daylight should not be happening. Anything could have happened to them. These young ladies did not get a chance to stay in the room they paid for. We (parents) have spoken to the manager George who said there will be an investigation. The cost of their room needs to be fully refunded. Training should be provided to the security guards on how to handle delicate situations, getting management involved before they take matters into their own hands. While management frequently replies to these reviews stating that concerns will be addressed, it appears that either little action is taken, or they are part of the ongoing problem and lack genuine concern.
As a Marriott Titanium Elite member, I checked in via the mobile app two days prior, selecting a 10:30 AM arrival time. I fully understood that early check-in is not guaranteed, but I hoped it might be accommodated. Upon arriving around 10:00 AM, I was met by two front desk agents who were notably unwelcoming. There was no greeting, no acknowledgment of my elite status, and no mention of the welcome gift options typically offered. It felt as though my presence was an inconvenience rather than a guest to be welcomed.
I was told my room was not yet ready and that I would be placed on a priority list, with my phone number taken for notification. I watched as I was the first name added. I stored my luggage with the hotel and left for a lunch and spa appointment at the Ritz-Carlton—where, in stark contrast, every staff member offered warm greetings as I passed.
By 2:30 PM, I had received no call or app notification about my room. I attempted to contact the hotel by phone before returning, placing four calls with no answer. When I arrived back at the front desk, the agent again displayed a lack of engagement and only acknowledged me after I initiated the conversation. She confirmed my room was ready, though I noticed she had been highlighting names on the priority list—mine, still at the top, remained untouched.
I was informed I had been “upgraded” to a balcony room on the second floor. However, despite having a preference for high floors on my profile, this room turned out to be on the ground-level pool area, with what was essentially a patio—not a balcony as described. This misrepresentation was disappointing. The room itself was small, dated, and in need of refurbishment.
Throughout my stay, I was never greeted by staff, nor did I observe other guests being acknowledged. The overall atmosphere was disheartening and lacked the hospitality one expects from a Marriott property. I had also requested a late checkout through the mobile app at the time of check-in, but this request was never recorded in the system. The only notably friendly staff member I encountered was the overnight front desk agent.
While outside of the hotel's direct control, several nights were disrupted by loud hallway noise—people running, slamming doors, and banging on walls around 2 AM, making restful sleep difficult.
In conclusion, I cannot recommend this property. If management genuinely cares about improving the guest experience, they must go beyond responding to online reviews and begin implementing meaningful changes...

The good: lobby looks nice, very aesthetic with a big mural on the wall. 2 blocks from the convention center and very close to a lot of other things, making it convenient.
The bad: many, many things that would lead me to not recommend it. The lobby doesn't have complementary coffee, which is typically a mainstay of Marriott hotels (I'm a lifetime gold member and have stayed in dozens). The rooms on the main side of the building are clean but cheaply updated. The water on the faucets is reversed from the norm in all the rooms (cold on left, hot on right), which seems strange. On the first day I found several items under my mattress from previous tenants (a battery, some medicine), which makes me wonder how thoroughly they clean the room. The water temperature was very sporadic - sometimes it was all warm to hot, sometimes all luke warm, sometimes cold to hot, depending on the day. On day 1 I found a small lizard crawling on my wall as well, which makes me wonder how well they're maintaining the property.
For my third night here, they switched me to the "quiet" side of the building (floor 2A) because a large group of kids were coming in. Fine, but when I got to my room I realized "quiet side" was a misnomer. Apparently this side of the building is directly below the roof mounted air conditioning system, and there is a constant low level buzzing noise that permeates the hallway and the rooms. I downloaded a free decibel app on my phone and it consistently registered about 47-49. I sleep with ear plugs so its not a huge issue for that, but I imagine that others might struggle with that intensity of low-level noise. I'm not looking for whisper quiet, it seems excessive to have this level of noise constantly across an entire hallway. I tested it out a bit and its loud enough that it drowns out the TV when its on lower levels.
The rooms on the "quiet side" (2A) are also completely different with brick walls and high ceilings with beams exposed. Which is fine as an aesthetic, but when I checked the windows there was a lot of paint peeling and discoloration around the wood (see picture). Without knowing the age of the building, my worry for families with small children is that the paint could contain lead, and the flaking and could be a health hazard.
Giving the hotel 2 stars because of the sheer convenience of it being located so close to the convention center and downtown and the relative price. But if you're sensitive to noise and get placed on floor 2A, I would highly recommend you ask to be switched to a different floor in the main part of...
