Stayed here for 3 nights, here's my experience: The good: lobby looks nice, very aesthetic with a big mural on the wall. 2 blocks from the convention center and very close to a lot of other things, making it convenient. The bad: many, many things that would lead me to not recommend it. The lobby doesn't have complementary coffee, which is typically a mainstay of Marriott hotels (I'm a lifetime gold member and have stayed in dozens). The rooms on the main side of the building are clean but cheaply updated. The water on the faucets is reversed from the norm in all the rooms (cold on left, hot on right), which seems strange. On the first day I found several items under my mattress from previous tenants (a battery, some medicine), which makes me wonder how thoroughly they clean the room. The water temperature was very sporadic - sometimes it was all warm to hot, sometimes all luke warm, sometimes cold to hot, depending on the day. On day 1 I found a small lizard crawling on my wall as well, which makes me wonder how well they're maintaining the property. For my third night here, they switched me to the "quiet" side of the building (floor 2A) because a large group of kids were coming in. Fine, but when I got to my room I realized "quiet side" was a misnomer. Apparently this side of the building is directly below the roof mounted air conditioning system, and there is a constant low level buzzing noise that permeates the hallway and the rooms. I downloaded a free decibel app on my phone and it consistently registered about 47-49. I sleep with ear plugs so its not a huge issue for that, but I imagine that others might struggle with that intensity of low-level noise. I'm not looking for whisper quiet, it seems excessive to have this level of noise constantly across an entire hallway. I tested it out a bit and its loud enough that it drowns out the TV when its on lower levels. The rooms on the "quiet side" (2A) are also completely different with brick walls and high ceilings with beams exposed. Which is fine as an aesthetic, but when I checked the windows there was a lot of paint peeling and discoloration around the wood (see picture). Without knowing the age of the building, my worry for families with small children is that the paint could contain lead, and the flaking and could be a health hazard. Giving the hotel 2 stars because of the sheer convenience of it being located so close to the convention center and downtown and the relative price. But if you're sensitive to noise and get placed on floor 2A, I would highly recommend you ask to be switched to a different floor in the main part of the building.

So I booked a room at this hotel in November of 2024 for NYE. I specifically chose it for the Exposed brick loft style hotel rooms that were shown in the pictures on the app. I'm an avid Traveler and I enjoy staying at hotels with a non traditional style room. I called the hotel twice prior to arrival to check on some things with my reservation and confirm mobile check-in availability. TWICE. I arrive to the hotel to find the lobby a hard hat construction zone with off limit signs to the stairs. So I immediately know, there wont be any room services available. We get into the room, very beautiful room, just like the pictures, only to find the heat doesn't work. Call to the front desk, engineering comes up with checks and tells us that it will have to be switched on in the morning because the units were in the attic and they didn't have access (whatever that meant) so he came back with extra blankets. So the first night we froze, needless to say. The next day we're informed it can't be fixed and we being moved to another room, Cool? WRONG. We weren't told what type of room or whether or not it was comparable. We were just delivered keys 30 minutes later and told a new room number. We were indeed moved to a room half the size and a completely different design that what was displayed on the app or my reservation. (No proactive inconvenience accommodations offered). We were then informed we could only have the heat OR air operational but not both at the same time so we had to call down every few hours because the room didn't ventilate well and the other person found it hard to breathe. When I inquired about being credited at least a night because of this inconvenience I was met with "we're at capacity" and all I can do is 5k points which isn't even enough to cover one nights stay. In addition to this, we got stuck on an elevator and when I informed the front desk staff, the desk agent casually responded "oh yea that happens" EXCUSE ME, ma'am why are you so cavalier about elevators getting stuck? I booked THREE nights in a specific type of room only to not enjoy it the first night because of frigid temps and no heat only to be moved to a shoe box of a room the last two nights and still not enjoy the room, and only receive house keeping 1 of 3 days of my stay. I'm still waiting for a response from the hotel however, I would highly encourage you to do you due diligence before staying here. Below are the pictures so you can see the clear difference in the rooms and you tell me if you wouldn't be highly perturbed by this in addition to all the other stuff that we had to deal with.

I'm currently staying at the Courtyard Marriott (I have 2 more nights here). The room is okay, the location is okay, but housekeeping leaves much to be desired. On my first night (I'm spending 5 nights here), I accidentally knocked over my red fruit punch. It spilled on the carpet, the bed skirt, and the white blanket on the bed. I tried to clean it myself, especially the carpet, because I didn't want the stain to set, considering it was red in color. I informed the front desk the next morning and was told they'd send housekeeping to take care of it. So I left for about 3 hours to give housekeeping time to work in my room. I came back and walked in, saw my bed had been made, and it smelled like the room had been cleaned. Ohhhhh but I was wrong. Housekeeping made my bed using the exact same blanket that had the red fruit punch spots. The bed skirt had not been changed, and they hadn't even touched the stain on the carpet. And the smell - well, housekeeping left behind their spray bottle of laundry freshener, so THAT'S why it smelled nice as if they had cleaned the room. I called back downstairs to the front desk to tell them that the room wasn't cleaned - specifically the areas I informed them about. So they sent housekeeping back to my room. I showed the housekeeper the issue areas - all she did was take the old blanket and give me a new one, and then left. Needless to say, the carpet still has the stain, and so does the bed skirt. I'm going to try to clean the spot on the carpet myself again, but this is ridiculous, especially for a Marriott. I have service 2 stars and not 1 simply because there were 2 women at the front desk that were nice... I have to return to the area soon for another conference and I guarantee I won't be staying here. Mr. General Manager - no need to apologize, but if you can send someone to actually CLEAN the spot on the carpet and change the bed skirt, that would be great..... I DO still have 2 more nights here.... 6/8/2023 Update - housekeeping came, but they still didn't change the bed skirt or attempt to clean the stain on the carpet.........

BE WARE: On 3 -10-23: My college daughter and her friends stayed at the Courtyard Marriott in the Warehouse District, New Orleans. They checked in around 11:30ish pm. When they were walking to their room, they could hear loud music being played from one of the rooms, to the point where the words of the song could be clearly heard. When they got to their room, they settled in and started to unpack while listening to music but turned it down low. The security guard (Joe) came and knocked on their door giving them a warning that someone had called with “complaints” about the music being too loud. They politely apologized and turned the music off and went out for several hours. When they returned to their room, they started getting ready to go to bed and packing since they would be checking out on 3/11 around 10/11am. The security guard came to their door once again. He told them that they had to leave immediately because there were “complaints” again of them being too loud. These young ladies had just returned to their room. They were not loud just talking amongst themselves as they were getting ready to go to bed. The security guard had no compassion and said if they didn’t leave, he would call “OPD” on them to force them out...they didn’t want to make any trouble and since they are not from New Orleans, they had nowhere else to go. It was 5am in the morning, it was not safe for these young women to be out on the street at this time. The ladies called the police because they felt very unsafe. They were told by the police officers this security guard has kicked people out before and it was nothing they could do. They suggested this security guard should be reported to Marriott Courtyard Corporate because incidents like this have happened on more than one occasion and apparently continues to happen. As a parent it is terrifying to receive a call that your daughter and her friends were kicked out of her hotel room and have nowhere to go. Thankfully, the manager at the IHOP was kind enough to let them stay at one of the back tables of the restaurant until daylight with their luggage in tow. This has been a traumatic experience and should have never happened. The Marriott Courtyard should have better policies and procedures in place. Hotels putting their guest out on the street, especially young women in the early morning before daylight should not be happening. Anything could have happened to them. These young ladies did not get a chance to stay in the room they paid for. We (parents) have spoken to the manager George who said there will be an investigation. The cost of their room needs to be fully refunded. Training should be provided to the security guards on how to handle delicate situations, getting management involved before they take matters into their own hands. I truly believe my daughter and her friends were confused with the room that they heard the loud music coming from when they first arrived...

There are numerous Google reviews highlighting the service issues at this hotel, and unfortunately, many of them are accurate based on my experience. While management frequently replies to these reviews stating that concerns will be addressed, it appears that either little action is taken, or they are part of the ongoing problem and lack genuine concern.

As a Marriott Titanium Elite member, I checked in via the mobile app two days prior, selecting a 10:30 AM arrival time. I fully understood that early check-in is not guaranteed, but I hoped it might be accommodated. Upon arriving around 10:00 AM, I was met by two front desk agents who were notably unwelcoming. There was no greeting, no acknowledgment of my elite status, and no mention of the welcome gift options typically offered. It felt as though my presence was an inconvenience rather than a guest to be welcomed.

I was told my room was not yet ready and that I would be placed on a priority list, with my phone number taken for notification. I watched as I was the first name added. I stored my luggage with the hotel and left for a lunch and spa appointment at the Ritz-Carlton—where, in stark contrast, every staff member offered warm greetings as I passed.

By 2:30 PM, I had received no call or app notification about my room. I attempted to contact the hotel by phone before returning, placing four calls with no answer. When I arrived back at the front desk, the agent again displayed a lack of engagement and only acknowledged me after I initiated the conversation. She confirmed my room was ready, though I noticed she had been highlighting names on the priority list—mine, still at the top, remained untouched.

I was informed I had been “upgraded” to a balcony room on the second floor. However, despite having a preference for high floors on my profile, this room turned out to be on the ground-level pool area, with what was essentially a patio—not a balcony as described. This misrepresentation was disappointing. The room itself was small, dated, and in need of refurbishment.

Throughout my stay, I was never greeted by staff, nor did I observe other guests being acknowledged. The overall atmosphere was disheartening and lacked the hospitality one expects from a Marriott property. I had also requested a late checkout through the mobile app at the time of check-in, but this request was never recorded in the system. The only notably friendly staff member I encountered was the overnight front desk agent.

While outside of the hotel's direct control, several nights were disrupted by loud hallway noise—people running, slamming doors, and banging on walls around 2 AM, making restful sleep difficult.

In conclusion, I cannot recommend this property. If management genuinely cares about improving the guest experience, they must go beyond responding to online reviews and begin implementing meaningful changes...

Stayed here for 3 nights, here's my experience:

The good: lobby looks nice, very aesthetic with a big mural on the wall. 2 blocks from the convention center and very close to a lot of other things, making it convenient.

The bad: many, many things that would lead me to not recommend it. The lobby doesn't have complementary coffee, which is typically a mainstay of Marriott hotels (I'm a lifetime gold member and have stayed in dozens). The rooms on the main side of the building are clean but cheaply updated. The water on the faucets is reversed from the norm in all the rooms (cold on left, hot on right), which seems strange. On the first day I found several items under my mattress from previous tenants (a battery, some medicine), which makes me wonder how thoroughly they clean the room. The water temperature was very sporadic - sometimes it was all warm to hot, sometimes all luke warm, sometimes cold to hot, depending on the day. On day 1 I found a small lizard crawling on my wall as well, which makes me wonder how well they're maintaining the property.

For my third night here, they switched me to the "quiet" side of the building (floor 2A) because a large group of kids were coming in. Fine, but when I got to my room I realized "quiet side" was a misnomer. Apparently this side of the building is directly below the roof mounted air conditioning system, and there is a constant low level buzzing noise that permeates the hallway and the rooms. I downloaded a free decibel app on my phone and it consistently registered about 47-49. I sleep with ear plugs so its not a huge issue for that, but I imagine that others might struggle with that intensity of low-level noise. I'm not looking for whisper quiet, it seems excessive to have this level of noise constantly across an entire hallway. I tested it out a bit and its loud enough that it drowns out the TV when its on lower levels.

The rooms on the "quiet side" (2A) are also completely different with brick walls and high ceilings with beams exposed. Which is fine as an aesthetic, but when I checked the windows there was a lot of paint peeling and discoloration around the wood (see picture). Without knowing the age of the building, my worry for families with small children is that the paint could contain lead, and the flaking and could be a health hazard.

Giving the hotel 2 stars because of the sheer convenience of it being located so close to the convention center and downtown and the relative price. But if you're sensitive to noise and get placed on floor 2A, I would highly recommend you ask to be switched to a different floor in the main part of...
