Coral Bay Villas — Hotel in Port Orange

We lived here for 3 years, from Nov 2021-Nov 2024. The community itself is quiet. Most neighbors are nice but dog owners do not pick up feces. The one star is for the office staff (Laurie) and the owners of this apartment complex. The maintenance staff is fine. The one star is for multiple reasons. I'll begin with the flooring. It's awful. Very unstable and needs constant repair. Also, be prepared for the rent to increase yearly. I had an issue when the staff entered my unit without permission and it wasn't for any emergency repair. The return of my full security deposit was an issue because of their lack of communication. I did get the complete refund after days of fighting with emails, letters and cost to me for certified mail. No one reached out to me from upper management after multiple requests. Laurie is overwhelmed and she doesn't mind telling you and everyone else her business and other people's business She has excuses for everything. Keep searching, there's better apartment complexes...

I have had to be in and out of these apartments a few times the last 6months. Each time I’ve received a apartment with new flooring, fresh paint, overall clean and no maintenance issues. The manager has been very helpful and easy to work with. The location is great, close to everything in port Orange. I’ve had no issues with neighbors either time I was here, all really nice, or keep to themselves. If anything I might of been the noisy neighbor having two kids with me in a 1 bedroom, but I never had issues hearing other neighbors as I usually have had renting in the past. I’d come back here again if I needed or could manage a 1 bedroom...

I've been here at Coral Bay since Oct 2018. The location is great for my work, shopping and health care. My apartment size is perfect for me. Washer/dryer hook ups is a plus. Landscaping and lawn care are done on a regular basis which keeps the surroundings looking good. My neighbors are pleasant, friendly and respectful. Laurie(property manager) and her maintenance staff are terrific. Laurie is always willing to listen when you have an issue, and gets the problem taken care of right away. She has a pleasant, positive attitude and takes an extra step when it comes to accommodating the tenants. I'm very lucky to have found...
