The owners just want to make money without knowing how to run a guest house. This is a family business run by a Mother and two sons (theirs and another daughter's family live in the house as well)|1. The owners 'downgraded' our room on arrival. We reserved 550 sq.ft triple, but were ushered into a claustrophobic 180 sq ft double on arrival. We asked about our reserved room and were told it is being 'renovated'. This, despite us re-confirming our arrival the day prior. Obviously, owners did not inform us of the impeding downgrade.|2. Our room looked like a tiny cheap UNFINISHED hostel room. | a) It had unfinished ceiling and a single bulb hanging on the wire. | b) It had no mirrors. Not in the bathroom, not in the room, not anywhere. | c) shower head was unusable because it sprayed sideways. We resorted to 'showering' using shower faucet instead...until I cleaned the residue blocking the shower head holes. When asked, the owners professed ignorance of the problem. Ironically, forced to use shower faucet, made it easier to tolerate cold water since hot water availability was unreliable.|3. No hot water until we asked the owner-Mother to turn on the water heater. This was a surprise given that they knew that particular water heater supplied hot water to our room. |4. The Mother requested we pay the original price even though she didn't give us our reserved room. This was a real shocker. We said 'no' and the eldest son immediately agreed to a much lower price.||The price reduction was small comfort - our stay in Khiva was ruined, and we felt trapped during our stay.. We would've gladly paid the agreed on price for the agreed on room. Or be given a chance to stay at a different hotel if owners only let us know ahead of our arrival that our room was...

So, we stayed in many guest houses but Khiva Hotel in Khiva is definitely the best one we’ve been to! We had a very good experience of local Uzbek lifestyle. The owner is a very kind and helpful person. The place is very nice, clean and well equipped. Note # 1- If you are going by a yandez taxi, ask for directions (from locals) once inside the wall ciry. The Yandez map takes you close (within 50 metres) but not quite exact.
