tl;dr Go for the pretty rooms and pool, don't go for the bicycles, the staff or if you want an easy and carefree checkout. positive:- beautiful property. Spacious rooms, very clean, stylish interior design.- excellent pool and nice garden- one very friendly staff member (the gentleman taking care of the bicycles) who was incredibly nice and always ready to help with a smile. Not so positive - the man who showed us to our room carried one of our bags upstairs (i took the heaviest one myself). Huffing and puffing and grunting all the way, he opened the door, awkwardly lingered around, didn't say a word or explain anything about the room or service. Totally indifferent. Yes there is a language barrier, but we have plenty of experience with wonderful service despite a language barrier. A smile and some eye contact are universal signs of hospitality. - the hotel promises to have free bicycles available, which is nice as it is 4km from the beach and over 2km from old town. However there are much more guests than there are bicycles with no reservation system in place. When at 10.30 in the morning there were already none left, we were disappointed and decided to call a Grab (uber) instead. The staff however insisted that a taxi called by them would be cheaper. We agreed, only to discover after that it wasn't cheaper at all. So if you want to book this place and you're really counting on a fun bike ride: don't. - At checkout, we were suddenly confronted with a question about a "comb" - yes a hair comb - that was supposedly missing from the room. We had not seen, let alone used, any comb. We initially did not take offence to this question, apparently this comb was hotel property and we understand that the staff wanted to make sure we did not accidentally take it. However, they kept insisting. Basically accusing us of stealing a comb that we were unaware existed. We have our own hair tools, thank you. I felt this was equally ridiculous as it was rude. I had to repeat multiple times there was no comb in our room upon arrival, and even sign a document stating that i declared there had been no comb. Very very awkward and weird. Never ever has something like this happened to me before. Next up was the "laundry bag". We had made use of the laundry service, we delivered our laundry to the staff in two linen bags that were provided in the room. However when we went to get our laundry back at the reception in the evening, all the laundry had been pushed into one single bag.At check out we were confronted with "the missing bag" and we were asked repeatedly "why we hadn't said something". Right. So we were supposed to be alarmed by the fact that our laundry came back to us in one instead of two bags? Please. The staff handled this very, very poorly. We were exemplary guests who wanted a quick and easy checkout. Ready to pay our bill and be on our merry way. Instead we had to deal with this nonsense about a comb and a linen bag.The Cliff Boutique Hotel not only lost a comb, they also lost two happy customers and quite a few stars. Will not be recommending this place. Hoi An has plenty of other wonderful...
Read moreWe stayed in room 202, it seems nice enough from the pictures online, but the state of the rooms isn't reflected very well, old and worn.
Our Shower/bath tap had a huge hole in it facing the window to the bed and various bits of plumbers tape "stopping" the other leaks. This led to anytime having a bath or a shower water spraying all over the wall and if you let the bath fill water reached the bed on the otherside of the brick wall as its not sealed around the window.
This is the first hotel we have stayed at in almost 3 weeks of vietnam that push very hard their friends tours of services so they get a kickback. I dont mind it much but when one of the friendly receptionists asked what we had planned and were doing, heard that we had organised our own tours and activities she started trying to put them down saying we would get scammed or she had just never heard of it so we needed to be careful, "safer if you book through us" yea and 5x the price for subpar tours. We relented and did one tour through them basket boat "fishing" and cooking class. The cooking class was alright I guess it the basket boat was a 45 minute experience where 25mins is you waiting to be sold things you dont want and are made to feel guilty about not wanting. The "fishing" experience was 2 minutes of bobbing a stick of bamboo with chicken on the end.
The majority of the workers are lovely and friendly, they lose massive points because I bought 4 drinks from the reception in cash the women pocketed my money and then added them to our room, when my partner went to pay at checkout she presumed I had just added it to the room when as I said I paid in cash. I turn the corner seeing my partner about to pay I just give the sheet a once over and see the mistake, I tried to communicate this mistake to the women and she asked me if I was sure. Of course I'm sure 30 minutes ago I handed you the cash and you gave me change it's all on your cameras, she only agreed when two other guests walked in and obviously wanted to keep her scam silent.
An otherwise lovely experience ruined by the pushiness of the staff and the outright scam inflicted on us. Such a shame too The place really was nice.
If you ignore them attempting to sell to you and get all your drinks from the mart, 2 minute walk away you'll probably have a good time.
Breakfast was always nice and the guy that seems to be in charge of breakfast was funny and friendly.
Also be aware it can be very noisy as there was singing and dancing untill around 1am from one of the venues...

Breakfast was good, apart from the melted butter under the sun and the ants on the table. Our room (103) had four windows into trees and plants making it very pretty, and in general the room was spacious enough. The bed was comfortable with good pillows. The pool was decent size and went from 1,8m to 1m, with towels provided. Free bicycles, but I wouldn't recommend it, given the traffic situation. They can help you if you want to do a tour. All rooms have a nice balcony. Curtains can block most of the sun in the morning.
CONs: The pictures on booking are wrong and confusing. I hate that I never know which room I am booking because they put all the pictures together and some rooms still don't look like in the pics. I had to argue that that wasn't the room I wanted to book and asked to change, which they accepted without overcharging. The description is wrong: there is actually no restaurant there, and rooms don't come with a desk, but actually with a long shelf instead. Also there is no billiards. No safety box either. The rooms in the front near the road are extremely noisy. The windows are single layer so all the traffic noise comes through and it can be very loud. The rooms in the back are much better. The bathroom had no door, and its window only had blackout curtain, no light curtain for the day. It also had no fan. Cheap toilet paper. It could use more pipe cleaning. Far from most of the things, so you'll have to take a taxi for most of the things or order food delivery. During the day the pool has no shade, thus the water is generally very warm. WiFi is quite bad. There is basically only one WiFi for the entire property, which of course will not be neither stable nor too fast, at around 20Mbps. No actual wardrobe. There's a shelf with a couple of racks but not enough for two people, heck...
