I’ve had an incredibly frustrating experience with Spaces Brisbane (Riparian Plaza), marked by inefficiency, lack of communication, and refusal to take responsibility for their actions.
I placed a furniture order at the end of August, with the lease scheduled to begin on October 1st. Despite multiple calls and emails from my end, the team failed to submit the furniture order in a timely manner. This led to unnecessary delays and uncommunicated additional costs for certain items like the sit-stand desk and whiteboard, which were never disclosed to me prior to placing the order. Now, three weeks into the lease, my office is still not fully furnished, and the carpet remains dirty despite their promises to resolve these issues.
There has been no direct point of contact except Lucy, the community team manager/reception, and I had to use LinkedIn to search for a senior management person in order to escalate the issue. However, this effort proved to be fruitless. Even Tiarna, the city manager, initially stated in her email that a two-week rental credit was reasonable, only to later retract her statement, claiming they were not responsible for the delivery delays. This refusal to take responsibility, coupled with their lack of transparency, has been frustrating.
I attempted to submit a complaint twice via their online portal, but no one has ever replied. This speaks volumes about the company’s lack of customer service. The manager never once suggested meeting me in person to discuss the ongoing issues.
If you're considering leasing office space here, be prepared for slow responses, unfulfilled promises, and a complete lack of transparency. A snapshot about my recent experience with Spaces: Fob to office did not work for at least 10 days after commencement date; • No internet access for several weeks; • Delay/disruption in getting access to carpark and goods lift to bring items into office; • Unable to print; • Constant communications with team members to try and understand what is happening with back office items; • For a lot of the time I have had to work from home because I did not have the full benefit of the services that I have paid for.
They then suspended my account and access to services over a $2 invoice and a $40 invoice from 2021 that they say was unpaid. I have no way to verify invoices that are so old, and can't understand why they would still be due when they had previously paid back my bond. In any event the alleged invoices related to a previous contract, and it is astounding that they would disrupt my business over such small amounts.
UPDATE: Please note that Spaces did reach out to me after this review, but did nothing to resolve the situation. Instead they issued me with another invoice for an extra months bond because I did not put my credit card down for direct debit, which I could not do because they suspended my account over the minor invoices above. I ended up paying the $42 just to minimise disruption, and asked that they credit the additional invoice....

Signed on with Regus as all phone answering services were provided in-house however, despite the rising fees call answering services have now been outsourced to a call centre with no formal notification to customers prior to the change. Despite the significant change to their service delivery they maintain that contracts can not be terminated early. Unable to actually speak to anyone who actually works there by means other than email. Absolutely ZERO customer service. Just another company automating and outsourcing everything at the expense of service delivery to their customers.
Update - Contacted by the centre manager and they again confirmed that despite the significant change to their service delivery, there is still no option for early termination. They did offer that they cancel the phone answering services (the only actual service a virtual office provides) leaving the normal contract in place for nothing more than an address - clearly defeats the purpose of having a virtual office package - I'd have bought a virtual address package if that was all I wanted.
