My first ever trip to Brisbane. Travelled alone. Was looking for an apartment in Kangaroo Point. Pin drop 📍for this apartment was, when i was searching, along the riverbank, Kangaroo Point. Free cancellation was by 1 June. I booked 1 June late evening. The address is only sent the following day, which was when i saw the apartment was actually in the city, the last place i wanted to be. Coming from Adelaide, one doesn't comprehend the sheer amount of traffic and parking/having a vehicle, becomes an unnecessary stress factor. But i didnt want to lose half my money, which was the cancellation policy, if i remember correctly (?). I received very prompt replies from the host's assistant (?) up until the message sent as the plane landed in Brisbane. Id asked ahead of time if there was somewhere i could leave my bags while i got some groceries, flight meant to land at 12:40, check in was at 3pm. Flight was late, but she'd said to message her when it landed, which i did. There was no reply. Nor an hour later. I'd not received any communication about how to check in, nor apartment number and floor. Reception staff for hotel guests had, on repeat, "we don't have anything to do with air bnb". The only exception was a kind gentleman named Dawa. Thank you sir, your kindness, and humanness did not go unnoticed, and is deeply appreciated. I sent another message while sat in the foyer, no reply for more than 90 minutes on the afternoon of check-in. Went through all the emails, found a help number, thankfully answered promptly, the gentleman took down a few details and said he'd call me back shortly. Maybe 20 minutes later, he called back with a mobile number for me to call. He said he'd check back again to make sure everything was ok. I called the number. No answer. I started to type a message when a few text messages arrived. One with the check-in details. I had to walk to Mary Street, 5 to 8 minutes walk, depending on the individual. This information arrived at 2:45pm. There is no place to leave ones belongings while going to retrieve the key and as the reception staff "have nothing to do with air bnb", it makes it challenging for someone travelling on their own. I was very kindly assisted the first time (see above) but on exit, the young lady at the desk just repeated the same sentence. I had to drop the key back at the shop on Mary Street (before 10:15am fyi), and obviously could not take all my luggage with me. I had to tell her i wasn't expecting her to take any responsibility for my things but that i had to leave them where i had while i was away. The apartment is on the 25th floor, the lounge overlooks a huge racq bright blue sign, which one doesn't really notice in the bedroom. One can see a small part of the river and the botanic garden, but mostly tall buildings. I prefer rural, live suburbs, so city energy is very overwhelming (the reason i was wanting an apartment in Kangaroo Point). The walk to the gardens was lovely, very close. I saw a kookaburra for the first time! Beautiful trees, stunning birds and bats, an amazing Hibiscus garden, really energising space ❤ The fridge has ample space. I couldn't hear the neighbours, unless they were coming or going, with the sound of the door. I bought a stainless steel kettle to use the 6 nights i was there. A plastic one is supplied. I don't believe it's safe to boil water one drinks, in plastic. Non stick cookware is supplied, which I also wouldn't use. Look up "forever chemicals". The tap over the kitchen sink is very loose, and sways from side to side when using it. The carpets are, well, a carpet cleaner would be a benefit to the apartment and its "luxury" description. So would a handyman to fix the kitchen tap and the dryer. Such an important part of what I was looking for, it was one of my filters. This apartment claims to have an automatic clothes dryer. There is an ancient piece of machinery mounted on top of the terrible washing machine, which counts down the time, but hasn't worked in a very long time! HUGE disappointment! This was the most unforgettable and the worst experience we had of the entire trip. This apartment is in a very good location, within walking distance of various city center attractions. We are two ladies who booked the stay for 7 nights in the apartment. But the facilities and services are not good; there are many damaged places in the unit, and all the facilities are very old; there are renovation projects in the units next door and upstairs and downstairs (the construction will start at 7:30 in the morning), but there is no notification. When checking in, no one told us where the apartment's swimming pool and other facilities were, and there was no indication sign shown in the lift. There is no cleaning service during your stay. If you need any clean towels or others provided in the room, you have to go to the reception to ask for them but they might not have stock or even the building manager may not want to give you. What's even worse is that the building manager used his key to open the door and enter our unit without notifying us whether there was a knock on the door or not. We were traveling with only two ladies, and what he did shocked us. Then throughout the night we couldn’t sleep well and kept feeling like someone would open the door and come in. The manager also told us that he had been working in this industry for 20 years. This was a low-level mistake that seriously violated personal privacy.

Convenient location, not too far away from most attractions. Rooms are comfortable and tidy, but basic. Service is friendly, but ultimately unhelpful. Ridiculously slow lifts. Quicker to take the stairs. TLDR; Would I recommend. NO! Value: 6/10 With a larger group it's probably not too bad. Cleanliness: 7/10 During our stay we were assaulted by a vulgar sewage smell. Think: Anchorman, sex panther or Seinfeld: Stinky Valet level smell! It engulfed the room upon opening the balcony and persisted for hours. The intensity of the pungent smell and location (level 36) could only suggest it originated from an adjacent room. Nothing could shift it. It was strong enough to induce a gag reflex and we were haunted by swiffs during the following days. Facilities: 5/10 TV wasn't fully operational FTA only. Not connected to internet. No casting. Remote faulty. Make sure you take a razor, as by the time you traverse the lift, you'll need a another shave. Spare bed only suitable for small child or toddler and no space to setup. Security: 2/10 Left some personal effects in the room and contacted the hotel upon arriving home to enquire. Emailed as unable to get through on phone. Three days later "Nothing found. Sorry." Given the items were in a very visible spot one can only conclude the bathrooms aren't cleaned to a reasonable level or house cleaning just DGAF.

It engulfed the room upon opening the balcony and persisted for hours. The intensity of the pungent smell and location (level 36) could only suggest it originated from an adjacent room. Nothing could shift it. It was strong enough to induce a gag reflex and we were haunted by swiffs during the following days.

Facilities: 5/10 TV wasn't fully operational FTA only. Not connected to internet. No casting. Remote faulty. Make sure you take a razor, as by the time you traverse the lift, you'll need a another shave. Spare bed only suitable for small child or toddler and no space to setup.

Security: 2/10 Left some personal effects in the room and contacted the hotel upon arriving home to enquire. Emailed as unable to get through on phone. Three days later "Nothing found. Sorry." Given the items were in a very visible spot one can only conclude the bathrooms aren't cleaned to a reasonable level or house...
