Writing anonymously — because every time someone leaves a bad review here, management reaches out trying to do damage control instead of actually fixing the problem.
I’ve lived at 39 Niagara for over 2 years with my family. We love the neighborhood, the community, and the building itself has a lot of potential. But sadly, the management is a complete disaster, a huge mess — and that’s making living here unnecessarily stressful.
Rooftop & BBQs – falling apart The rooftop is one of the best features of the building. But for the past TWO summers, the BBQs have been literally falling apart — no maintenance, no care. And guess when they finally decide to shut them down for repair? Canada Day long weekend. No timeline on when they’ll be usable again, just say that repair is coming from abroad, really? To fix bbqs?
Building AC – a joke We were literally sweating through the nights before they finally turned the AC on. Then, as soon as the weather dips below 20°C one night, it suddenly breaks? We opened a ticket with the city and miraculously, it was fixed that same day. So, residents’ emails don’t get attention — but a complaint to the city does?
Gym AC – also broken Yep. Because why should working out, pulling some weight be anything but a sauna experience?
Security – or lack of Retail workers from the ground floor use our residential elevators to take garbage down, often riding with residents and dragging smelly bins in with them. And the back door? It’s meant to be locked and only accessible with a fob. Instead, it’s usually just left open by them— and yes, we’ve had homeless people walking around the building, even using the 3rd-floor sauna/showers. Nothing is done.
Intimidation when we complain After hundreds of resident complaints, the property manager said they felt “harassed by a group of residents.” That message felt intimidating. It shut many of us down. We stopped speaking up. How is that okay?
Elevators – breaking down Residents have been getting stuck in the elevators, and yet I haven’t seen any maintenance team around. Just more silence.
Pool – overcrowded chaos In the summer, the pool gets so packed it feels like a public pool on a long weekend. No monitoring, no control of access — just chaos. Theres no control of in and out in the building, so of course the pool wouldn't be monitored.
Honestly, there’s more we could say. But the reason we’re writing all of this is because we care. We like living here. We chose this building, this neighborhood — this is our home. We just want better. More safety. More reliability. More quality of life.

Read moreWhile I appreciate that a lot of people have had really good experiences here we sadly did not and it was down to our neighbors and how the building delt with them, or didn't. We were on the 8th floor and we had consistent noise issues with the unit next door to us and two units directly across from us. Loud music, parties, drumming, video games/TV on absurdly high volume and smoking on the patio. All of that was typically around 11pm-4am. I'd like to think that if we were in a different unit or on another floor it would have been a better experience but we had to call it quits after our first year because management weren't dealing with it, to the point where security advised us to just call the cops because technically all they can do is knock on the door and ask the offenders to stop.
The building said we could start eviction proceedings but it would require a hearing in which both parties would need to be there in person and during normal business hours. The countless visits by security who bore witness to everything was not enough for the building management to do anything with. We were told this with 2-3 months remaining on our lease and by that time we were only there part time having decided to leave and partially already moved out.
One thing to note, the building forces hot air through the vents in winter and there is no way to turn it off, despite what you configure on your thermostat. To the point where its uncomfortably hot at night and you need to sleep with a window or patio door open. Which is fine until next door decides to have a smoke or a party.
The security and concierge staff were great and very understanding and the amenities at the building are definitely some of the best.
I'd recommend renting here if you're willing to roll the dice on your neighbors being normal considerate people or not.

Read moreUpdate: the rumbling noises never stopped but are gone with the heating 5 months later. Don’t rent the 8th floor units, when it does become available as there is 0 chance of me staying here for another punishing year of no sleep. You will be surrounded by the loudest party neighbours and will be constantly woken up at all hours of the night like tonight as I write this at 3:42 am and two attempts later of calling it in. Concierge will address the incident when you call in but management won’t do anything about the underlying issues, even if you email them on a regular basis. I still have yet to be emailed back about one. Thankfully they will send an email out to the whole building asking to pretty please be respectful but nobody will listen on the 8th floor.
——————— First, I will say that the Concierge staff is wonderful, kind and helpful, but the management team is VERY disappointing. I have had numerous issues with noise, parties at 3:00am, people drumming at 11:30pm and management has never responded to anything that I have emailed them about it.
The unit is nice and updated, no complaints there, however, my fridge beeps all the time for no reason and I was told that I can't use the heated dry setting on my dishwasher or else it triggers the breaker. The shower had so much hair caulked into the crevices when I moved in and they would not fix it- didn't even respond to my work order.
Currently, I have CONSTANT loud rumbling noises in the walls that are maybe coming from the duct system, but nobody will email me back to schedule a time for someone to see it. I have followed up with Sue, Sam, the general email for 39 Niagara 3 times in the last 10 days with no response. I need to sleep with earplugs and headphones and can still hear it and it has seriously been messing with my sleep for the last 2 weeks.
