We lived at FourFifty for just over 9 months. Unfortunately, we were unlucky with a difficult experience from start to finish.
Pros:
Amazing location! Nick (concierge) is PHENOMENAL. Always on top of things, kind, and a joy to interact with. Weāll really miss him. Shak (now gone) was a huge asset. Professional and helpful during the leasing process! Loved Shak. Units well-designed with modern finishes. Most maintenance tickets resolved in 24ā48 hrs. Gym views on the 46th floor are stunning. Great parcel system. Soundproofing in side-by-side units is excellent. Wyse energy bills are so reasonable, especially in peak seasons.
Cons:
Noise: If you're unlucky to live below residents who have 0 regard for quiet hours / couldnāt care less about living around others, BE prepared. We were more than fair, respecting a 12AM quiet hour (though the law requires it to be earlier). White noise, fan, pillow over the head, nothing helped. From constant weekday/weekend parties to what felt like full unit renos past midnight (dragging furniture, dropping heavy objects), and their trash/cigarettes thrown onto our balcony, this was non-stop. It made our time here bitter and left us no choice but to end our lease prematurely. The floors (ceiling) bleed terrible noise directly below. @management just as you blanket the building in smoke-free signage, the same energy should go toward promoting a peaceful living environment. Not everyone moves into FourFifty for the party. Some of us came for luxury living but with peace, and that should be respected/enforced from day 1. Dog Run: Filthy. Bagged waste was left in the heat for days all last summer, messes smeared across the artificial grass, and zero upkeep from the cleaning team led to our dog contracting hookworms (found in extremely unsanitary environments). No cameras in the run, so management never know if itās clean. When we raised this with the property manager out of concern for our dog & others, we waited 5 days for a response. When it came, the tone was so dismissive and condescending. He reminded us itās up to residents to clean up (fair*), but then implied we were being picky as residents and said if we didnāt feel āsafeā using it, we should just go to a public park instead. This defeated the purpose of having a dog run in the building. These amenities arenāt a bonus @manager, theyāre part of why you rent here. He promised to follow up on the run being closed due to a leak and said heād look into an āalternative route,ā which never came. The run was shut shortly after with no notice until a later date, just a sign. Study Room shut since August, no updates, still being promoted on IG? Concierge often away from front desk for 2H minimum, some even openly seen by residents taking a nap (yes napping with earphones in and their legs up on managementās desk, we wish we were lying!) / on their phones where no one can get assistance in the office. Certain concierge members know you to see you for living there. Theyād rather watch you from the front door, stare, without letting you in if you need assistance. A hello when you enter / a nod would suffice, staring/putting the head down and ignoring residents who like to say hello and acknowledge you is rude/disrespectful. Certain Management members were cold and dismissive. Communication was slow unless they needed something. Constant false fire alarms (3 days in a row at one point on a weekend. Balcony was dirty on move-in, unit had some sloppy finishes. Not smoke-free! Cigarette butts constantly on balconies and the pet run is used as an open ash tray. Guest fob system = nightmare. Impossible to get food or guests up to your unit. Fob system needs to be removed in the elevators completely as concierge are never at the desk @management.
We LOVED our unit and felt sad to leave, it was our first home in Toronto. But the lack of peace, and basic respect made staying difficult. Hoping things improve and maybe one day we can return. But for now, the cons...

I anticipate that building management will respond to this review by avoiding accountability, and somehow blame me for any issues Iāve raised, but I felt it was important to share an honest review..
Positives: Modern, beautifully-designed suites. We had an incredible view from our apartment. Good soundproofing between apartments. 24/7 maintenance, which is very helpful, and the team are really kind and responsive, particularly Andres. Excellent location with a food market downstairs and access to King West. Friendly sales and concierge staff, particularly Nick who was great.
Negatives: Building Management: The building manager, Matthew, is extremely rude and dismissive, a complaint shared by multiple residents. If you ever raise a dispute he will reply with passive aggressive email responses. On two occasions I asked for his managers details to raise a complaint and he has replied āIām the General Manager for The Well for Rhapsody and I do not have a manager.ā He will never take any accountability and I cannot understand why someone with his attitude should be in a role that involves working with residents. Rent Payment Issues: We paid our last month's rent upfront, but on the month that we moved out, they withdrew a rent payment. When I contacted them, they insinuated that it was our fault for not canceling the pre-authorized payment and offered no apology. The solution wasnāt an immediate refund, but instead they offered a cheque upon departure (30 days after the payment was taken) or advised us to raise a dispute visa our bank, which is ridiculous. Amenities: Thereās a recurring sense that amenities are āextra privilegesā rather than something that we pay rent for. This includes closures of the dog run and study rooms for months, despite paying high rent to use them. So if you rely on amenities, do not move in to 450. Air Conditioning & Heating Issues: we had ongoing issues with our air conditioning which took weeks to fix during the summer, requiring multiple complaints before action was taken. I genuinely think they hoped I would give up and stop asking them to fix it. This isnāt a reflection upon the maintenance team, but instead a reflection upon management. Elevators & Trash Chutes: Constantly out of service, leading to long waits and inconvenience. Incomplete Finishing: Small issues in the apartment, like missing bathroom cabinet parts and unfinished paint on light switches, were overlooked. Not a major issue at all, but not what you expect in āluxury apartmentsā. Water Pressure: The water pressure in the bathrooms is low. No Pool Access & Limited Gym: Thereās no pool, and the gym lacks key equipment (like a squat rack or heavy weights). Additionally, there are two Peloton bikes but no memberships, so you have to pay extra to use the peloton service. Unclean Windows: Windows that arenāt accessible by residents werenāt cleaned for a year.
Overall, I felt extremely safe in the building, made some incredible friends and think the location is unbeatable, but the building does not meet the standards of a luxury property. The sense of entitlement from management is frustrating, especially when weāre paying premium rent.

The concierge team (Iāve worked with Sofia most often) has also been friendly and helpful. FourFifty the Well has a good mix of location, a new & lively mall that provides daily necessities, shopping, a food court and leisure choices, and a good selection of apartments and amenities.
Having rented for many years in the U.S, my apartment at FourFifty the Well has in comparison much better sound proof-ness and modern cooking and laundry appliances. Notably, my apartment comes equipped with an oil vent, which is rare in U.S. apartments. This is a welcome necessity that opens up the cooking styles I can engage in.
Among the amenities I use the gym most often. Itās located at the top floor 46th) and is adequately equipped with a few sets of free weights and machines for chest press, lat pull, leg curl and extension; a power rack/cable rack and two sets of TRX; there are about 5 treadmills, 2-4 ellipticals, 2-ish stationary bikes. These cardio machines all face Lake Ontario and have great views at sunrise and sunset. Definitely a plus if you hit the gym often.
Garbage goes down trash chutes. Bulk trash room in the basement. Apartment requires tenants to dispose of large furniture at locations specifically designated for large furniture or via professional junk service.
Internet: the building is currently under exclusive agreement with Rogers.
Phone service: the building and the mall has very poor cell service. I have not yet identified the reason. My carrier is Rogers and Iām on their 5G network.
Parking: my apartment does not come with parking, but parking spaces are available for rent at around CAD 250/mo.
Lockers: lockers available for monthly rental.
Bike storage: ample space for both visitor and long term tenant visitor bike storage at the underground level P4 for free.
Package: package lockers at the underground level P4. Tenants are guided to set up their package lockers provided by a third party service.
Food and Grocery deliveries: delivery persons are allowed to come to your doorstep by calling your apartment via the buzzer at the front entrance.
Maintenance: Iāve worked with the maintenance team once and they are professional and friendly.
Some apartments in the building are sourced externally to host corporate employees or travelers. I lived in one such an apartment and was impressed by the current state of the building & its location.
Walking & Commute: no direct connection to PATH, but a 20-25 minute straight shot east down Front Street to Bay St, where most companies are located. Another 15 minutes up Bay Street to Eaton Center, a major shopping mall on Yonge Street serving the downtown area. proximity to Kings St west and Queens St. West. 10-15 minute walk to these...
