EDIT 5: To management - I will more than happily remove or alter this review once things start to improve around the building. I do not blindly dislike living here nor do I have nothing better to do with my time, it's just absurd how quickly things have gone downhill here while rent has only gone up. I do not necessarily condone or agree with what others wrote on the sign in the elevator, but I felt like it needed to be shared so people know I'm not a singular disgruntled resident. Giving Rita (the current building manager - for non residents reading along at home) a hard time will not fix anything. She was put in a tough spot to clean up the mess left behind by the previous management company. Unfortunately that means a bunch of half-baked renovation work, hard-to-find repair work (i.e. broken commercial-grade doors and an ancient elevator), and an existing bad reputation (since the change in management was never explained to anyone). Since there's no communication or acknowledgement on any of these things, people are understandably pissed. EDIT 4: It seems I'm not the only one with these sentiments - the attached photos (which are having upload issues - so they may not have appeared yet) were taken in the elevator on 12/6/17. The people are speaking up. It's frustrating that five star reviews are now showing up from people who don't even live here. It seems suspicious that after months of no reviews two new five-star ones were posted at the same time from accounts which have no other reviews. Food for thought. As a general update for those of you who are reading this, 1/2 elevators have been broken for MONTHS now with little to no communication on its status - so there's been one beat-up elevator to service 11 floors + a basement in the building. Hope you like the stairs! EDIT 3: <Complaints about rent system which have now been fixed, snipped because of the review character limit> EDIT 2: They've brought in a new management group called "Cardinal Group Management". EDIT 1: Jacob Rashty and Lydia Jones work for Redstone/management, and their misleading reviews are very unethical of them or Redstone (if their employers compelled them to post the reviews). Additionally, Redcore (now Bryton Wood) is literally Redstone Residential's marketing Google+ account, if you look at their numerous reviews they're of Redstone properties across the country. I encourage those reading these to flag/report these reviews to Google under "conflict of interest". Shame on you, Redstone employees. Figuring out which reviews weren't left by actual residents took five seconds of inference and Googling. In addition, the allegations of review-caused harassment by Alyssa T. may indicate a violation of federal law. The recently passed Consumer Review Fairness Act of 2016 protects people like us from business owners who would rather bully customers rather than address problems with their business. Original review: If you enjoy the following, 400 Maynard may be for you: - Uncommunicative staff - 50% rent increases - Constant noise, fumes, and water shutoff from unneeded renovations - Spotty internet with upload speeds in the tens of Kbps - Awful washing machines (granted, they were always bad even before the takeover, but the brand new ones are just as bad as the old ones) - Mass exodus/purge of professional adults from the building in favor of making the building another UM student rent farm - A previous community mainstay (Maynard House) being overtaken by a real estate megacorp - The the hilarious stock photos of college-aged people on their website, combined with the pervasive use of tacky off-color maize/blue - Five star reviews being left by employees (on Facebook, no idea about Google) The only plus left of this place is the location. For the money, there are far better options available and I highly encourage you to look at them. I'm posting this review from my alt account because I don't want any trouble from management while I'm still on my lease.

The elevators are our first level of actual security since they rarely ever work, so an intruder would have to take the really nasty stairs, where they would be greeted by pounds of marijuana smells all across the building (should be called 4/20 Marijuanard). If the intruder wanted to wash off the marijuana odors, he'd have trouble since the shower handles are missing and they PUT A WRENCH IN PLACE FOR IT FOR 2 MONTHS. At this point, an intruder would be concerned he accidentally broke into a prison since they're essentially the same thing, and runoff. In summary, I was lied to blatantly when I signed up here and have been lied to roughly 1 to 2 times per week by Rita. The fake Google reviews from former employees Jacob and Lydia, who don't live here, made me think this place would be great, false. If you think I'm exaggerating, literally ask anyone that lives here and they'll give you the same updates. Please don't make the make the same mistake I did. None of the positive reviews are from actual tenants, they are from a bunch of people who were told to leave these reviews.

Live in a “premium” 1b on higher floor. AC is too old and needs to be replaced with a newer/stronger unit for this high of a floor, especially in the summer. Location is great! So are the south-facing views. Thin walls in bedroom closet, can hear neighbor yapping sometimes. Generally no issues with water, appliances, etc. in my unit. SUPER nice staff! I love the building manager and really miss our old maintenance guy 🥺 not sure about the new one(s)…(update the new maintenance guy is cool too) Maintenance can take a while to address issues correctly, but gotten better more recently Modernizing the elevators has been delayed a lot and results in unreliable elevator usage, sometimes needing to use over 8 flights of stairs… Definitely on the more expensive side, but sadly it’s Ann Arbor and most...
