You reply to this is absolutely foolish I know my rights as a renter and you have no documentation of any of my violations because they don’t exist!!! MY DOG HAS NEVER BEEN off leash! I HAVE Proof that you never put any violations on my door because I didn’t have any violations !PLEASE I am begging you do not move into this trailer park !!! it will be the worst mistake of your entire life it was for me…! Shannon Bedore does not follow the lease agreement or terms. She breaks rules to try to get you kicked out. At one point they were doing inspections on my trailer every single month for four months for no reason at all looking through my cabinets they’re not allowed to touch anything but they still did Jason is a terrible person and very dishonest. There is not 24 hour maintenance that is a complete and total lie our smoke detectors kept going off Even make chicken nuggets in the oven we were told to BY Maintenance To shut up open windows and that the would the problem would go away. They do inspections whenever they want they just pop up and show up at your DOOR! I have special needs. I have a service dog with multiple doctors notes THEY HAVE COPYS OF and the reason that I am being kicked out of this trailer park is because of my disability!. Complete shock because I followed all the rules and guidelines and I was told that I had multiple violations which I never even received any paperwork for anything on my door at all but they would not let us sign the lease with less than 30 days to get out. As far as how the trailers are made terrible everything is falling off the walls the door framing the shelves in the closets fall off if you put more than two pairs of shoes on them door knobs fall off sink clogged very easily for no reason the water pressure is terrible and they also can’t control their water it’s been shut off since I’ve lived here almost a year over 23 times I’ve counted the water has been shut off when I have paid for it. It’s a problem on their end with the trailer park and half the time they don’t even let you know that they are shutting off the water so if you wanted to take a shower at just mowed the lawn on a hot sweaty day you are out of luck. They leave the water off for days which is illegal. If I could give this place zero stars I would I’ve looked everywhere for the corporate number and I can’t find it because they keep changing companies because the trailer park is absolutely terrible. Again they are kicking me out because I have a disability and a service dog and they can’t just walk in and do inspections because my dog is working I’ve already spoken to My Lawyer about it and we are pursuing legal action And damages for what they have said and done. On my ring camera I have the maintenance man saying that he absolutely hates renters and wishes that they were not here if that doesn’t tell you that this is a terrible place to stay to live to try to start a family this is not the place they do not care about you at all all they care about is making money and adding on extra fees. The only positive to this is I can say HOW BAD THIS PLACE IS and try to help the next person just NOT live here save your money !! goes somewhere else !!! if this is your absolute absolute for sure last place that you can be I’m so sorry for you you were going to have a miserable time and hate your life living in this trailer park. Shannon is the absolute devil Jason is a dishonest no balls sales person who’s a loser. Move on ! Dont waste ur time ! Also they kicked my neighbors out as well they had bedbugs I had bedbugs in the trailer before we moved in and I had to pay a company to get rid of them the trailers are disgusting please save yourself do not move in here and I will continue to leave review after review to help the next person until I can reach Corporate and tell them exactly what is going on and Shannon and Jason will be fired for there illegal activity. My lawyers will be involved in this case and hopefully What I have said will help the next person !...

EDIT: DO NOT MOVE HERE! Here we go again lot rent is going up to $525 starting January 1st 2025 what a joke this place is comparing itself to Fort Wayne parks which have much better amenities and your in a major city with things to do. Water still gets turned off monthly without notice most of the time for maintenance, plus Ernest street was dug up to get to the water main and still hasn’t been fixed going on 1 year now. Funny how they keep increasing the lot rent but can’t even fix the road that they destroyed to fix the crap water mains so now there is a speed bump immediately followed by a giant divot most of the time as there solution to fix it is to throw dirt in it once in a while… they still don’t care about the stray cat issue so I’m constantly having to fix my siding in fear of a fine cause the damn cats love destroying it. You are better living literally anywhere else it’s not a cheaper or better option like it was advertised at this point renting is a better choice by far than living in this dump of a park.

Don’t move here just got a notice in the mail for the second lot rent increase in barely more than a year, up to $475 a month. When we moved in back in August of last year it was $375 and we were assured it wouldn’t be going up anytime soon since we just moved in. The excuse for the increase is to “maintain a flourishing community” right cause all the stray cats that they refuse to do anything about cause a resident is feeding them on there porch so it’s “out of there authority” screams flourishing community. They don’t care about you only your money and pretend to be friendly and care while having run down “amenity’s” that consist of run down basketball court, field with crappy pavilion and, second field with pavilion not to mention the crap roads through most of the park at least use lot rent increase to fix the damn roads. Also don’t forget the monthly “emergency water main repair” that usually takes a solid couple of hours to fix, there’s something else maybe you can finally fix with the lot...

The entire purpose of this trailer park was to be an affordable place to live here. The new owners came in and all they care about is profit. They are raising prices every couple of months, as well as giving huge fines, charging for fall and spring taxes at the same time suddenly and without telling anyone, etc. Just since they have owned the park, my parents lot rent has went up TWO HUNDRED DOLLARS. I know a lot of people living there and every single one of them is terrified for the future because they can no longer afford to live in their own home. This whole situation is just outright wrong, maybe the new owners should imagine if it were someone they loved in this situation they are creating, imagine how they would feel if someone they loved was being squeezed for every dime they have to the point that they can no longer afford to live in their home, that they will have to uproot their lives to figure out somewhere that they can simply exist, but money is tight so either way they are going to be financially drained from the scenario. Some of these people have been in this park for a decade, if not longer, and now they face this. Do NOT move here, I guarantee that they will increase more or add extra charges, save yourself the hassle. At this rate, it is cheaper to just buy an actual house; and at least a house you will not have someone telling you what you can and cannot do, can and cannot own (including animals), fining you for random things, increasing prices, etc. A fee for grass being too tall for example is $100 here and they give no warning. They also threaten eviction constantly. Fix this or improve this, or you will be evicted in ten days for example.
