Come to Rio Santa Fe Apartments where we have noisy neighbors blaring loud music at all times of the day and night, drug dealers who make apartment buildings and hallways smell like marijuana/tobacco/smoke, homeless crackheads taking showers/conducting sexual activity/shooting heroine behind buildings, it's so bad police patrol here at all hours of the day and night, a man was shot in the head waiting in his car 2-3 years back, there are inconsiderate tenants who leave WalMart carts blocking walkways/hallways/parking spaces, these apartments have tiny parking spaces and if you have a nice car, be prepared for multiple dents the size of golfballs because everyone here is either inconsiderate or jealous, filled with domestic violence - couples are always screaming and at least one boyfriend/girlfriend/husband/wife gets kicked out by their significant other each week, tenants party all night and throw their beer bottles/cans in bushes and landscaping, trash is everywhere - no one cleans the hallways - they only clean what is visible, inside the units we have cabinetry that's falling apart, outdated appliances that break every few months, the carpet is old - they do not replace carpet for every new tenant, some units have carpet - other units have laminate, if someone upstairs has laminate flooring you will hear every single step and spoon drop, units have paper thin walls - you can literally hear people talk about their personal problems or financial sensitive issues - so don't go reading your credit card aloud, they have water heaters located in storage areas that explode and ruin everything you've packed away, mold growing in patios because they allow tenants to pile garbage outside their patio instead of citing them to throw their garbage in the dumpster, rocks everywhere - tenants allow their kids to throw rocks out in the parking lot, be prepared for broken mirrors and windshields, we have inconsiderate tenants that will take up half of your parking space if they drive a big truck, random people will park in your assigned parking spot - property staff will make you put these orange notices on the violator's car, it's a right-to-carry state so God forbid you get into a confrontation with the owner of that car, there are tenants who think they're in an upcoming fast and furious movie and race through the parking lot at 45 mph - good luck to your kid that's playing outside, tenants will sit in their car to rev their engine or bump loud music at 5 am or 1am - you will literally feel the walls shake - it's almost like you're in an earthquake, we have tenants that wash their cars in their parking space - be prepared to get unwanted, but free car washes, tenants also think their parking space is an auto repair shop and work on their broken down vehicles all night, tenants have dogs that will bark all night, if you hate mariachi music - you'll hate it here - look up the song called "La Chona" - it's the apartments theme song, if you hate cats - you'll hate it here - strays everywhere, there are handicap spaces that are being used by people who have no handicap placard, way too many units for an apartment complex makes it feel like you're living in the projects in Harlem... but wait there's more! There's a gym! We have one wobbly treadmill - but it would be smoother running up a mountain. There are dog feces everywhere - no one cleans up after their pets, seems like they only have one maintenance worker and one landscaper - too much workload for those 2 to handle by themselves, we also have inconsiderate staff - they will never show you empathy - to them this is a job and all we are is an inconvenience to that part time job, the property staff has turnover issues - new manager and employees every few months, the staff never provides answers or solutions - they usually pass it on to the employee who works next to allow them to give you an excuse as to why something isn't done or fixed. I was moved into a large 2 bedroom/2 bathroom Apartment. The carpet was old and not cleaned- only surface cleaned. My kitchen flooring had Scrapes as if someone sat on the floor with a knife and tried to scrape designs into it. Both bathrooms had previous stains on the counters. My Sons closet carpet smelled like Cat Pee- as if the previous Tenant had cats. They didn’t even have the courtesy to even replace the closet carpet. The flooring in my hallway was damaged with black scrapes- as if someone moved something heavy. I had placed 4-5 work orders to have my Dishwasher fixed/ replaced because it did NOT clean any of my dishes and also had a leaking problem. The 3rd time someone came I was told that I would receive a NEW dishwasher. The 4th time someone came, they thought I was the crazy one and told me nothing was wrong with my Dishwasher. I even received a new water heater because maintenance thought it was an issue with the water heater that my dishes weren’t cleaning- not even the case! My dishes were still dirty even after receiving that new water heater. Also, the last month of me living at this apartment I had issues with my washer not draining all the water. My clothes smelled like mold each time I washed anything. Again, maintenance came and said there wasn’t anything wrong with my washer. Oh and to top it all off, I had placed at least 5-6 noise complaints against my upstairs neighbors and nothing really was ever done about it. It would be quiet for 2-3 days and then the noise would start again- did I mention that they placed a 6 headed family on the 3rd floor- Don’t bother calling the night shift Security, they don’t even answer and do not even call you back at all. Management has no respect for their Tenants and I really wish my experience was much better than what it actual was! Glad to be away from this place for sure.

Also, make sure that if you pay for a parking spot that no one else parks in your spot! - I had that happen multiple times and my parking spot was on the other side of my actual building.

Where to begin. The lies, the deceptiveness, the vandalism, the trash? The price we were charged for our initial rent was not the price that was agreed upon over the phone.. By the time we got to sign the lease the price dramatically increased. I called the office and told them what happened. They had no record of the price discussed over the phone and could only lower the price to the original price when we started the application. We get moved in and quickly notice there is trash being left outside our apartment on a near weekly, sometimes more frequent basis. We informed the office of the issue and of the fact it was being left by unattended children. Nothing was done, we continued to have trash being left outside the apartment on a regular basis. The children playing outside also ended up breaking the light fixture on our patio, office was informed, we got a new light fixture, nothing was done about the kids. My vehicle was also moved and vandalized by three teenagers that lived in the complex. The police and office management were informed, nothing was done. At some point there began to be an increase in cockroaches, despite our cleanliness. An exterminator did not work. The infestation was throughout the entire complex. There were even roaches in front of the office. 63 days before the end of our lease we were informed we had to give a 60 day notice to end our lease or let them know if we were renewing. This only gave us three days to look for a new home, considering we were already very unhappy with this complex. We were unable to secure a new apartment in that time and had to renew, when the rent price went up even more. We were told when we renewed we could have a free carpet cleaning "whenever." We decided to wait till the end of our lease. When we asked about our free carpet cleaning we were told it was long expired and they were required to charge us to clean our carpets either way.
