3/3/2024 - I am editing my review to reflect the changes in the community. There was a period in which they were having issues with fire alarm testing and fire alarms were sounding off almost on a weekly basis, causing problems for all tenants. Ever since I wrote a review complaining about it, they have taken significant steps to amend the ways tests are conducted, because we have not had another incident of "accidental" fire alarm sounding in the Avalon Bloomfield Station when the stores around were conducting their own tests.
The only reason I cannot give a 5 star review is because of the sound proofing between floors. There were no issues with noise from the neighbor above me during my first 12 months living here. Then someone else moved in and every since it's been really difficult. Initially complaints to management were taken lightly, until I pressed harder. The neighbor above me simply does not care about community living. They stomp around and bang doors in their apartment until 2-3 AM. At one point they were exercising in their apartment around midnight for several days while there is a gym in the community!
Management has talked to them several times, I have complained several times over the course of six months, but apparently there's nothing else they can do. This is truly sad, because the apartments are great, the location is great, amenities are great, maintenance is phenomenal, but being disturbed almost every night is just untenable and devalues the property. If you are renting here, I recommend taking a 5th floor unit, otherwise you are rolling the dice.
I suggested they install sound monitors in each apartment, but they were not interested in the solution. There are smart doors (iffy) and thermostats, but no sound monitor.
My suggestions for improvement would be:
Install sound monitors on the ceilings, or improve soundproofing between floors.
Request the company that has the smart doors app to implement a feature allowing tenants to set their individual door code within the app (right now it is a random 7 digit number that you need to memorize, or write down, which defeats the purpose of safety if you lose your wallet)
The door app also needs a function to generate a code for the main doors so that it can be sent to delivery persons. Right now the app requires a cellphone number to send the code, so you will need to send yourself a text message with it. Unnecessarily clunky, but can be worked around.
Something needs to be done in conjunction with the PD downstairs. There is literally a police department 15 ft from the entrance on 21 Lackawanna, and almost every night people that purchase alcohol at the liquor store downstairs urinate in the awning of the building. There are often drunken people outside hanging by the entrances and peeing, on a daily basis. When people and their dogs walk in, they track urine through the halls. Sometimes the smell will make you gag.
Another thing that you must be aware of that is not necessarily ABS' fault, but the smart door company's, especially at night, is that the time that it takes to open the outside doors using the app is much longer than simply using a key, or a fob. Between getting your phone, unlocking it, opening the app, and touching it to the sensor it takes a good 10-15 seconds until the door opens. If the "touch" fails, you need another 10 seconds to open the list of doors and search for the one you're trying to open, and wait for it to send the signal to open it. That process sometimes fails! Which means you must repeat it. Be very aware of your surroundings when entering the building at night, because you may be there for a good 30-45 seconds waiting to get inside. Read moreI had such a great experience with Avalon prior to even moving in. Sarah Couto answered my numerous questions on two different tours with a smile and a true desire to help. Sarah kept in contact with me throughout the entire process from touring units to filling out my application straight through to signing my lease/moving in. Sarah is the epitome of professionalism all while being beyond personable. After moving in, Sarah went out of her way to treat me with the same kindness and care when quickly stopping by the leasing office to ask another staff member a question. In addition to having a great team member like Sarah, I was very impressed by a member of the maintenance team, Francois. Francois attended to an emergency maintenance request (that ended up not being emergent) and quickly dealt with the issue. Francois showed me kindness and was very professional. Besides these two stellar Avalon employees, every resident I have passed in the hallways and seen in the elevators has been so nice - such a great vibe here! Edited to add: I have been living here for a few months now and am still having a great experience. This is due to yet another amazing leasing office staff member, Isabella. Isabella has so kindly helped me with some minor issues and her “I’ll take care of it” attitude alleviated all stress from the situation. On top of her professionalism, Isabella goes above and beyond to make all residents feel a part of the community. Read moreThe Avalon Bloomfield Station is an amazing community to live in. Starting with the great location seconds from Bloomfield station and the restaurants in the streets. Everything is so convenient! The foodtown supermarket is downstairs and it has many organic and fresh products. We found stuff over here that are hardly found in other supermarkets. The leasing staff is wonderful, whenever I pass the front gate, I still get smiles and greetings from Christian. He was very helpful and answered all of our questions before and after moving in. The move in process was super easy and took only 3 hours. The ameneties are top notch. It's like owning another apartment downstairs where you can chill, meet with friends and family, grill, play some pool, arcades, watch TV, dine, or excercise! The parking is spacious with plenty of empty spaces. We have a one bedroom ~750 square feet. The apartment was super clean except for the flooring which had some unwashable marks, we are atill struggling to take them out. Additionaly, it would be super convenient to have a mail office downstairs for packages. Most of our deliveries are left in the floor and sometimes in an unsafe area. But, I haven't got any problems so far, since cameras are located everywhere inside the building. The noise level is very nice and we are very happy with it. Some footsteps heard from residents above us, but it is not a major issue. Never heard bikes or music outside after 8 pm. We are surprised that this place is rated 3.8 it should get a minimum of 4.5.
