The apartment is in a great location and they could have done so much with this yet the management feels that to nickle and dime and get money where they can from tenants is what is right way forward . Services like swimming pool and hot tube had not been working for 6 weeks and no one bothered to repair it . It was me who registered a complaint with conceirge about swimming pool being so dirty that had moth and dead tadpoles that they had to shut it down
Then comes the conservice that runs the utility services . The one issue that has been a concern to most tenants is that the valet trash and trash service are charged for when May be most people donât even place their trash outside once a week at most
Then comes the fact that key fabs are all programmed for opening doors and moment one canât find one of key fabs to get a duplicate they charge 75$ when it takes less than 5 minutes to program that on computer and send it over much like a hotel door key card
Rent payments even if placed in rent deposit box are collected few days later and for no fault initially billed to us as a late charge before we have them look at cameras
Finally when one decides to renew the lease and this is not just with me but with multiple other folks the chief leasing person always states she is busy , has no appointments and will in turn provide dates well into the 30 day period where one is obligated by the lease
Not to forget that even when I moved in with the earlier developers I wasnât allowed to see the apartment I was moving into or even a model but only given floor plans
It is really sad that this property is in a great location but unfortunately the management is terrible and unless they change their practices word will spread around
The fact remains that landlords and property management are supposed to make the life easier for the tenants not make it difficult at every stage where they feel let us try our best to chase them out so that we can find a new tenant who may pay a higher rent
It is important that if they promise to provide certain services and amenities it must function properly

Some are silly like "smart home fee", property water, and the trash pickup. It's a mix, but be ready to budget that in for your monthly payment. When their online payment portal is dysfunctional they will still expect you to "figure it out" and pay them in person. So if you travel out of country at all, you could really get screwed. Not the buildings fault - just a consequence of living on a property with high density dog population. Our dogs have gotten sick living in this building a number of times and I've seen many other dogs exhibiting similar symptoms on a regular basis. If you have an elderly dog, this is not a safe place for them. The folks in the leasing office have a poor understanding of the building processes and subsystems like door access, how to create work orders, portal payment, security system, HVAC, WiFi, Parcel lockers, etc. It's very annoying. Recommend getting a PO Box especially, the mail room is always a cluster. The property is ran by an external company that does a very poor job of communicating with tenants (I'm guessing and the leasing office folks too). Leaving tenants in a lurch. Because of 4 and 5 there's no accountability anywhere. If you expect to stay more than 1 year, don't. They will increase your rent so much for your unit that it makes more sense to switch to another unit (might be better, might be worse, might be in a different bldg, who knows?) Something about how the property management company calculates rent. It's annoying and leads to a lot of turnover because if you're hiring movers anyways... well...
Bottom line: if you have money to burn and (really, REALLY) like the location - great. Otherwise this place makes no sense for any rational person. I am in the process of taking them to court due to not honoring a 30 day notice that I have in writing stating they would honor the 30 day notice. Then, I am moving into my new place and Element 79 tells them I owe them $2300 and that I had noise complaints. I requested proof of these ânoise complaintsâ and they could not provide as that never occurred. Issue is this place in general is noisy as it was just slapped together with paper sheets. I canât wait to sue them as I have factual evidence in writing that they want to go against and my Attorney will tear them apart. Next will be complaining to BBB. Done playing their Games. Donât listen to their responses on everyone has gave them 1 Star. They are trying to save face. They know they are horrible. I was on the 3rd floor and had flooding issues every time it would rain. I literally had to stay in a hotel for 3 weeks while they fixed their issues. Nothing worked right there. They are greedy and are about to be sued and will lose. You canât argue when I have something in writing showing you would honor my notice. Oh and another Thing, as someone else mentioned, you leave your rent through the slot. They donât cash it, then say youâre late and need To pay them $50 late fee plus to only give them a cashiers check.
