MAA Hampton Pointe — Local services in Charleston

If you would have asked me to review the last 3 years I would probably give 2 maybe 3 stars. I've had way too many headaches during my stay here...issue after issue. This property has went through many property managers for this reason.

I am truly amazed with all of the consistent and noticeable changes here recently since Cristi stepped in as Property manager. There has been many issues that have not been kept up with or most likely forgotten in the past years before her arrival. I can not stress enough how noticeable it is that she is very determined and working her hardest to knock each issue out one by one. It is totally understandable that you can't fix everything with the snap of a finger to make everybody happy, but what she is doing that hasn't really been done in the past is providing the assurance that we can feel a bit more comfort in knowing that everything is on her long list to be handled and has not been forgotten. I have to say that before her transition here I was almost convinced that most of the important things around here were indeed forgotten or put to the bottom of the stack because of the difficulty level. I can see that she is not one to run away from difficult issues or projects and that she actually looks forward to taking them head on. That is exactly the type of leadership that we have needed here for way too long. We finally have a property manager that doesn't hide but instead welcomes!

I have never had a property manager physically come to my apartment to express their concerns as well as their apologies face to face. Being a property manager is probably one of the most stressful jobs that many who take on the position don't really put much thought into. Just because you have the qualifications does not mean you can do the job. The personality and ability to keep a smile on your face while working under extremely stressful situations is not easy by any means. It is probably one of the biggest challenges that we all face. It's hard to take a verbal beating while holding back any blaming, showing anger back, or showing passive aggression. A true property manager just listens.

Many will take the time out of their day to vent through a bad review but will never waste a second of their time to send a positive one. I will be the first to recognize a good job when I see it. In the beginning I did not really provide Cristi [current property manager] the chance which was only because i've been through this loop way too many times here. After finally putting my negativity aside, the positivity in her efforts really began to shine. Wow, somebody who really cares and doesn't just show up for the paycheck. I have to say i'm truly impressed and maybe a little inspired as well. I never had a property manager really put me in a position to sort of step back and check myself a bit which in the long run makes me a better person....

My roommate and I lived here for a year. We did not have a good experience and we should have known it wasn't going to be a great experience from Day one, when I asked a question to the leasing manager and rather than answering the question he told me I'd have to find the answer on the website. Throughout our stay we lost Multiple freezers worth of food because we would submit a maintenance request to get it fixed and they would "fix" it only for us to come home from work to everything thawed, We also had a very high Heating/AC bill for the first few months even though we kept it at a very frugal temp only to realize we had a faulty AC/Heating Unit. We were informed they do not do regular checks on these Units you have to put in a request for the unit to be checked even for preventative maintenance. We Brought up many concerns, and tried to communicate our feeling to staff and felt completely dismissed every time we talked to them. When considering Apartments here are some of our experiences as well that have now shaped how we look for apartments moving forward: Our Bathtubs were stained a slight yellow hue due to age and no matter how much we scrubbed they remained stained, During storms being on the top floor our ceiling leaked and caused damage that was fixed properly by a third party vendor but we worried every time it rained if it would happen again, The parking lot floods badly and with a small car was impossible to get out of to go to work, they enter your apartment to do pest control and we asked to opt out due to the pesticides making our Cat sick they would inform us we were on the do not enter list and then we would come home to find that they did in fact spray our apartment. The office staffs communication skills are severely lacking My roommate and myself are both Administrators ourselves and would never handle a single situation we came across with staff the way they handled it with us. We are very happy to have moved on and have realized the grass truly was greener on the other side as we are now extremely happy with our new apartment and apartment staff and how we are...

I lived in apartment 210 from April 2020 to May 2021 (13-month lease). This is listed as a 1 bedroom, but it's more of a studio-1-br hybrid given that the wall between the room and living room and there being no door.

I'm leaving this place because I recently graduated and I'm moving for work. However, the raise in rent in the offered renewal during the pandemic where people are struggling is half the reason I would still move even if I wasn't graduating or moving for work. The other half is their subtle attempt at keeping the security deposit ($200) by requiring you to professionally shampoo the carpet. Otherwise, you pay a $175 fee. Strange that these two amounts are so similar.

Rent/Fees/Other: Application Fee: $60 Processing Fee: $250 Rent: $993 (I was offered $1055 for 12 months to stay) Security Deposit: $200 Pet Fee: $330 (Ploy to get more money out of you since its not a deposit) Monthly Pet Fee: $10 Monthly MAA Connect Fee: $36 ($80 something for future agreements because of the included Xfinity bundle)- This covers Connect, water, sewage, and pest control. Monthly Community Fee: $18 Progressive Renters Insurance(12 months): $126 Electric: $70-80 during the cooler months, $90-100 during the hotter months.

General Stuff: Neighbors are nice. Only 1 missing package while I was out of town No issues outside the mold issue caused by the leaking bathroom from the upstairs bathroom. This was fixed rather quickly by a vendor. Storage space is very limited. Never used the fireplace. Electric service is Old Dominion Xfinity is the forced cable/internet provider Mail box is a short walk away Didn't use pool and gym (lived here during COVID) I didn't experience any flooding damage, but I was told by neighbors that the area does flood. There's no valet trash. There are no recycling bins or dumpsters here. The staff are nice.

I hope all this information helps anyone in weighing their options and I hope we all start providing all this information to help each other out, so property managers don't take...
