Prospective Tenants: Consider These Factors Before Renting at 1000M
I am sharing my experience at 1000M to help others make an informed decision before renting here. While the property seemed appealing initially, my time at the building has been challenging due to excessive HVAC noise, poor building management, and noise disturbances from neighboring units.
The Issue: When I toured my unit, I raised concerns about HVAC noise, and the leasing office assured me that it would decrease after furnishing the apartment. However, after moving in on July 15, 2024, the noise level exceeded 80 dB in my bedroom, far beyond the World Health Organization’s recommended maximum of 30 dB for restful sleep. Despite my concerns, management did not provide an adequate resolution.
Impact on Health: The ongoing noise issue has affected my sleep, resulting in insomnia, weight loss, and worsening asthma. These health issues have significantly impacted my quality of life.
Building Management Response: I submitted maintenance requests on July 16, August 27, September 2, and October 1, providing evidence of the noise, but the management team did not take meaningful action. They made minor adjustments but ultimately deemed the noise “within permissible limits,” disregarding its impact on my well-being.
Excessive Noise from Other Units: In addition to HVAC noise, I’ve been disturbed by excessive noise from neighboring units, often hosting parties on weekends. The noise extends late into the night, further compromising the living experience.
Suitability for Families: Given the noise issues and party atmosphere, 1000M may not be suitable for families, especially those with young children. The building attracts many affluent college students and young adults, and the area often feels like a party spot.
Efforts to Resolve: I explored alternative units within the building, but many had similar noise problems. I also proposed a reasonable solution, including covering relocation costs and the rent difference, but management did not respond appropriately.
Alternatives in the Area: Considering the rent at 1000M, there are nearby apartments with better amenities and more professional management. The high price is not justified by the quality of life or management support.
Final Thoughts: Living at 1000M has been frustrating due to excessive HVAC noise, unresolved maintenance issues, and the building's party-centric environment. For families or those seeking peace and quiet, I would recommend exploring other nearby buildings that offer better value and living conditions.

Read moreAs a person who never leaves bad reviews I can say it’s probably my worst decision to live here. Only leaving this one to warn you from jumping in to this building this year. It may be better in a couple years but pretty trash as-is. There are probably a dozen other apartment complexes you could live in to that would provide a luxury experience. I’ve lived in a few, such as 727 W Madison and One Chicago. I’m actually laughing at some of these reviews as most discuss the tour of the building and not actually living here. The leasing process in and of itself was terrible. They have a glitch in their system so the apartments showing as available online aren’t actually available. So you may want to call before wasting your time. Though it may take you a few dozen calls to get a response. There is relatively no secure door, as you can walk right in off wabash or Michigan as the door to apartments are not locked and the elevators do not require fob access. Anyone can go to any floor at anytime. The trash chutes are full of trash and don’t work. It took them over a week to get the app (and therefore the keys to my apartment) to work. The floors that they have leased still have cardboard all over the floors and are not fully complete thigh you will be told that construction will be done on your floor by move in as I was. The amenities are the saving grace here but swimming pool, no telling when that will open as I was told on my tour it would be open on Memorial Day. The day before my move in I had no information about the move in including the freight elevators, the rent app or the move in process at all. I’ve only gotten apologies and we’ll do better next time but the better next time hasn’t happened.
I was in the elevator yesterday with another resident and he had the same thoughts I did which is why the reviews are probably at 4.3 right now. They probably should have waited to lease but if I were you I would wait to rent as it’s nothing but a headache so far. Typically new buildings will have great concessions as well to make up for the novelty but not sure if it’s the management team or someone else who lacks the understanding of what a terrible experience this is and has been so those concessions are basically the same as any other...

Helmut Jahn has accomplished something here with 1000 So that will make every residual property in Chicago TAKE NOTE!
We are beyond honored to reside in Helmut's accomplished here and it saddens me that we was not able to see his amazing development before his untimely passing.
My only issues with this property is the garbage removal system ( garbage shoot) and the fact that Helmut's name is not adorned on the property.
1000 seems a bit stock for a name and this final accomplishment of Mr Jahn could be a distinction that he so richly deserves to have and could elevate this wonderful accomplishment to a higher level.
The south loop is a wonderful community, indeed, and features everything anyone could asked of a more elevated community in Chicago.
The growth of this area is still happening and will only get better, why not lend this area something as magnificent as to name this amazing property after a hardworking and amazing architect like Helmut Jahn?
There are other larger structures that are coming to the downtown area, and some of them are truly wonderful, however none of those that I have seen will come close to this splendid structure.
So to the POWERS THAT BE, please, consider honoring Mr Jahn with the prominence of his name being associated with this truly wonderful property before one of his other properties get the idea to do so , because he should be remembered an honored on par with the great architects in Chicago.
An idea for the name :
The Helmut Jahn at 1000 South
This leaves space for those other projects that might be working to add Mr Jahn's name to their property.
If that other artificial developer ( who's name we need not mention but we all can't help but deal with along the River North) can have his name adorned on a property because he organized other people's money to have the property developed surely Mr Jahn can have his most accomplished property be recognized with a name he worked hard to establish.
