During my 18-month lease, I've experienced nothing but problems from move-in day until move-out. I strongly advise against renting at this property for the following reasons:
When I signed my lease, management promised the elevators would be working by my move-in date. This was not the case, and they failed to communicate this critical update. I had to scramble to find movers who were willing to carry all my belongings up four flights of stairs at the last minute.
Constant Problems Dog waste everywhere throughout my entire stay Broken dryer for nearly 7 weeks - management kept marking my work orders as "complete" despite not fixing the issue, then finally admitted they hadn't even ordered the part yet Refrigerator water dispenser and ice maker stopped working - after multiple ignored work orders, they informed me I would need to purchase the replacement part myself, which is unreasonable for a renter The property is directly connected to a bus and train station where police are constantly present I personally witnessed domestic violence incidents outside the train station Frequent fights and yelling in the area The entry gate was often broken, allowing homeless individuals access to the property When I reported finding homeless people inside the community spaces (including one drinking coffee in the office area), management merely responded with "thank you for bringing this to our attention" with no action taken Non-residents were allowed to use the pool facilities Noise complaints were ignored by management Management sent notices about quiet hours instead of addressing the actual problem
The final walk-through was scheduled for 4pm on April 28th with assistant manager Sam Ramirez. I went to the office at 10am to reschedule to 5pm because my movers canceled. At 5:05pm, the manager still hadn't shown up despite multiple calls to the office. My brother had to go to the office at 5:10pm to request they come. When the manager finally arrived, he was unprofessional and rude: He didn't greet me or thank me for my tenancy He immediately began looking for issues to charge fees for He claimed I would be charged for "full cleaning" despite the apartment being clean He claimed carpets weren't shampooed and would incur additional fees He attempted to charge for normal wear and tear, which is illegal
To make matters worse, the property is no longer managed by the same company as when I moved in 18 months ago. When I went to the leasing office, they couldn't even provide me with a copy of my move-in documentation because it was either never uploaded or transferred from the previous management company. This makes it particularly ironic and frustrating that Sam Ramirez had the nerve to be snarky, saying "the same way we gave you this apartment is the same way we are supposed to receive it" when he literally has no knowledge or documentation of how I received the apartment in the first place.
I am prepared to take legal action regarding any unreasonable charges on my final statement, as the apartment had no damage whatsoever.
And of course, as a lovely moving out gift, the elevator was again broken the last week I had been there and still broken when I left. Management provided no timeline of when it would be fixed - coming full circle from my move-in experience.
I was paying $2,450 monthly for a 990-square-foot two-bedroom apartment in an unsafe area. Don't fall for their move-in specials - you'll regret it. With so many better apartment options in Dallas, I strongly recommend looking elsewhere.
(I took a video so these are ss of the “nothing has been cleaned apartment”)
Update they are now charging me a fee for paint and carpet replacement as if I don’t have video of the carpets that were left perfectly intake and the walls. It very funny how I’m now being charged a fee for paint when the sassy assistant manager wanted to make the comment “the only thing we are supposed to do is come in and paint” after I made it known you can’t charge me for basic...
Read moreIf you're looking for a community that is not visitor or delivery friendly, THIS IS IT! Honestly even hard to call it a community when management thinks its a good idea to police its residents. It seems we have adopted a new policy where residents and their 2 guests must wear wristbands, and will be subject to this "door policy". This is so incredibly shortsighted and tone deaf its insulting. You would have to be living under a rock to not be aware of the countless viral videos and lawsuits related to discrimination at apartment pool communities. These types of policies and procedures almost always solely affect people of color. It's unfortunate that when there is a crowd of white people, it's just a good time, but when there is a crowd of people of color, its a nuisance. If someone complains that there are too many people in the pool, that complaint alone has a prejudicial basis, because its being assumed that they aren't residents, when in most cases they are. Despite the many functional problems here at Lenox, this is one of the nicest, cleanest, and most expensive communities I have ever lived in. Its usually quiet, the residents are polite enough, and as a frequent pool user, I have never witnessed or heard about any disruptions or issues at the pool. Whether the crowd is light or heavy, it's always a good time, people commune, share food when they are grilling, and just enjoy each other, so can't think of any good reason why this is necessary outside of a simple display of power masked as a benefit and comfort for residents. The thing is, there is always someone that will complain for the sake of complaining. Earlier in the year, one of the residents who's balcony faces the pool, made a point to openly complain loudly enough to be heard, simply because she was annoyed that people were present. There were maybe 6 people there, and she was annoyed by it, and probably never uses the pool anyways. We have 3 pools in this community, most communities have only one. Again, as a frequent pool user, I have never witnessed all three pools at capacity EVER. Apartments everywhere that I'm aware of have this spoken/unspoken rule where each resident is allowed two guests. I get it, and for the most part people abide by the guideline. Half of the residents never even use the pools, the other half that do, don't have multiple people to bring as guests, but it sucks when my best friends wants to come visit and swim, but now can't because she has one kid too many for the policy. So many communities have attempted and failed at enforcing such policies, which is why so many communities just leave it be. You can't call a place a community and remove the very characteristics that make it a community; the ability to openly and freely interact with each other. We enjoy each other's music, we share food, and we're always respectful of each other, and people usually clean up after themselves as well. Ambrose in Deep Ellum had a situation earlier in the summer where a "pool monitor" became aggressive with one of the black female guests. That wristband policy died that day. In most cases these people, as well as property management are relieved of their duties as soon as the news gets ahold of one of these stories, and these policies are dissolved, because it's simply unsustainable. I guess I will continue to pay thousands of dollars here, but go away to a friend's community where residents aren't policed and can enjoy the amenities. I speak for the people of color here at Lenox when I say THANK YOU for introducing policies that will negatively affect our comfort here at our own homes.
Also there are SO many other things management could be focusing their time and budget on, not silly performative pool policies. Focus on figuring out why we are now on our 3rd management/leasing team in 10 months, and why nobody ever knows what's going on. Nobody has listened or displayed as much care as Juanita, who unfortunately is no...
Read moreUpdate Post Move-Out I am never one to stress things like this to the public, but I cannot stress it enough - DO NOT LIVE HERE. This complex is managed by a spineless/unprofessional company that only wants to make money off of you. Upon move out, I was slapped with hundreds of dollars in "maintenance and repairs". I moved out on April 1st, and all events since have been nothing but disastrous and predatory. Come mid-late April, I had heard nothing from management and received no information related to my security deposit/move-out fees. After emailing the office to see what was going on, they provided me the document prepared on April 2nd that outlined outrageous additional costs. I replied to get more information on why they decided to make such costly decisions (Why wouldn't they? They knew they were playing with my money after all), only to not hear anything back from management. I also attempted to access my original lease agreement online to see what I had agreed to related to these costs, only to see that they had removed all of my documents from the portal. That's probably a violation of the agreement, but I wouldn't know that now since I can't look at it. How convenient for them! After some time waiting to hear back from them (with full intention of paying the fees), it turns out that instead of talking to me they decided to send the amount on to a debt collector. Upon speaking to the debt collector, they told me that I would not be able to contact these apartments further, as they would only send me back to them. Again, how convenient! I am truly taken aback by how awful things are run, and how predatory this whole complex is. The worst part is, had I not reached out to the complex MYSELF to receive my final move-out fees, they probably would have sent everything along to the debt collectors anyways with ZERO intention of notifying me. Awful, shameful management.
Original Review The apartments themselves are great - amenities, build quality, proximity to really nice walking trails, etc. However, it can't be overstated that safety is a huge concern here, and I couldn't get out fast enough as a result of increasing issues. Dozens of people have had their garages and cars broken into, and items stolen. I genuinely feel lucky that I was able to get out before I became a victim. In the last month of my stay here, I saw reports of a person stabbed and shots fired on the property (went unaddressed by the property, which was highly unprofessional in my opinion). My girlfriend had to park down Wildcat Way because the guest parking policy is absolutely ridiculous, and her car was broken into as a result. Guest parking used to be simple and seamless, and it was pretty much fair game. Worked great, zero issues. Now there are only 5 spots per building that EVERYBODY has to share, and each person gets 2 passes per week. It's very frustrating having guests park in a place we all know is not safe, while there are dozens of open spaces inside the gate. More attention was given to pool rules and other pointless amenities over tenant safety. I was here for 18 months and the doors into my building were broken for half of that time. I could continue listing off the disappointments during my time here, but I think my point has been made.
These apartments have a lot of potential to be very nice and genuinely luxurious, but until safety issues are addressed, I would very strongly recommend that nobody live here. Keep your belongings and family safe, and save yourself a few hundred dollars a month. To pay high luxury prices and be met with such a lack of safety and care to keep us safe was more than enough to push me out as soon as my lease was up. Everybody in the front office is very kind and caring, but it is clear that the corporation managing these apartments only cares about bringing in rent revenue. I really liked this place when I first moved, but it only went...
