I had the worst experience living here. When I first moved in 2015, if was wonderful. Madeline was in charge and had been for many years prior. Her customer service was stellar and she handled all issues in a timely manner. The units were maintained and serviced routinely. Unfortunately once a management company took over and replaced the office staff, all went downhill.
At the time that new management was taking over the complex my apartment had a serious pest control issue. We submitted an online request through the resident portal and visited the office ti alert them of their issue. Without going into too much detail, we were initially told by Yurima, the leasing agent that the manager was not available and she would notify the manager. She never notified the manager, & when my husband and I confronted her, she passed the buck onto us and said it was the tenants responsibility to handle that particular pest issue. We read the clause in our lease to Yurima the LEASING AGENT that the leasing office/property manager is to handle all pest control issues and if the resident attempts to handle the pest control issue on their own they are in breach of contract. The LEASING AGENT is clueless as to the language of their contracts. Months went by and our unit was not properly treated, after multiple face to face meetings with the property manager we took matters into our own hands.
The only time my AC was serviced was when my apartment would flood because the lines would clog. My walls were completely soaked, we have saved email confirmations of the multiple service requests entered through the resident portal that were NEVER followed up on. Apparently now the units are being inspected quarterly, I have since moved out so I cannot attest to the new inspection schedule. I hope the drywall in the living room and master bedroom closet was replaced and not just patched and painted over because at this point they are covered in mold.
The final incident was 2 months prior to moving out. A pipe burst in our master bathroom that had to be immediately replaced leaving a huge hole in our bathroom. Our belongings were damaged, the entire apartment was a disaster. After a long crazy day Dalgis the property manager gave us a key to another unit to have access to a shower & stated we could move to that unit if we liked it. Without going into too much detail, from my past experience with Dalgis and this mediocre at best office staff, I knew this was not going to be a smooth transition. We were basically being coerced to sign another 6 month lease in order to move to this "upgraded" unit. Mind you the floor tiles didn't match and the fake granite countertops were sticky. Anyhow, their attempt to prey on our emotions was unsuccessful. Why in the world would we sign another lease when have been living in HELL this whole time? We politely told Dalgis we weren't interested and we gave our 60 day notice to move out. They were forced to make the necessary repairs in a weeks time.
I waited until I moved out and received my security deposit to post this review. Out of approximately $2300, we only received $796. We were shocked that we received that much of our deposits given their reputation with us, We expected 0$. We understand their is normal wear and tear involved after all, we lived there for 4 years. $796 of $2300 is ludicrous. We don't know and don't care to call and receive a bogus explanation. We have proof as to why our walls were in the condition they were in from the numerous floods that occurred in the unit. Multiple maintenance service requests were made and NEVER followed up on.
Thankfully this is all in our past. I do not care to be contacted by Sunset Palms to address anything. Their lack of professionalism was a huge source of stress in our lives. I wouldn't recommend this apartment complex to my worst enemy. DO...
Ā Ā Ā Read moreMoved in about 2 weeks ago and after picking up the keys to my new apartment I was pretty satisfied. Besides a large Direct TV satellite in the patio, having the patio door unlocked with no key, and my water not working everything was fine. Came back with the U-Haul later that day and the maintenance head greeted me telling me that they had fixed the water issue, the satellite will be removed the next day, and that he had found a small leak on the AC and it will be fixed tomorrow.
Curious about how small of a leak it was I proceeded to turn on the AC to find out that it was a constant stream of water after 10 minutes of having it on ācoolā to the point that it soaked the carpet in front of the entrance to the two bedrooms. Annoyed at this āsmallā leak I had to wait until Friday to go into the office during their normal hours. Waited until around 2PM until they finally had time to come take out the satellite, replace some mosquito nets that were broken in our windows, and tell me that the AC wouldnāt be fixed until the Monday after.
Anybody who has visited Florida more than one week will tell you how important it is to have a working AC in your unit.
Having spent Easter weekend in a 85 degree furnace was a hassle but we patiently waited until Monday where maintenance came and fixed it. After having the AC fixed my room mate and I were satisfied enough to let other small issues slide for a couple of days.
We contacted the office regarding the patio door key, the mailbox key not working, some extra white paint to do some touch ups around the unit, and inquiring about three light switches in the home that didnāt have a function and maintenance came pretty quickly. They promised us a key for the week after, they gave us some pain (even though the office told us they didnāt provide that) and came to our apartment to tell us that all the outlets work so they arenāt responsible for the light switches (which we assume act as a toggle for one outlet in the rooms and the living room so we donāt have to do the blind walk to the lamp once we arrive).
The unit itself is wonderful, the rooms are a decent size with a big closet, the living room space isnāt something to brag about but itās soaceous for two people, and the patio is more than enough for a big table with an umbrella only covering half of it, but the communication between the office and their tenants is horrible. This is a pretty big complex so youād think they would have more than 4 people working in maintenance so that everything goes smoothly but I guess the money they save by not paying for the tenantās water bill isnāt enough.
All in all, this would have been a wonderful experience if their team had done a thorough inspection of the unit before we moved in. The people themselves in the office and that make part of the maintenance team are great people themselves but they lack communication between each otherās or fail to implement a better system which is why Iām not rating it 1 star.
PS: they ended up replacing the mailbox key for us to find out that our key open two other mailboxes (couldnāt remember with one was mine so I tried a couple others before finding mine). So I recommend you go to Home Depot and buy your own lock to prevent others from opening...

One single 5 star review -- pfftt for sure that's a FAKE PAGE!!! We are prepping for Hurricane Irma and they wont put up shutters, but also DON'T want us to put up shutters or plywood on windows, mind you the LOW INCOME apartments next door have shutters, and they pay 1000 $ a month...meanwhile my lease states 1280 $ for rent plus utilities, I am currently paying well over that, EVERY MONTH its a DIFFERENT amount! I am over renting.... yes they repair quickly, but not always so quick took them almost 2 weeks to handle a leak in my bathroom I had to KEEP notifying them bc all they did at first was PATCH up the leak, not really fixing it. Now the bogus extra charges every month are getting out of hand my neighbor pays 8$ in water meanwhile I'm paying 60? How does that happen? Where is the break down? Anyone who has rented ANYWHERE will know that water is in the 30$ range with a dishwasher and no laundry unit!! These Charges are arbitrary and there is never a definite answer when you ask the office all they kniw how to say is its just "their billing policy," meanwhile Davies water company says they don't look at our meters CONFIRMING this is all done in house! OBVIOUSLY that's a problem because they put whatever charge on there, accurate for your individual unit or NOT . Basically proving that this is all just BS, on top of lack of security for this Hurricane. I'm good. This place should be your last resort! Obviously nothing is FREE and you will 99% have to pay for water, but there is ALWAYS an independent company, and its not just additional random charge. There is NO reason why a house of 2 ADULTS with NO LAUNDRY unit, working 40+ hours, are paying 60$ in water/sewage PERIOD. There is JUST a pool and a kids park, NO Gym and NO Valet trash, No Nice View, NO Gated Community nothing special to validate the "additional maintenance" expenses. At least when other places are expensive you can see WHY its expensive. This complex is not anything fancy or one of those WOW places, and THEY WILL CHANGE YOUR MONTHLY RENT randomly. A smart consumer will look for patterns, and that seems to be the pattern here, random additional charges, and when confronted, they simply say "company policy" to shut it down. Take the chance if you want, but you will remember my warning. PS -- I attached photos of the arbitrary monthly rent rate to this post to show proof, some how these people got it removed. And P.S.S. to whoever wrote that response where were u when I was asking about these water charges? Why does your office give the same response to complaints besides maintenance? And why did you hide the photo I posted providing proof that you were charging 1300, 1400, once even 1500 for rent by claiming "additional fees" with No Break Down? Where's...
