I lived in this apartment complex from July 2014 to July 2015, and I unfortunately had a horrible experience. I'm writing this review to hopefully save people from making the same mistake I did, or at least allow them to know what they may be getting into. First, I'll start with the apartment itself. I had a "renovated" unit which was very far from being what I would consider to be renovated. When I viewed the unit, Chris stated he would have the paint touched up and have it pest treated during the week before we moved in, as well as repair a few other things. We reminded him, but these services were never performed. The unit did have a new fridge, microwave, dishwasher & stove, but that is it. The washer and dryer were several years old but still functional. The air conditioning unit was at least 20 years old (inside unit had inspection stickers dated back to 1994) which resulted in the unit to be extremely loud & inefficient. There was a very strong mildew smell that came through the vents every time the A/C ran. In addition to the noise & smell, the inside A/C unit was very rusty which caused the drain line to become clogged on several occasions and pushed water out of the unit, down the wall, and several feet into the living room and bedroom through the carpet. This caused severe water damage on the wall & base trim that had obviously been occurring for several years before I moved in. The kitchen & bathroom cabinets were painted with latex paint, which stuck to all of our dishes and quickly began to peel off. There was a garbage disposal in our unit that never worked and the side of the sink it was on would not drain. After looking closer, at some point there was latex paint poured down the drain. I removed this myself to allow the sink to drain, but the garbage disposal never worked. Finally, there is no routine pest maintenance to be preventative, but only the option to put in a request for pest control once you found pests. My wife and I kept our apartment very clean and we still had infestations of roaches and ants. The location of this complex is great and centrally located, but the price is very high ($1,200 for 850 sqft 2bd 2br) for such an old apartment. The parking was difficult with no assigned spaces, and if we were out anytime past 8pm, we had to park on the other side of the complex. Finally, the management of this property and their employees are the least helpful, courteous, or professional people I have ever had the displeasure of having to deal with. They have zero concerns for their residents or any issues that they may be facing. When we finally moved out, we had a certified letter delivered to us at home stating we still owed money for our rent and utilities dating back to April, 2015, but in fact Advenir still owes us money from our security deposit. My wife and I have paid every bill received by Advenir in full and we have the confirmations of each in a file. I contacted Advenir and spoke to their least helpful employee, Kenneth, and he viewed my account & saw that they had overcharged us for several things. He instructed me to write a letter detailing the charges we wanted to dispute and mail it to their office. To ensure they received the letter in a timely manner, I hand delivered the letter to Chris the next day who said he had to give it to his manager, and I watched him place the letter in her mailbox. Three weeks later, I have tried to contact them on multiple occasions and spoke with Kenneth, who again provided zero help. We have now received a notice from a debt collector for the amount they are requesting. I wish I could say I am done dealing with this company, but incredibly I am still dealing with them 2 months after I moved out. The fact that my wife and I now have to deal with this billing error & debt collector, when Advenir actually owes us money from our security deposit, is completely ridiculous. There is so much more I could put into this review, but it is not worth the effort. Do yourself a favor and avoid Advenir at Broadwater...

When we first moved in, the paint job in the unit was awful. The place did not match the standard of the show apartment. We immediately forwarded our concerns to which point the maintenance supervisor (Derek) tried to explain that this is normal. After complaining further, he gave us the option of moving into another apartment which had a very strong bad food odor or calling their painter to fix the the paint job. Obviously, we chose the latter. The painter used a spray can which didn't fix the problem much. Infact, he left paint on the laminate. When informing Derek, he gave us advice on how to clean it up. Right, we were expected to clean up the mess left from their painter. Naturally, I wanted to cancel the lease, but we weren't in a good position to cancel the lease (a position I will never put us in a again). So although I sensed a bad next 12 months, we stayed for the duration of the lease...
Less than a month later, we began to hear a scratching noise coming from within the ceiling. We lived on the 2nd floor and figured that a small animal (squirrel or mouse) got stuck in the roof. To say the least, the scratching was intolerable as it occured in the living room, disturbing us as we tried to watch TV. I contacted the office via email & by phone (voicemail) and received no response for over a week. Note: My work schedule didn't align with their office hours. I finally was able to come in on a weekend day to which point I was told that management would be informed and follow up with me. Still no response for another week and the scratching progressively getting worse. Thus, we took it upon ourselves to contact Animal Removal Services which came out, checked the roof and confirmed that squirrels were in the ceiling. Unfortunately, they couldn't remove them without management's consent but the petitioned on our behalf about the concern. Still not response from management. So, I wrote a formal letter to the office and inform them that if I do not get any guidance on the steps they're taking to resolve the issue, I must contact the authorities and get this issue resolved before 1 or a few squirrels become a horde. Finally, they responded but instead of addressing what they would do, they had their lawyer (Kristine Sawyer) contact me via letter. I can understand their approach but really? What a joke. Kristine informed me that the office was doing everything it could and for me to be patient. Apparently, the office employed Critter Control to resolve the issue. It took them 3 attempts to finally find the squirrels and remove them. During all this time (which took almost 6 weeks), Critter Control tried to convince the office that there were no squirrels and we were just simply hearing tree branches scraping across the roof. I literally had to demonstrate what we were hearing to the Critter Control guy by scratching the wall for him to finally realize that I truly meant an animal was scratching within the roof. Unbelievable! He had an AHA moment, left and somehow fixed the problem. Maybe he was too embarrassed to explain how but we were happy that it was finally gone. Interestingly, the next morning, a squirrel perched on our window sill and lanai shrieked extremely loudly. Guess it wasn't happy with whatever the Critter Control guy did.
This community is in one of the places where the water is not too good in Florida. The water has small white chunks of something that you can clearly see in a glass. Along with that, it smells very awful... especially in the winter. It makes it hard to keep the smell off the dishes (highly noticeable when drinking water). Supposedly not bad for you but tough to deal with.
Last issue is with my security deposit check... still dealing with it but it's not because of any damages or uncleanliness in the apartment. When trying to talk to Yess, asst mgr, I endured an exercise with one of the most incompetent people I've come across in a while. Just ended up...
   Read moreRENTERS BEWARE My boyfriend and I lived here from May 2014-July 2015. I am writing this review to save other people from this terrible complex. We both are very educated, responsible people who have never had any rental issues in the past until Advenir.
We should have known from the beginning that Advenir would be trouble. After signing a lease, we were promised TWO other apartments until finally settling on a third. That in itself shows how well they are able to manage their property.
Even though we had a ârenovatedâ apartment, it was bad. Cabinetry throughout was terrible. The walls had water damage. Our toilet leaked all over our bathroom one day out of nowhere. Very bad roach, ant and wasp problems.
Moving out was the most horrible experience I could have imagined. When it came time to decide whether to renew our lease we got an email that provided a link to select new terms. I submitted my request in a timely manner. Low and behold I was told by the staff that the online system has no way of notifying them of the renewal, thus being absolutely pointless, and still having to go through the process in person AND being blamed that it was my fault for trying to use the online system. I understand you cannot sign a lease online, but they should have at least acknowledged my attempt to do so via the link that was provided from an email that they sent. When we realized what a horrible mess this complex was, we decided not to re-sign after all and go to a month-to-month lease until we found a new place. With the whole renewal being an entire disaster, our lease terms were updated in their system incorrectly as if we had signed a new lease when we never did. So our billing was always inaccurate and horribly confusing. I had to contact the office personally for the last couple of months because I wanted to make sure I paid the correct amount due to avoid any problems. Needless to say, I still had several problems regardless of my due diligence.
When it finally came time to move out I personally asked Chris what the final amount due would be. He gave me an amount and I paid it. Hereâs the kicker â we provided him a forwarding address AND we had our mailed forwarded by the USPS upon move out. We never received any kind of communication for any balances due until we received a letter from debt collectors in September, two months after move-out. Itâs really interesting how I did not receive a letter outlining outstanding balances, yet I received a letter from debt collectors at the same forwarding address I provided in the beginning. I also want to note that we never received our deposit back and then they decided to collect on âdamages.â When I attempted to inquire about the charges with Advenir, Kenneth so kindly informed me that they cannot discuss the matter once it has been handed over to the debt collectors. How convenient. So I contacted the 3rd party and the gentleman explained that we owed X amount in unpaid rent (again, really funny that this happened because I personally asked how much rent I owed before leaving) and X amount in damages. I also asked how it was possible to be sent to debt collectors without even being sent a bill. He explained that Advenir is required by law to send out an invoice, but they are not required to ensure that it was received and that they likely sent it to the address of the old residence. How does it make sense to send a letter to an address when you KNOW the residents have MOVED OUT? Again, we provided a forwarding address and forwarded our mail via the USPS and did not receive any sort of bill from Advenir. Honestly, I was happy to pay the debt collectors and wash my hands of this awful experience.
